Q: ANSAL API has launched Golf City in Lucknow with Paradise diamond and all of us who bought flats in the schme are being cheated by ansals.After paradise diamond many schemes were launched by them and they have started construction of the same much earlier,but i dont know that why they are not initiating construction of Paradise Diamond.Every time you ask their local office in Lucknow and you get a answer that in next 3 months it will start.More then one and half year is passed but still no construction has started.In contract they have mentioned that flats will be delivered in 36 months,but going by this pace i dont think that we can get the flats even in 60 months.I need a clearification from them about this pathetis status of thier flag ship launch of paradise diamond in lucknow.

Q: Hi all I was talking to one of the HDFC personal and he was saying that land in phase 3 is not yet clear. It's clear up to sector M only (i.e phase 2). In fact land in phase 3 comes under LDA notification and it's not yet acquired by Ansal API. That's the reason HDFC is NOT financing in phase three. I heard some of the plots in few pockets in Sector C also came under the legal issues and possession is not yet given even after 6 - 7 years. Remember Mulayam Singh is known for launching LDA/Awas Vikash Schemes. He launched Vrindavan, Basant Kunj Ashiana and Gomti Nagar Extn etc... in his previous tenures. Mayavati was known for supporting builders. She normally doesn't launch any LDA/Awas Vikas Schemes. In this scenario how safe is to investing in phase 3 or upcoming phase 4 of Ansal API ?

Yes, Surender, recently I have contacted with the builder and he said that project is approved by IDA. he also assures that there is no issue related to IDA approval.. In my point of view, this is a very illustrious yet significantly affordable housing for a community. The curvilinear foot print built on 12 floors with high-end specifications, and that too at an affordable price will fulfill the commitment made to the people of Lucknow by LDA.

Hi Ravi, The first thing one should do in the case of upcoming projects is to make sure that the builder has all the necessary approvals in place, without which it would be considered illegal. The first of these is the permission to develop land into a residential zone. Builders need to get government approval to convert agricultural land or even land specially designated for industrial purposes into a residential area. If the builder has gone ahead without securing this approval, the entire project is illegal.
At the same time it is also mandatory that there are environmental and municipal clearances to factor in. For instance, the builder has to ensure that his project does not stand in the way of urban and town planning, and that it has unrestricted road access.

So there may be not a lot to lose in contrast to say an unpredictable market the place prices fluctuate within every six months. Price escalations in Lucknow were slow but gradual and ambitious.
Lucknow is offering options from Rs 12-90 lakh depending upon the option of buyers. Presently, city has housing initiatives in all classes, be it studio apartment, 1/2/3 BHK or villas along with individual plots. Depending on the location, the rates vary from Rs 3,000-5,000 per sq ft.

Hello Aslam, There are certain proces that you must follow for online tax assessment : 1. Submit details of property's tax evaluation online (LMC website) 2. Tax inspector will visit spot, verify whether information shared is genuine 3. If convinced with the application, he will submit report online 4. He may also ask for clarification in case of doubt and submit objection instead 5. Status will be communicated to the applicant via email 6. After report is checked, officials will approve application and sign it digitally 7. The person will get alerts through SMS and can make required payment online

Good to know that you are investing back in your home country. Rohitas projects limited along with Shara and Eldeco are arguably the top three real estate developers in Lucknow. Rajajipuram is part of the central Lucknow zone which mainly consists of old developments. Most of the new construction in located in the Trans Gomti regions which offer greater value for money with rich civic infrastructure and international standard of living.

Royale Platinum project is one of better known projects by DND BuildHome private limited. The overall report has been quite positive and I know a number of people who have invested in the project and are quite satisfied with the deal and the construction update. The tentative date of possession is between April to May 2014 and the construction work is in full swing.

Q: Will suggest people to check on construction status before buying property in Plumeria. Some of the buildings have not been constructed even though other buildings started later are being constructed as they sold it at higher rate. Have been waiting for 7 years now after booking in 2006 and haven't got the flat yet. Rohtas took it over 4 years back and haven't made much progress. No answer from their corporate offices either to queries on the delay. Simply taking people for ride.

