Hi, I had been to the project site last sunday and it looks like the project has been delayed by atleast 15 months or so. I looked at the villas being built and there were lot of vegetation growth in them, i mean there were literally trees which had grown inside the unfinished villas !! That's scary picture, it looked like a ghost town of unfinished villas. Sterling said that the project has been funded by HDFC bank, but on the ground there is no execution happening. So folks be careful before you sign-in. I always prefer buying a physical house than a dream on paper. And I don't want to go behind Big builder asking for them to handover the projects. I think it better to buy a 1-2 year old home instead. Q: A builder is quoting a Super Built-up area of 1316 sq-ft and providing a carpet area of 842sq-ft ( 64% only). Is this percentage according to the current trends? The apartment is located near Varthur area.

Suzith - 64% superbuiltup is ridiculous!!! I value the property based on the carpet, then I add the amenities, parking etc to comeup with the final number....don't calculate based on superbuilt up - because superbuilt up with out proper amenities doesn't make sense at all. Q: on 30x40 ft site on A Khatta BBMP and developed layout in Whitefield, the construction was made on ground floor and 1st floor. Can I get Bifurcation of A khata for ground floor & separate for 1st floor .Please confirm. It is clear documents site.

I think you should be able to get it unless there are any violations/deviations in the building plan. If the building is not as per approved plan you will not get a bifurcated A katha. Hi Nagendra, Please have 2 advocates verify the documents. Also, talk to the local municipal/panchayat office and get the relevant documents through RTI. Paritosh - Please make sure that you register the lease agreement. It is around 1.5 % your average annual rent and you could do it yourself. If your doing for the first time, please hire an advocate and get it done. Advocate fee shouldn't be more than 7-10k. Q: I was planning to buy an apartment in Sahakara nagar, Bangalore but found that the property could not be registered. Apparently, BDA has a case against the Sahakarnagar layout and they have stopped registration, sanctioning plan and building apartments. I personally went and met the sub-registrar in Kodigehally and he told that nobody could register properties in Sahakarnagar. I tried to get the circular from BDA and they have asked me to file a RTI. I have filed an RTI and awaiting their reply. The builder says that he could register the property from some other subregistrar office by bribing them. As a first time home buyer I am nervous to book though the property is decent and closer to my and my wife's workplace. My question to the forum is 1. Has anyone registered property recently in Sahakarnagar in the last 2-3 months or so ? 2. What are the documents I should ask the builder before applying for the bank loan ? 3. Is there any active group on the internet for bangalore real estate ? Thanks in advance. Any help in this regard is appreciated.

List of documents required required for buying property or apply home loan are as follows: sale deed/ title deed/Mother deed/ Conveyance deed, RTC extracts, Khata Certificate or extract, Mutation Register, joint development agreement, general power of attorney, completion certificate, occupancy certificate etc.

As far as I know Sahakar Nagar is the best locality and calm residential area for long term stay, recently the area has got Kaveri Water connection. Metro station which is coming up in Yeshwanthpur is just 10 kms , the area is well assessible to all part of the city as well as International airport. Sahakar Nagar comes under the Bruhat Bengaluru Mahanagara Palike (BBMP) limit. Sahakarnagar has good access to Outer Ring Road, Bellary road, Airport and City Centre. Once Phase II and III of the Bangalore Metro is completed this area will be highly desirable.

Rajesh - Check with the builder directly and ask for the BBMP appoved plan. If the builder has not violated and all the legal documents are correct then BBMP will issue the OC. But if the builder has violated, which is often the case in most of the properties, you won't get the OC. Reselling properties without OC will be an issue, you will need to sell it for a discount price at a later stage. Make sure that the documents are authentic and don't go for apartment which has violated FARs.Rajesh - Check with the builder directly and ask for the BBMP appoved plan. Vijayan - Please check with the approved BBMP plan. If the builder has not violated he wouldnt have any issues sharing the plan. You could avail the approved plan from the local ward office. Kerthi - Most places pent houses are illegal, so please make sure that there is plan approval given to him to built it. Get a bank approval loan through a nationalized bank. Q: Highly unskilled, worst quality, always behind money, not meet commitment, what else... Moreover they hide the litigation to customers & banks and sold the flats.. The other party who filed litigation is a local goon and causing trouble to residents and workers every now and then.. Worst plumbing work, worst tiling work, worst civil work (walls are not straight, air cracks now itself), worst lift work... thank god Structure is good. This one that didn't compromise.. But finishing worst of the worst. Housing board quality is better than this... :(

Most of the Penthouse built by small time builders in Bangalore city are illegal. So, please make sure that they have got the approval for the penthouse before your shell good money over bad cunning builders greed. You could ask them for the plan approval document and also get a approved plan from the planning division in BBMP. You could do it through RTI sitting from home. makes life easy. Please apply for a loan from SBI, apparently SBI's tappa means a lot and I heard that they have the blacklist book of bangalore's builders. I do prefer a penthouse as it has more light,roomy and independent . Some of the penthouse built by Sobha, Presite, Nitesh and Bridgade are fantastic....make sure you have good tiles laid out on the terrace so that it won't get heated up during summer...Also, make sure that the penthouse you own would have access only for you. If so, then you could get a good bargain. 2.The best time to sell apartments are from -1 to 5 years...ie almost completion to within 5 years before completion. 3. Check the land share of the property. If the land share is way too high, then it was built and sold to people in the peak bubble. Just check how he constructs the house/apt - if there are no offsets, uses very cheap material, vialotes bylaws building 2 or 3 floors extra and thinks that he could violate and bribe the authorities in every damn thing. 2. Go for already built apartment than booking an apartment. Basically, you see what you get. Now it is a buyers market, there are lot of apartments which have be built and not selling. So take the opportunity and get a good home. 3. If you are buying a site, go for a BDA site. Though the premium might be 20-40% more. You won't have any legal hassales. 4. Most of the big builders get you the OC - Prestige, Bridage, Sobha, but the price of the property is much higher. Hey Manan, As far as I know The project has got approval from BBMP and it is a B Khata property. It seems the builder is not providing OC for this project.
Hemraj - It is very interesting that SBI is funding a project with B Katha and no OC. Daal mein kuch kala hain !! Watch out folks !!!

