Hi folks, The ready reckoner rates for 2016-17, applicable from April 1st 2016 to 31st March 2017. And the areas where these rates are increased are Mumbai-7%, Thane-6%, Navi Mumbai-4%, Mira Bhayandar-4%, Vasai-Virar-3%, Pune-6%, Nagpur-3% and Aurangabad-4.99%.
@Hitesh, But this time Mumbai builders had urged the government to postpone it as the real estate market was stagnant. As per the developers people are preferring to lease out properties. Today's RR rate for Nariman Point is over Rs. 48000/sq-ft.when the market rate for office premises is in the range of Rs.26000-32000/sq-ft. Many companies have moved to BKC, whic has emerged as the premier central business district. This rate will surely kill the market of Nariman point.

Hi Hitesh!! I know development is going all around the Maharashtra and the taxes collected by the MAharashtra Govt. expend on infrastructure of the city. But homebuyers in Maharashtra already struggling with unaffordable prices and now this RR hike would result in homebuyers paying more stamp duty. Apart from this, developers also usually pass on increases in project expenditures to consumers.

Hi friends!! You should check out all these documents for resale of Cidco flats by one person to another. You have to ask for the following documents:-1) Original deed of apartment between vendor and applicant with registration receipt, 3) registered agreement for sale between vendor and applicant with registration receipt, 4) NOC from CIDCO for transfer of vendor's rights in favour of applicant and for mortgaging property to concern bank, 4) NOC from Association of Apartment Owners and 5) Original Allotment Letter of Vendor.Hi friends!! That is why the Magharashtra Govt. is considering to to book them under MCOCA. At the same time he has made an agreement with the buyers that if the government did not regularise it, the buyers would be responsible for the illegal construction.

Hi Sadia, I have not invested in Lodha projects but here I am quoting opinion of an investor. I personally do not recommend any builder. One thing is sure, there are enough opportunities in Mumbai other than Lodha. This is exactly what happens to all middle class investors who go by the advertisement of Lodha and his name. Lodha has different standards for different people. I have inquired about many properties in real estate & trust me, I have never come across such an unprofessional company as LODHA till date.
It is true Shreya. I was interested in 1BHK and i went to their office in Thane to know about their upcoming project. But i saw that people who came for the bigger property were treated differently. They were sent to different lounge and the respective person came to attend the queries and we were kept waited for hours. And at last we were told that nobody was there to attend our query. What can happen after we book our property in it.

Hi friends!!!! It is a business practice my dear. Developers & Builders speak to the customer sweetly only before booking but after booking you are finished. It is for sure that you will get your flat possession after 1-2 yrs delay. At the time of booking they will not explain you the clause and when you cancel your booking, the refund will be done as per them.
Yes, it is a common business practices. Once the booking is done after that they just don't care to even talk to you with a straight face. They even promise that in case we delay in giving possession we will pay you the interest for the delay time. Sometimes, they promise you that in case the price goes below the purchase price of the buyer they will compensate the difference. But when the draft agreement comes you will not see any such clause.

Hi folks I have some information on this project. It is a 15 acres of fully developed Goathan plots with road, water and electricity supply. Plots available from 1000-4000 sq-ft. No Extra charges for development, stamp duty and registration. Sadanand Nagar is only 5-kms away from Ulwe node where land prices are approximate 1 lakh/sq-mt while current prices in Sadanand nagar are a mere 850/sq-ft. And they are also charging Rs.850/sq-ft. for booking this flat.Hi folks I have some information on this project. Hello Ravi and Gangasagar!!! In terms of layout of rooms, I found Whispering Towers better than Nirmal ( they both offer similar carpet area for 2 BHKs). However, I am not sure about the construction of HDIL because of their previous reputation, financial losses and legal issues. HDIL has also started phase-2 now at Whispering Towers. Nirmal also has a history of delayed projects and it has now launched One Mumbai next to T-Z-A. I can only suggest you that you should visit the project site and see the construction status and check all the legal approvals of this project, check the location and the civic amenities nearby, connectivity and the transport facilities in the locality and then proceed.Hello Ravi and Gangasagar!!! @Meghna!!! Godrej Emerald is a under construction project and will be delivered by 2020. IOD and CC are in place and Thane Municipal Corporation have approved this project. As far as bank loan is concerned, Axis, HDFC, Indiabulls, Citibank, Bajaj Finserv, Tata Capital etc. have approved this project for home loan.

Q: Hello All I have recently seen the V Raheja SRA project Varuna in Andheri West. The freesale building is under construction and the possession is August 2017 as per the builder. The project is located on ceasar road andheri west so wanted to know if someone who stays nearby or knows the area can advise if it is worthwhile investing in this project. How reliable is V Raheja as builders? The rate quotes is 14250 psf with a couple of amenities. Any guidance will be appreciated. Thanks

As far as locality is concerned, Andheri West is one of the most famous suburban business districts of Mumbai city, It has become an attractive destination for corporates of every scale and sector to set up offices in this region. Andheri West has a good physical, civic and social infrastructure. It has good connectivity and proximity to business areas like SEEPZ & BKC. There are lot's of opportunities in Andheri West as infrastructure continues to grow and improve in the area. The current Mumbai metro is an example of it.

