I am staying in an apartment in bangalore, it is B khata, and builder has not DC converted the land. now i know that when Akarma sakarma is effective in bangalore, we can convert from B khata to A khata, but is DC conversion mandatory for that? can we get A khata if the building is not DC converted.

The only thing that matters relating to layout is the jurisdiction which is BDA, BMRDA, and BIAPPA etc. An approved layout has same khata for all the sites but when there is an additional layout without getting the approval is termed as illegal and also people believe that this is in the actual layout which is not. I am here to consult an issue that i am in. I have booked a flat in a flat scheme named Mirabillis in Bangalore and booked the flat from the Owners share (Dinesh Ranka Associates). I am moving abroad and since i need money to process my Visa and cover other expenses i cannot afford to continue this flat any further.
As of now i have only paid the booking amount and the Agreement date was scheduled in 1st week next month i.e. Oct 2016. I have presented my request to Dinesh Ranka Associates requesting to refund my money however they have mentioned over an email that the advance is not refundable.
I initially signed a form that has basic information about the society and the cheque's details that i gave. This agreement wasnt registered. it was just a form that i signed.
upon reading the terms and conditions, it says that Cancellation fees will be 5% of the total sale value.
My question is,
1) How do i proceed from there?
2) does a non registered form signed by me can make me liable to pay the 5% cancellation fee?
3) Does the builder stand any grounds in not returning me the Advance i paid, as they claim?

One of my acquaintance had pre-booked a 3BHK flat in this project and he's very disappointed with the builder and the management team is very unresponsive. He had to cancel the booking because even after his prepayment the project did not have approvals even after 6 months from the payment and asked for a refund. Despite following up with them multiple times they were un-accommodative but somehow he finally got the refund. I have been renting here for about 1 year. Sharing my experience.
Tenants are treated as aliens here.
In the common forum & discussions, strategies are discussed on how to extract the maximum maintenance from tenants. The comment from association members like this is quite common. "Our recommendation is that the Federal bank virtual account is like a destination account of the association 1 for each apartment hence owners can create in their name and provide to their tenants to avoid going thru a change process". And this is being talked about a huge 7K amount.
As per owners & the association, all the wrongdoings like dog poops, high water consumption is all blamed on tenants.
Anyways I will be getting out of this place in few weeks. Good luck to all my fellow residents..

The outer ring road is always congested and it will be a complete mess when the projects get completed and people start using the ORR entrance. There are many huge IT parks nearby blocking the road & I think they should come up with a road plan which will make it easier for everyone in terms of connectivity and avoid traffic even during non-peak hours.

I personally think it is not a better option in terms of investment because the location is not so impressive. I would suggest investing in Virar or Kalyan side where you will get better returns. It totally depends on what you exactly what. This project is cheap and there is ease of connectivity whereas in Virar you know you'll be left hanging in the train. I have been staying here for past 5 years and there are a host of issues that I would like to highlight a) class of people - as lot of drivers etc have moved here; b) maintenance - the buildings do not have great maintenance; c) access to plumbers, carpenters etc is an issue; d) during rains the place gets quite muddy and dirty. Having said that if you are on a low budget, this is not bad given that you are close to Goregaon, Mulund and Powai.

I had heard a lot about the HT wires in the project. In order to check the authenticity, I visited the property myself and saw that there is a high tension line with 5 towers within the complex – goes by the eastern and northern sides. There is going to be a gap of 30-60 feet between the high tension line and the building, the distance varies from block to block.

The project has been in pre-launch status for years now. This is so typical of Bhagtani's projects. Hence it is important for people to go through developers track record and then only decide on buying. Our builder has provided Generator Backup for lift, common areas and individual apartments (1 KVA for 2 BHK and 2 KVA for 3 BHK). The same is mentioned in the brochure and sale deed. I considered this as a key feature when purchasing this apartment and my flat is on 5th floor. However, the association is denying generator utilization in case of power failures and has made a rule that generator will be turned on only from 5 pm - 9 am). This is wrong considering every flat owner has already paid for generator and is paying for diesel in monthly maintenance. Our association is registered under Karnataka Owners Association Act. Is there a legal way to stop is harassment by association? Are there any provisions of law that can help me in this case.
