Q: Hai all, Anybody has information as to when TVH Taus apartment construction will be completed? I believe it was launched during Feb 2011. Till date only 5 percent of construction work has been completed. Will the builder be in position to complete the project within the assured date?

It is still in progress as a customer I am also facing issues in getting the flat. Construction started May 2011, but till not it is not completed and they also do not have clear picture when will they complete it.
Hello, I can understand your concern. I would like to suggest you to have a thorough discussion with your builder and ask for the valid reason for the delay in projects construction. Also, you can consult a reputed lawyer to know about the legal aspects of the order and what is mentioned in your property agreement. Thanks.

Q: I am an owner of a flat in RSK Orchid Garden, Navalur. I wish to connect with other buyers who have bought flats in this gated community. I feel there is a delay in the project completion and would welcome other's opinion in this project. There is also design flaw in the kitchen.

Hi, Is anyone being asked to pay cash of Rs.84,480 for additional work which you have not request for? I got a mail from RSK requesting to pay for additional work. I replied back to that mail saying that I don't need the additional work to be done as I did not request for it because it was very expensive. I even spoke twice to representative of RSK that I did not request for it and I will not pay for it. After all these days, I got another mail saying additional work is done and payment has to be made. I replied with an attachment proof saying I did not request for it. For which I got reply that "After your confirmation only we have done additional work. We deny you have never said for additional work". Kindly suggest on how to proceed with this? Is anyone else facing the same scenario?
Hi, In my point of view, it is better to discuss with builder and ask about this problem. If you have proof then show it to builder . Without buyers proper conformation builder can't do any kind of adjustment or any kind of additional work. While purchasing the apartment you should have seen that what are the amenities they are providing. Ask builder why & for what he is charging extra !!!!

Hi Kushak..i agree with you but i personally feel that the project is over priced...i.e Rs 4500 per sq ft. While other builders in same are are offering Rs 3300 per sq ft. Hi Remya.for sure flats does not in this project doesnt have flats below HT lines but yes the entire project site is with in 100 meter limit from power lines. And studies have proved that people living near 300meter to high tension lines are prone to cancer. The area is located on the Adyar creek and offers a sea-view to its residents. Monthly rent can easily reach up to Rs 1.5 lakh for a 3 or 4BHK apartment sized 2000 sq ft. Facilities being offered in these properties include private terrace or garden, power back up, parking, jogging park, security, rain water harvesting, air conditioning, etc.

Hi Vidhya, The builder (Lalitha Devi is the CRM) is sending me notice to pay an interest of Rs. 50 thousand rupees. I booked the flat in 2010 and at that time they promised that they have approval for 11 floors and extra 7 floors will be obtained in a short while. It was promised orally that the estimated time of completion was June 2013. Then in the agreement they mentioned that the time frame will be 2 years from getting approvals. We have been kept blind on their approval process. My money is with them for more than 4 years. Will Alliance pay interest for that? If anybody going to consumer court let me know.
Hi vandana, there is no means to talk with the builder , in agreement paper builder mention his point of contract clearly so it better to take legal exper with all your document available with you he will better suggest some point in this matter.

@ Madhukar, Though Chennai has inherent potential for all-round development, lack of initiative to address the genuine grievances of investors and pragmatic policies by the state government are major deterrents for development. However, property consultants feel that the coming Union Budget would bring a turnaround in development for the realty sector.

Hi Girish, For 2 BHK units at Vajra cost around 1.2 Cr. Basic price is 6350 per sq ft plus registration charges and car parking charges is 2.5 lakh. The project is approved by CMDA and all leading banks like SBI, ICICI, HDFC banks are providing loans for this project.

Q: hi.. this project is located in Ambattur which is one of the best areas in the city. it's growing rapidly, so it would be smart to invest here. they have all the amenities that a person would be needing. it's a good area to live in since its growing.

Hi Sundeep, VGN Brent Park, Ambattur, Chennai id offering residential plot. Sizes are varies from 646 - 2500 sq.ft and its current asking rate is Rs.5595 per sq-ft. It consists 204 units of residential plot. It is a completed project but still few plots are available in new as well as in resale option.

Hi, Vensai Icon Temple Tree by Icon Homz is an ongoing plotting project, located in Chandpur, Bangalore. It is offering residential plots 1200 - 3000 sqft and its current asking rate are Rs.1598 per sqft. It is a delayed project. Earlier the possession date was October 2017 but now they have extended the date and the next possession date is April 2018.
Thanks for the information. Are all approvals in place? Which local body and financial institutions have approved it?

It is going to develop with 9 majestic - 14 storied towers, spread across 9.33 acres of vast land with 747 spacious apartments. It is offering 2 and 3 BHK residential apartments. Variants are available in 751 sqft (carpet area) in 2BHK, and 3bhk in 1014 sqft (carpet area). Its current asking rate is Rs.5325 per sqft. A 2 BHK will cost you Rs.40 lacs onward.

From the 1st of June 2016, service tax is levied at 15% of the value of taxable services under Section 66 of the Service Tax Act. The 15% includes 0.5% Krishi Kalyan Cess and 0.5% Swach Bharat Cess. Hello, It depends on many things for example if you already have a place of your own to live then you can buy a plot but make sure you have all the relevant documents which can be very easily faked by seller so making sure what you are buying is important. But if you live in rented house then there is no point in buying a plot as you will be spending money on rent and plot together but if you buy a flat you will skipping rent and spending that money on flat.
Well, me to agree with Sreenath. I would suggest, a plot is always better to buy than a flat. Because Chennai is a metro city and what happens in a metro city the facilities become limited. In a plot you can do what all you like. If you buy a flat you may not get very high return. But plots always offer very high returns. So in terms of a future asset also, plot is a very good option to buy.
