Hey Chandan, Have you heard the recent news? The international Finance Corporation (IFC), a member of the World Bank Group, will invest Rs. 160 crore along with Tata Value Homes (TVH), a subordinate of Tata Housing to finance affordable housing projects for low income group across India.
Yes, i read this today morning. Really a good initiative by IFC. This project will really help to fill the country's significant housing deficit. At the same time it will help to increase availability of affordable and value homes in India.

I suggest you to first talk to the builder very elaborately and then jointly take decision with others for next step. Your question is a very subjective one..the rental rates in Ahmedebad varies from area to area.. rent of 2 bhk may be somewhere Rs 5000 and somewhere it may be Rs 12,000. I am really interested to know about the real estate market of Gift City and current price going on.
Due to the development of GIFT City, there is a good realty growth in the proximity of the region, though there is no development within the region yet. It may take about 2-3 years for residential projects to come up within the region. One may find a good number of apartments, plots and independent houses here. The most common configurations are 1, 2 and 3BHK units. There are a few higher configuration units also available. Currently there is good residential realty growth in neighbouring areas. The property values in Sargasan are in the range of Rs 2,400-2,800 per sq. ft. On SG Highway, it is about Rs 3,700-4,200 per sq. ft. Due to the proximity to GIFT City, the property prices have appreciated well in these areas. The areas have witnessed an appreciation of about 2.5-4 per cent.

Yah.....it is expected that the possession date will be December,2016 and almost all the leading banks are offering housing loan for this project. It is a Ahmedabad Development Authority approved project.

Hello Jack, Sale price trends in Chandkheda- 2,361-3,461/sq.ft, average price 2911/sq.ft in Oct-Dec'2013 while in Apr-june'2012 it was 2391-5663/sq.ft while the average price was 4027. So, the following data shows that there is a 12% decrement in the last one & half years. A developed residential area due to its close proximity with ONGC office, Chandkheda also has an IT park located nearby. Anticipation of IT companies locating here, affordable property rates, accessibility to good educational institutions and temples have all contributed in making this area an admirable residential area of the city. Sitting on the advantage of good connectivity and proposed strategic Metro rail station for Ahmedabad-Gandhinagar Metro Chandkheda seems to be pushing the investors speculating about the market to give a serious thought to investing here. there is no doubt that coming days Chandkheda would be a prime destination for the investor.

Hi Nandkishore, It's nearby localities are Ambli- 2.08 kms, Bhopal Sardar Patel-2.6 kms, Jodhpur gam- 2.65kms, 100 ft Road- 2.8 kms, Jodhpur Village- 3 kms etc. The freedom City has close proximity with economic zones, Dholera Port, Fedra International Airport, Delhi-Mumbai industrial. Being located on Ammedabad-Bangalore Road which is one of the fastest developing area of Ahmedabad. It is just 45 minutes drive from Thaltej Circle at S.G. Road, well connected to Saurashtra, North and South Gujarat. It is near to Ahmedabad, Bhav Nagar and Rajkot too.

The current price is Rs. 300/sq-ft. But the price is negotiable. There are 273 plots available in this project. According to government rule, loan will be provided to those plots which comes within 40 kms of range. This project is 55 kms from Ahmedabad so loan for this project by any bank. But if you are constructing a home on this plot then you can apply for a home loan with your existing or own bank. The booking amount will be 10% of the agreement value.

Hi Devesh, Almost all the leading banks and financial institutions have approved this project. Current residential property rate in the locality is between Rs. 4150-5400/sq-ft. As far as its connectivity is concern Sanand is known as the automobile hub of Gujarat. It is located at about 25 Km west of the city center in Ahmedabad. Due to the national and state highways connecting Sanand to Ahmedabad, the neighborhoods in the area enjoy brisk connectivity to and from every nook and corner of the city as well as the suburban areas of Ahmedabad.

