@Hemanth, Rate is too high .better to buy a 1/2 ground plot and build a home.. Now this area also will become costlier with apartments pointing at Akshaya's price. At this price, an even better option is to buy a flat at Lyappanthangal and Kattupakkam which are around the same price point but very well developed localities

Hi Mr Kumar, As per my knowledge, neighbors should have collected the maintenance bill from previous owner ,not from you. Now this house belongs to you not to your earlier owner. You are suppose to pay the bills & maintenance charge after being the title holder of the flat. It is not possible for you to clear the dues of previous owner on account of maintenance done by other flat owners.
Hi All, In my point of view, you must have entered in to registered agreement for purchase of flat with the seller. There is generally a clause in the sale deed that seller identifies buyer against all claims made in respect of the said flat. So issue a legal notice to seller to clear off all old due. In case if he refuses to pay then you can pay the same under protest & recover the same from seller.

In my point of view, West Tambaram is well equipped with sound civic and social infrastructure. The area comprises of various super markets, banks and schools. Tambaram West is a very peaceful residential locality with good connectivity to hospitals, schools, railway station and airport. The transport facility is also good and is further well connected to major IT parks such as MEPZ and Sriram IT Park.

In Chennai, the general path is that one has to submit the application with the required forms and documents along with the defined fee to the local body, which in turn forwards it to the regional office or the composite local planning authority, as applicable.
@ Alex, As per the guiding principle, there is no minimum or maximum requirement of the area of a property to get DTCP approval. What is important is that the land should be within the limit of DTCP and must fulfill the norms prescribed by them. According to me, any property with out any authority approval is meaning less, that property can be smashed to ground anytime by authority .

An increase of 100 per bag of cement works out to an increase of 50 per sq ft in cost of construction. On a 600 sq ft apartment, the cost escalation is 30,000 and it is big money for that segment.

They have 2 and 3 bhks available in various sizes. The basic price for a 2bhk thats around 600 sqft is somewhere around 20 lakhs.

Arihant Shri Narayana is under construction and the project is expected to get completed by end of 2017. The project offers 3 and 4 bhk apartments with area ranging from 1800 sqft to 3800 sqft. The price of unit falls in the bracket of Rs 4.14 crores to Rs 8.74 crores approx.
How much is the rate per sqft quoted? Will it be a good idea to buy a property here in this project?

Hi, I have 40*30 plots in my name and want to construct a house on it. Can I get a home loan for it? It is a BDA approved place and all legal approvals are in place including latest tax receipt. What will be the rate of interest and for 5 years time frame?
I will suggest you visit the nearest SBI or any other banks. Try to visit 2-3 banks and see who is charging less rate of interest. You can also check the processing fee and other hidden charges and then go for it. Secondly, very few banks give loan for a plot. You can get from multinational or private banks like DHFL, HDFC Home Loan, and Indiabulls Home Loan to name a few.