Andheri West is considered as one of the most spacious areas in Mumbai suburban due to its high property prices, the profile of residents, its infrastructure and connectivity, and its proximity to key commercial and business areas. The area usually witnesses residential launches in the luxury segment. If we talk about the locality threats then high prices are a threat to the area's realty growth as demand for affordable housing is increasing. At the same time limited land availability is another threat that may slow down further growth of the area. Andheri West attracts not just property buyers, but also people who want to rent a property. These are usually higher income level professionals working in nearby business establishments.

Hi Dilip!! As per the developer, possession of HDIL Majestic Tower will be June'2017. Do you think possession will happen by then. I don't believe in their words. Project is already delayed by 3.5 yrs. Hoping, construction quality will be good.
Hi Arup!! Don't give the another possession date. I am tired of getting date over date. Very irresponsible builder. When they sell few flats then only commence construction work. Hi Vinayak, To be honest, builder has no reputation and almost all their project are delayed by 3-5 years. The construction work may go on and on and on...I would suggest against such developers. If someone looking to buy in Mira road then Poonam Garden area would be a great choice. It seems to me that lots of people have invested there tempted by low price and good marketing strategy.
Hi Bikram and Vinayak, I have booked my 1 BHK last month with Oyster Living after researching a lot. It took me long but i can say its a safe investment now. One of my friend's relative who is working in SRA dept. had told me that their file has been approved under SRA scheme and it has gone to next level which ensures that the work will start soon. It was tough decision for me but after getting opinion from him i booked flat with them.

Hi Akash, The New Panvel locality is more developed than the old one as it is being developed, administered and maintained by the CIDCO. Since more land is available in Panvel (as compared to Navi Mumbai) real estate developers are exploiting this plus point and providing better amenities at the picturesque backdrop of hills. Due to the JNPT establishment, the largest IT parks at Mahape, small and large scale industries in local MIDCs and developments at Lonavala and Hinjewadi on Pune side generated huge employment opportunities at Panvel.
Very true. Apart from that infrastructure and income generation are the two most important factors attracting investment in real estate at any particular destination. Though there are other major infrastructural projects such as Mumbai Trans-Harbour Link, metro and elevated Chhatrapati Shivaji Terminus (CST)-Panvel Railway Corridor proposed in Navi Mumbai, the international airport has added a thrust in Mumbai developers’ wings to expand their reach in the twin city. Coming of the airport into reality has created positive atmosphere in the market as land crisis issue is being addressed.

Hi Subodh, Are you planning to buy flat in Omkar Puram, Panvel, Navi Mumbai? What is you budget and bhk configuration? You can verify all project related approvals from CIDCO or Navi Mumbai Municiapl Corporation.
As far as builder reputation is concerned, Omkar builders and developers is a reputed builder. I am living in an apartment in Mumbai and the building was made by Omkar Developer and the material used to make the building is so good quality that it need a heavy drill to make hole in it. And good quality sliding windows, main door and even the electrical connection were fixed and installed. Overall, i am very much satisfy with building construction quality.

Q: I had booked a 2 BHK of 950 sq ft in Mira Road Mumbai. IN agreement carpet is listed as 580. The building is ready but when we saw the flat, we felt disappointed. Kitchen was just 6.6 x 6.6. The balcony was just something one person can stand straight. There is no space to keep a washing machine also. Loading was close to 45%. I earlier used to stay in 1 BHK which had a balcony also in living room and Kitchen also. I feel the builder has cheated us in terms of carpet area. How can a 2 BHK flat have balcony equal to none and no space for washing machine also. Kitchen also is so small that only one person can stand at one time.

The reason to the loading factor is these days the FAR plays a major role and the builder has to take out the lift and lobby place in project he is making. They are using cheap quality construction materials and finishing is not good. After implementation of RERA, buyers are much more alert now and they do not want to take any risk in the future. Hi all, The above-mentioned answers are for calculating property tax in Mumbai, not in Thane. Property tax in Thane can be calculated with the help of the following method (Capital value-based system) Capital value = Base value x Carpet area x Use category x Type of building x Age factor x Floor factor. Property tax once fixed, will not be revised for 5 years and after that, the increase will be restricted to 40 percent. Hi Shantanu, About Mulund project the land parcel on which the project will going to be made is of Nirmal Developer as There was already a project which is supposed to complete by Nirmal developer but somehow they fail to deliver their promise & hence it creates a very negative impact on their goodwill in Mulund market hence now Shapoorji Pallonji will going to develop the project under their name .