So, take your money from the builder and buy a ready to move in apartment or better go for a year or two old apartment. Action speaks louder than words. Sanmoy, All I could say is that "A bird in the hand is worth two in the bush"...Don't buy dreams...buy what you see on the ground....not on paper..... Please don't give up....If you are looking for a home for yourself and not for investment....then I would suggest you to try harder....you will definitely find a good home which will suit your needs....All the best man.I know it's a wicked world but we got to survive otherwise we will be take for a big ride buy the real estate guys for sure...Builders will do whatever they want.....So it's up to us to check, double check, thrible check so that middleclass people like us won't lose our hard earned money

If the builder has violated the sanctioned plan, he cannot get an OC - period. He can get a duplicate OC - Beware, Builders are doing that now. Rule of thumb, if SBI is not approving the loan, then the builder has not build as per plan or the builder would be black listed. I would suggest you please buy the property from the reputed builder. The real estate marked has crashed and there are good deals for buyers. Don't listen to real estate developers who say that there are only few apartment vacant. Q: I am thinking to buy a flat. But builder is constructing at a very fast rate - 3 floors are raised in one month time. Will the construction quality be good? Is is using some chemical/ special technology to construct at such fast rate? What is the normal time required for single floor for good construction quality?

If he is one of those in white and whites with a gold chain dangling around his neck and drives a innova or fortuner....please stay away from them. These are people with out any knowledge or ethics. Raising slabs every 7 days is a the norm of the industry, but only for mega project. Because you need exceptional skills and good quality materials. The local "real estate developer" doesnt have a clue about quality as he is concerned about selling the flat. It's a buyers market and you will lot of choices, though the developers would like to say otherwise. The real estate bubble has popped in 2012 and market is going to bleed big time. For example, Sobha builder are building smaller apartment and they are also doing the interiors....that how things are....so don't buy a building constructed by cheap buildersVivek, Please don't buy the property. Q: I am looking at "Vikyath Icon" apartment, where they have illigal 4th floor and they used more land (+1000sft) than specify in the approval. Do they get the OC letter? is it worth to buy it? I see many of the local builder are doing this in Bangalore & many of them leaving without OC. is Akrama-Sakrama GO applicable to this? Please share your thoughts on this.

Q: I have been looking for 2 bhk apartment in Sahakarnagar for last 1 year. As all of you guys know that from last 1 to 1.5 year real estate in Bangalore has slumped. So, I was waiting for the prices to go down. Infact a lot of apartment prices have gone down. Very recently, like a month ago I visited an Apartment near Chairmans club. It is built on a 40 x 60 site, very good neighbourhood. Aparently, I had visited this apartment in Feb of 2015. At that time the builder had quoted 85Lacs. I though it was priced very high as 2bhk rental in Sahakarnagar are about 20K per month(on the higner end). I called him recently after a year or so, to check the availability. He said he still has few unsold apartment and he has slashed the price due to the market. It is 60 Lacs now. I was very happy and also very confused. I was really surprised to find that the builder would give me a discount of 25%. I have been discussing with my friend about this apartment for the last couple of weeks. I have a few question for the group as I need to know whether the builder is selling me a lemon or the apartment is guinuine. 1. As most of you know, lots of apartments are built illegally. But BBMP is Ok with it and gives permission. Even this apartment has 2 floors built illegally. So would there be an issue for me in the future, if I buy this one. 2. How to know the apartment has no legal problems. I would like to get a third party's opinion. Is there any easy way. 3. Yes, I would be applying for a loan, but I am also very sceptical about the banks because some of the bank Managers are in the books/pockets of the builder. So is there a fool proof procedure for me to check. 4. While inspecting the apartment, the broker and site Engineer said that the builder will give an additional 10lac discount, if I made the payment in one shot. I need to know if this is a good bargain or if I am being made a "Bakra" ? 5. Earlier when I talked to him in 2015, he told me that one apartment in the 3rd floor is vacant, the rest 7 are sold out or booked. Now he is saying that if I pay him in full, he would be willing to sell me the apartment on the first floor. We would love to have an apartment in the first floor. If any of you have found good apartments for sale in Sahakarnagar, please let me know. My budget is around 60-75 lac

Hello Vishnu, Currently the price trends going on in Sahakar Nagar is Rs 5700 per sqft. When you know that the project has got two floors built illegally then why to take a risk. You might face some or the other issues today or tomorrow.
Thanks Afzal for your reply. Yes, we are backing out from this proposal. Looks like the builder is in trouble with BBMP. BBMP officials said that they don't give permission to build apartments on 40 x 60 or 30 x 40 site. I checked with the sub-registrar office and they said that they can register flats which are build on 40 x 60 or 30 x 40, but if there are any legal issues later, it is the responsibility of the buyer. He also said that when there are so may properties which dont have legal issues, why I am wasting my time on this one.

@Vishnu, You can look for projects like Fortuna Acacia, Alpine Pyramid, Sterling Dewberries, Parth Gardenia and SSVR Fairy Bells. All these project offers apartments that will suit your budget.
Thanks Sagar for your suggestion. I will look into it. Are these apartments completed and ready for handover ? I'm looking for apartments which are ready for possession. I don't want to book and go through the hassle of waiting.