Hello Roshan, It is better to visit the developer's office and know the current status. If you will ask on phone or any other sources, you'll never get the right information. Because developer has to sell their property so they and their staff will never give you any negative feedback. Hi Jitendra, In my point of view, you should discuss with builder regarding this extra charges. Is any thing about it mentioned in your sale deed , check you agreement paper carefully. Check in your payment plan is anything mentioned about extra charges. If not then you can talk with other buyers of this project. Very well said Sapan, Be careful before investing in any projects and basically the advertisement made for that. There are so many promises and the extra ordinary amenities to attract the customer. Q: Dear Sir, This is to bring to your kind notice that I had booked online, a one bedroom flat in New Haven Compact, , Ahmedabad as per your offer at Snapdeal.com; and paid the initial booking amount of Rs 30000/- paid through Internet Banking from ICICI Bank The aforementioned site and project are suffering from the following defects:- First and foremost the site is not placed at Ahmedabad. It is on the outskirts of Ahmedabad District, off the SG Highway and in fact it is based in Gandhi Nagar district. Nowhere in your product brochure, you have mentioned that the property is based in Gandhi Nagar. It may be noted that we have opted for this property relying on the information made available online on your website and Snapdeal.com. As per the terms of the offer we bid for the property online and subsequently paid the booking amount of Rs. 30000/- No Physical inspection of the site/property was carried out by us. We relied on the brand and goodwill of TATA. But on subsequent site visit by us on 27th September, we were utterly disappointed with the site projections and details mentioned on the website. The information provided by you is misleading and incomplete. The following facts have been misreported by you: The property is based in Gandhi Nagar and not Ahmedabad as stated everywhere in your brochure and Snap Deal.com.Prices of property in AHMEDABAD AND GANDHINAGAR are different. No proper location of SITE ADDRESS is mentioned in the listing(WHICH DISTRICT IT IS BASED, WHAT IS THE DISTANCE FROM AHMEDABAD TOWN). It was only during our site visit and from the copy of agreement provided to us, that we got to know that the property was intact with in the GANDHI NAGAR District. We are dissatisfied with the location of the project. We feel cheated and misled. We have purchased the property for our personal use .But the site is very far from city and is for investment purpose only with time horizon of 4-5 years (as told by TATA team) The site is undeveloped and is outside AHMEDABAD city limits, probably within village/ gram limits. No satisfactory site development has been undertaken till now. The vendor has just laid down concrete structures which are un finished and lack basic amenities like approach roads, drainage, infrastrucutre etc. We are being asked to pay almost 80% of the total consideration by November'2014 with no basic amenities as mentioned above, no water supply, no roads, undeveloped site. Hi Vikash, As per my knowledge, Ambawadi & Navrangpura are nice locations & fully developed also. Even as of now some infrastructure development is happening. Both locations are prime residential decent location. From connectivity point of view, both locations are well connected with other parts of the city by city transport , bus, train & railway. Rental appreciation is very good & high in these above said localities.
@ Vikash, Yes guys, Ambawadi is a nice location & demanding area for IT people. But as per my knowledge, Navrangpura is one of the prime residential location having a lot of educational institutes in & around it's vicinity. Colleges such as Gujarat University, CEPT University, Ahmedabad Textile Industry’s Research Association, LD College of Engineering and Physical Research Laboratory, among others are located within the locality.

Hi Guys, According to me, cities of Gujarat are growing at the fastest pace ever and have seen urbanization transform the perception of the cities from a mere trading city to an emerging global metropolis. People come here for jobs and to earn a livelihood. This increasing population has impacted the society as well. In any given developing economy, people move into an area and infrastructure follows. Whereas in Gujarat, the infrastructure has always been better than many of the other Indian cities and migration has only made sure that the developers kept up to the pace of development.
@ Jack, Urbanization has impacted the Gujarat market in many ways like it is no more a cost conscious market in terms of its spending habits. The migrant population and the entry of big brands have completely transformed the outlook of the state's market and economy.