Hi Shailja, As per my knowledge, the UP Housing and Development Board (UPHDB) arrangements to build more than 10,000 reasonable lodging units in urban communities, for example, Lucknow, Ghaziabad and Meerut in the value scope of Rs 15-30 lakh. The board's choice comes in the wake of the state government propelling the Samajwadi Awas Yojna (SAY), not long ago.
@ Shailja, In my point of view, the plan was slated to start in January however because of high land costs, developers indicated powerlessness to manufacture houses in the value scope of Rs 15 lac -30 lac. Q: Hi All, I have purchased 4 plots in Akshita homes 8 months back. After having recent visit to the site at Hardoi road i have come to know that there has been zero development progress on the project and it is at a standstill state. After approaching their registered office in Hazratganj area (executives, senior staff, CMD), Lko they are not giving any satisfactory answer for the delay reason. That led me in suspicious and raised many questions about the authenticity and credibility of this project. And thus i have done some research from my side and basis that here are some of my findings about RK Group. - Recent Malihabad Mango cutting issue is directly connected with them and issue is still open with UP state Govt. The case is still pending in Lucknow court. - They do not possess registration for "Section 143 of the U.P. Q: My sister bought a plot in Kanpur (U.P) from a person in Dec 2014 with the help of local broker. She verified with the help of lawyer that plot was legally correct. After that she bought and got legal registry of that plot from court. But after one month later she got to know that same plot already sold by that person to a gentleman in 2011, means that person sold same plot to two persons and both people have legal registry of that plot. When my sister told this incident to that person to return my money and you have done wrong with us, you cheated me,they are not listening now. Please help me and suggest what to do next in this matter ????

Regarding the resale of the property kindly note that 1.You were cheated by the person who sold the same property to you again knowing it to be already sold. 2.Though you have canceled the said transaction and you came to know that the same property is sold to another person, you may file a criminal case at the Chief Judicial Magistrates Court under section 420 and for punishment under other provision I.P.C. Q: I have a land registered in my name . I also got it's mutation (dakhil kharij )done . Area is 2250 Sq Ft . I want to construct a house on it . The said land does not comes under authority . People are planning to create a group on face book and want to file a complain against this builder. But remember that purchasing land or residential property will now become costly in Madhya Pradesh as the stamp duty on registry of property documents which was now calculated on the basis of 0.125% of the property value is proposed to be raised to .5%. Ur Welcum Aslam!!1 Wing Constructions and Developers Pvt. Ltd. Lucknow Greens Plots in Mohanlalganj, Lucknow is offering a total of 602 plots. The size of each plot covers a carpet area of 800/1500/2400/3200 sq-ft and is under construction. Plots are available through the builder as well as via resale. Several amenities are proposed for the community which include a gymnasium, swimming pool, club house, 24 X 7 security, and children’s play area amongst others. Prices of the plots are between Rs.7 to 28 lakh. This project is spread over 100 acres of land.

Hi, In January 2016, The National Consumer Disputes Redressal Commission has ordered Parsvnath Developers to pay a monthly penalty to buyers for delay in handing over flats in Parsvnath Planet, Gomtinagar, Lucknow. And builder will have to pay Rs 15000/month to complainants who had applied for flats up to 175 sq-mt, while those who went for bigger flats will get Rs 20000 every month, the commission ruled. Hi Vinod, Sopan Enclave and Aadra Apartments are Lucknow Development Authoritys new housing scheme 2017 for general public. For that they have published a official advertisement on their official website for online booking. Under this housing scheme, the authority is offering 1472 flats for sale, 149 flats under Sopan Enclave and 45 flats under Aadra Apartments. Online registration will start from 25 August 2017.
Yes, and both the project under LDA Schemes is registered under UPRERA. Here are their details - Sopan Enclave - UPRERA PR J8850 Phase-1 and Sopan Enclave - UPRERA PRJ8901. And Aadra Apartment - UPRERA - 6779. So, i do not think that there should be any issue with these project and you should go for it.

Hi Vinod, The authority is inviting online application for the sale or booking of flats in the schemes the process of registration will start from 25 August 2017. The direct link to apply online for flats in LDA housing scheme 2017 will be available in New Residential Scheme section, from where application can fill the application form for booking. Dates to Remember- Online Registration Starts - 25 August 2017 Online Registration Closes - 25 September 2017 Draw of Lots or Lottery Draw Result Date - 5 October 2017
It is also heard that under the scheme, the authority has offering 2 BHK flats for allotment for which registration has been started. The size of flat is around 84.28 sq-mt which is available at the estimated cost of Rs. 4060000 and the registration amount for a single unit is Rs. 203000.

Yes, LDA unable to deliver facilities promised during projects launch. During past 8 years, Lucknow Development Authority has launched about 19 huge apartment projects in the city but has been unable to provide the allottees facilities promised during the launch of the project and promotion time. The authority though constructed expensive projects from Gomtinagar up to Kanpur Road comprising luxury flats but could not fulfill promises as shown in advertisements of the project or promised to the allottee during its launch.Yes, LDA unable to deliver facilities promised during projects launch.
