Q: I had booked a 3 BHK flat in Pal garden, Sector 89, Faridabad in 2006. Even after six years the project is at take off stage. Although, I and my other known friends made timely payments, there is almost nil construction activity at the site. The market perception is that the company does not own land where the project is located. The banks are not willing to finance. The company is not responding to my queries. Could you please clarify the status? Every time I requested for refund of my amount, the company has given a negative reply.

Hi, Meha, i want to tell you that, with the increasing demand, mainly from the workforce of the surrounding industrial areas, has given way to major real estate development in Bhiwadi. As it promises good value for money of the investors and buyers, the newly-built apartments in the region are witnessing a healthy demand.

Good point Sunil.. There is a clause in the bill that is related to this issue .. If there is any major defect or lack in the project developed, and if a buyer brings it to the notice of the promoter within a year from the date of handing over possession, then it is the duty of promoter to rectify the defect without any extra charge.Good point Sunil.. I agree that Bhubaneshwar is witnessing a lot of real estate activity but sadly it is quite unorganized and there is a lot of fraud happening. Developers are selling disputes properties or sometimes land acquisition is not cleared mutually. So beware of it and make a good research before you decide. Jalna is a good area which is being developed at a good pace although the real gains may take around 10 years at the minimum. I suggest you to check out some deals in Tomanda mainly in the Kalinga Vihar (NH) area. It’s already developed better than Jalna and may get you very good returns in the next five to six years. Both Jalna and Tomanda are good areas for short and long term appreciation. Hi, Sir, Vista is launched just 5 months ago by Garud homes. The project's located in Bhiwadi -Alwar Mega Highway, which is good location. The builder is news, hence he has no past work to comment on him. Are you looking for investment in Bhiwadi??

Him Gaur City 1 is good for investment not for end use, because, the projects are a;ready sold out and resale value is super high and moreover the projects construction is reported to be not great.. :(

Hm the floor plan they have kept it within the range of 910 - 1470 sqft . they have named the 2-3-4 bhks as , Maharaja, Samart and Emperor. Also they have included study room in 3 and 4 bhks.. :)

Hi Pramela, Bhiwadi is a small town in Alwar district of Rajasthan that is also part of the NCR region. The place is quite strategically located close to Gurgaon and Delhi with good approachability in the form of NH8 that is 4 kms away. There are many reputed real estate groups with land in the area and both residential apartments and plots are good investment options.
Pramela, you can go for 1/2 /3 BHKs that start with prices at 19 lakhs for 2 BHKS and 30 lakh for 3 BHKS in township projects that has all facilities inside the apartment complex. or you can invest in plots with as less as 5 lakh rupees onwards. It will depend on your budget , but is quite the time to invest here and prices are expected to increase many folds over time. Bhiwadi is expected to double the investment in 2-3 years time.

The average price at:- Alwar Bypass road is 2613 p sq ft, at BDI sunshine city it is Rs 2708 p sq ft while Bhiwadi Alwar road property is priced at Rs 2549 psqft UIT sector is Rs 2304 psqft. Builder floors at Bhiwadi - Alwar by pass road is at Rs 2819 per sq ft and plots are available at price of Rs 18528 per sq yrd. Residential plots at Bhiwadi Alwar road are priced at Rs 12464 per sq yrd. Overall, quite comfortably priced and shows prospects of future appreciation...

What about the social infrastructure of the area? What school and colleges are located there? what about the health care facilities and connectivity of the area ?
Bhiwadi is just 6 kms away on NH8 and from the industrial hub of Dharuhera where there is the office of Amul, lumax, Hero motocorp etc. Its just an half an hour drive of around 30 kms from IMT Manesar, sohna is 25 kms away while Gurgaon is 42 kms away. Thanks to the NH8 reaching Gurgaon is not a very bad experience at all. Bhiwadi is expected to get quite a boost with the Delhi Mumbai industrial corridor and the KMP expressway, railway corridor, japanese corridor etc... It is well connected with many local buses and inter state buses passing through the area on the Delhi-Alwar road The international airport is 55 kms away while Rewari which is 25 kms away is the nearest railway station. Majority of the projects here are township or gated communities which has its own security system and measures. Ground water is used and there is not much electricity woes also. the power grid is nearby and the Government of Rajasthan is showing special interest in the area.

The rate per sqft going on is Rs 2000 and the project i expected to get completed by mid of 2016. You can make the payment in three ways: 1) Construction Linked Payment 2) Special Payment Plan and 3) Down Payment Plan ( Discount - 8% of BSP )

Hi Aniket, As per my knowledge, Supapras homez Pvt Ltd has launched affordable residential project in one of prime residential location, sector 69 Bhiwadi. This area has all basic amenities like school, college ,banks & hospitals nearby. This project is a offering 1 BHK & 2 BHK apartment ,area ranging from 596 sq-ft to 875 sq-ft.
Hi aniket, In my point of view, Bhiwadi is becoming a favorite Real Estate spot among the developers and investors. Comparing it from the other NCR cities, Bhiwadi is the best place to invest in. The prices of the residential projects in Bhiwadi are well in reach of the middle class. Bhiwadi recorded an upward trend in property prices.

As per sources, UIT (Urban Improvement Trust) has approved this project. Genesis city plots project is around 1.5km from Honda Plants in Sector 95. Proposed electronic hub is approx 1km from this project. This project is surrounded by Dharuhera, Chopanki and Kushkhera. Genesis city plots project is very much suitable for long term investment.
Well Arpit, in my opinion, Bhiwadi is well known as a industrial hub , however demand of residential plot is more here. Those who are searching for some long term investment, then it is a nice opportunity for them to invest in plots. Definitely appreciation will be more as compared to other location in DelhiNCR. Most of the plots in this region are located close to highway, nearby industrial areas as well as electronic hub.

Hi Samik, If the society is not formed then you have to pay to the Builder the membership fees, it is very nominal fees.