Good evening everybody, It means "Achche Din Aa gaye". Modi Govt is really doing a great job for this country. Currently, there are many builders who have to be controlled in and the current disciplinary action measures may not work as a sufficient defensive. So, the main objectives of the committee is to see how best they can protect the interests of helpless consumers from the high-handedness of powerful, unethical builders.

It seems to me that a Smart City plan is a business plan for a municipality. Each of them has to prepare projects accordingly in terms of delivery capacity and the financing options available. Hi Puneet, Aurangabad is an important city in Maharashtra. The city is a hub for tourism. It is specifically famous for the Ajanta and Ellora Caves, which are UNESCO World Heritage sites. The city now has the Shendra-Bidkin industrial park developed by MIDC, which will now be developed as a smart city. It lies on a strategic location, on the Delhi Mumbai Industrial Corridor (DMIC). As DMIC is aimed at developing the industrial zone across six states, the Shendra-Bedkin industrial park , which lies on this belt will also be developed as a smart city.

Well Puneet, Aurangabad has excellent connectivity to the other parts of the city like it is about 8 km from the Aurangabad airport, about 19 km from the Aurangabad railway station and about a 15 minute drive from the city of Aurangabad. As off now, there is not much real estate activity here. However, the areas close to the industrial park have some real estate activity happening. Some of the nearby areas include Chikalthana, Jalna Road, Gangapur and Garkheda. The most common housing types in the region are multi-storeyed apartments. One may find a good number of 1/2BHK apartments in the region with a price range of about Rs 15-30 lakh for 1BHK and about Rs 20-40 lakh for a 2BHK apartment. The average property values in the region are in the range of Rs 3150/sq-ft.

Right Sunil, "Thoda Khaye but achcha Khaye" .....If we look at the list of cities which have been selected as smart city, many of them would already have annual municipal budgets running into multiple times of this figure. On the other hand, there are few states which have shown doubt for implementing the scheme and if there is not enough support from them in terms of funding and administrative help, it would be difficult to take this scheme to its reasonable result.

Hey Komathi, The plan aims to increase cost recovery to at least cover operation and maintenance charges. Since there will be a huge resource requirement for Smart Cities Mission and Atal Mission for Rejuvenation and Urban Transformation, the Ministry consider the idea at a recent regional workshop on Smart Cities here.
Because of the huge investment in Smart City project, the ministry is planning to develop a Model Concession Agreement in Urban water supply based on tariff indexation to inflation to reduce risks. The 14th Finance Commission has recommended enhancing the resource base of urban local bodies through imposition of Betterment Tax, Impact fees, Advertisement tax, tax on newer forms of entertainment, raising ceiling on Profession tax from Rs 2500 to Rs 12000/year.

Sanction Orders were issued to 38 smart city representatives from 11 states who attended the Regional Workshop here. But funds for Delhi and Chandigarh will be sanctioned soon by the Home Ministry.

What is builder saying? Did you talk with the builder? Is there any contract signed between you? If there is any contract signed between you then both of you are bound by the terms of contract and having paid the money, you can't hope that the seller will return it as the contract in his favour. Further you have signed the contract and have made payment in acceptance of the contract. Hence, refund is difficult.
Hi Nandakishore!! First check your agreement, whether there is any such clause mentioned or not. Secondly, if the builder has given you a check for refund amount then your point is very strong. Now, the builder has to pay the entire amount. You can also file a suit for cheque bouncing. Hire a good lawyer and a file a case in the consumer forum for cheating and cheque bouncing. I am sure, you will get your money back.

All the purchases by me and others were made together. Now I want to get the land registered. May I know the process for it? The government will also appoint GST Suvidha Providers to help business with the registration process. Based on the information provided by GSTN, registration process look like this- 1) The applicant will need to submit his PAN, mobile number, and email address in Part A of Form GST REG-01 on the GSTN Portal or through Facilitation center. 2)The PAN is verified on the GST Portal.
