Buyers possibly either an end-user or an investor. In cities like Lucknow, property prices are still rational and most buyers are end-user. So there may be not a lot to lose in contrast to say an unpredictable market the place prices fluctuate within every six months. Price escalations in Lucknow were slow but gradual and ambitious.
Due to Metro progress the North-South Corridor, areas such as Indiranagar, Krishnanagar, Hazratganj have already started witnessing a price rise in the capital values.

Q: Lucknow MC is not maintaining the areas properly. The workers are not coming regularly for cleaning. What is the reason? Are none of the residents complaining about this issue? Some action has to be taken seriously.

I could not agree more with the above members reply. Aminanad has traditionally been a hub for artists doing chikankari work and its location is right at the beginning of old Lucknow. There are a few residential apartments available in the region but they all come from small time local developers which somehow do not auger confidence in the hearts and minds of the common people.I could not agree more with the above members reply. Buying a plot and then constructing your own house could be a long and difficult process but if you are open for the same, land prices also range between Rs. 2000 to Rs. 3000 per square feet.

Yes, The area has really transformed with a number of high rise residential colonies and townships booming up in the last few years. As part of central Lucknow, New Hyderabad offers a good value for money along with good amenities and is well connected to most other parts of the city.

Alambagh is primarily a commercial sector located in the Cis Gomti zone 5 region, most parts adjoining old Lucknow are saturated with not much scope for future construction or much financial appreciation over short to medium term. The only rocking sector in this area is the Hardoi Road because of its new construction, open spaces and close proximity to the Indian Institute of Management (IIM) offering good rentals. You can check out projects in Hardoi Road or neighboring Chowk which is a mixture of residential and commercial segments. As far as Alambagh is concerned I have not seen much residential real estate activity in the region for a long time.

The price of a residential apartment and land plots in Chowk varies between Rs. 2000 to Rs. 3000 per square feet. The average rental for a 2 BHK apartment is between Rs.5000 and Rs 6000 depending on the location and the amenities provided. Considering the above mentioned facts you may decide one way or the other.

Lucknow real estate market is moving through a definite transition phase. More and more people are opting to stay in modern high rise apartments compared to traditional independent houses or kothis. Still if you want to buy an independent bungalow in Chowk you will have to be ready for a resale property. Since the region is semi residential and semi commercial there are a few apartments available with not many new projects in the pipeline. Being closer to old Lucknow and home to number of artisans and traders offer Chowk a traditional business benefit but its real estate segment is quite stagnant. Chowk is good if you are going to stay there but if you are seeking to buy for investment you can get many more options.

The metro project needs to be extended in 23 villages and the PMC has to make provisions for the same. Along with wider roads, strong public transport system in villages merged with the civic limits will help avoid congestion, which the mid city areas are facing,..
The PMC has approved the resolution to extend Vanaz- Ramwadi metro to Chandannagar and also plan a separate line towards the airport.

Q: Will suggest people to check on construction status before buying property in Plumeria. Some of the buildings have not been constructed even though other buildings started later are being constructed as they sold it at higher rate. Have been waiting for 7 years now after booking in 2006 and haven't got the flat yet. Rohtas took it over 4 years back and haven't made much progress. No answer from their corporate offices either to queries on the delay. Simply taking people for ride.

HI Betel, Very strange.These flats were registered in March 2010. It has been almost 4 years since then but no possession till date. Only wait & then also we are not sure if we will get the possession???? How long it will take, only God knows. Hi all, I want to tell you that about 90% projects are stalled due to lack of clearances and land disputes. Almost 18 projects are stuck up in between out of the total 20 proposed projects. Hi, There seems to be no end to the problems of allottees of Riverview Apartments in Gomtinagar Extension area. Hi Ruchin, This scheme was essentially meant for the middle class. Over 5000 units were planned in different localities like Gomtinagar extension, Kanpur Road, Vasant Kunj & Priyadarshini (Sitapur Road). It is expected that nearly 3500 applicants got registered in phases-1 but only 128 units were allotted possession may be provided only after six months LDA is still refunding the registration amount to the buyers.

Yeh........Vibhu, Not only this, LDA has not developed any greenbelt in the project and is ready to register the flats. Now they are develop greenery, parks, greenbelt in the project as per the map. LDA started this housing project around 2010 when 1928 allottees showed interest in owning flats in the project. LDA somehow started registry of flats after three years of launch and has already completed formalities for 25 allottees in January this year.
Well, When these allottees are asking for possession of properties after registration, builders of the project Larsen and Toubro are returning the allottees as the infrastructural facilities are sill missing in the project. They have not been able to provide water and electricity supply to them and hence cannot give them possession of flats.

@Rakib, This project has some good location advantages such as Airport-5 minutes away, Railway Station -15-20 minutes drive, 20 minutes away from Hazratganj, 10 minutes away from Sushant Golf City, 10 minutes away from S.G.P.G.I The current price trend of residential property is between Rs. 3100-3250/sq-ft.

Hi, Even after 5 years, the flats have not been completed. While structures of few blocks have been erected, other blocks have not been even half completed. The finishing work is all left. Also, basic facilities are missing here.
Hi, Unite a group of people who are facing the similar set of challenges as you. It makes sense to approach the relevant government authority. And recently, government of India has set up a Real Estate Regulatory Authority to protect consumer interests. Approach the authority for speedy adjudication of your disputes with the real estate developer.

As per Paarth Infrabuild CMD Pradeep Misra, they have the land under their possession and expect to start delivering flats in 3-4 years, although the entire project would take 6-7 years to complete given the size of the township. Meanwhile, Paarth Infrabuild is planning to expand footprint in cities like Allahabad, Varanasi, Noida, Kanpur, Greater Noida and Ghaziabad. It seems to me that a Smart City plan is a business plan for a municipality. Each of them has to prepare projects accordingly in terms of delivery capacity and the financing options available. To put it in perspective, only 8 cities till 2014 have issued municipal bonds for a total sum of just Rs 4450 crore in 18 yrs.
Varanasi and Gaya may have an outstanding tourism footfalls, but not all cities located out of the freight corridor zone will be so lucky. In other words, what is the special or differential story they can hold out to make investors willing to invest in their Smart City projects. It will be a big challenge for them to attract the investors.

Hi Ravi, To make the offer at par with most government banks providing home loans, the interest rate on houses costing up to Rs 25 lakh has been cut by about 1%.
Its a good sign for the Lucknow realty market. Now, for houses cost up to Rs 10 lakh, the interest rate has been slashed from 10.3% to 9.3% and for the ones in the range of Rs 10 lakh-25 lakh, the new interest rate would be 10.3% in place of 11.3%.

Hi Om, I visited the project site and had a opportunity to talk with the site engineers, they told me that nothing is in their hand, whatever LDA decides, they do and they also refuse to foresee anything materializing anytime soon
Even i read in February 2016, in the local newspaper that some farmers have again started their agitation and stopped the work of Srishti Apartments. I don't know what will happen in the future with this project. Whether we will get our flat possession or will wait for the last breathe.

Hi Ravindra, Toss Chandra Vihar is located at Raebareli Road which is prime locality of Lucknow. I visited the site and saw the social and physical infra development in the locality. This project looks quite lucrative and affordable too. But if the price little negotiate, then i will must go for it. What is the builders saying about the registration? Can i get immediate registration?

Hi Avanisin In UP, there is no such exemption is granted by the UP Government. ‘House Tax’ is not a central subject as per the Constitution of India and the Central Govt cannot pass any directions to States or local authorities on the same. However most of the States and Municipal / local bodies have exempted defence personnel from house and property tax. My comments to replies
Yes, LDA unable to deliver facilities promised during projects launch. During past 8 years, Lucknow Development Authority has launched about 19 huge apartment projects in the city but has been unable to provide the allottees facilities promised during the launch of the project and promotion time. The authority though constructed expensive projects from Gomtinagar up to Kanpur Road comprising luxury flats but could not fulfill promises as shown in advertisements of the project or promised to the allottee during its launch.
Yes, and LDA has not made swimming pool or club in any of the mega housing projects. It hasn't even provided spacious parks nor multipurpose community halls to the residents. The residents have been complaining to the LDA but no one has heard their grievances. Even most ambitious project by LDA -Riverview Apartments Phase I and II have given decent flats to about 3000 families but has been unable to provide them with any good facility.
