Hi the information was helpful about location i can guide you ... This is a ultra luxury project and within 5 to 6 km you have proposed metro station. You have expressways to connect you to rest of the NCR area..

Hi they are offering 2-3 bhks with a sq ft size 650 sq.ft to 1150 sq.ft. They are quoting Rs. 8250 per sq ft. You have to pay parking charges alag se!

hmm Deepika the price the builder is quoting is Rs 7000 per sq ft +EDC. I guess even you have to pay the club membership extra. Hi Ms Seekha , about the price trend, the area came into existence in 2009, that time it was village and hardly any builder was ready to to invest in this area. After the Manesar Tech Park was introduced the builders showed interest in the area. In April-June 2010 the price took a jump from Rs 2500 per sq ft to Rs 3800 per sq ft. In 2011 Jan- March it took a went to Rs 4200 per sq ft, but came down to Rs 3500 per sq ft in April-June 2011. Hello Yash, well this is a township projects spread on 35 acres and has apartments, villas plots, group housing and others.. the area is divided into various sectors and is a planned gated area... the locationis quite good as there is good connectivity from GT road, is near the expressway that is to connect faridabad, noida and ghaziabad.... its just 30 mins from Delhi and 10 mins from indirapuram...so is very comfortably located.

Hi Anis, yeah the work is almost complete in the first towers and all 16 floors are done and now as a special offering during the Navratri they have soft launched the new towers E and F. The price being told is Rs 5000/sqft in the flexi plan and Rs 5150/sqft in the CLP +other charges like club, car parking etc.
Oh !!! but isnt the price Rs 4800/sqft?? i think that is the price being used in the advertisements??!!!

Yes ... they do have construction linked plans and that will have a basic sale price of Rs2500/sqft but if you go for down payment plan then you can get the same property for Rs 2250/sqft. They have options in 1 and 2 BHK... which is the size that you prefer???

hmmm i guess the 2 bhk is of 840 sqft size and frankly i do thin that this will be good investment.. the project has wave city adjacent and the reputed Columbia Asia hospital bang opposite to the project... so the area is set to develop and will be one of the most sought after area in years to come...

I visited this property yesterday and was convinced but the problem is that this is not GDA approved. It's jila panchayat approved since it lies outside GDA ranges. So bank loans will be a problem so I am thinking to reconsider and go to a builder in Raj Nagar Extension. Can anybody guide me about Raj Nagar extension? I am getting a 980 sq ft 2 BHK flat in 28.66 lacs.
Hi Sir, In my point of view, both sectors are good. Raj nagar extension is a better haunting place for middle class home buyers. The locality has the all the basic social and physical infrastructure in place. There are several schools such as GD Goenka Public School, Delhi Public School, Saraswati Vidya Mandir, Green Field Public School & GPS Public School etc.

Purposed metro is nearby , nearest Bus station is Raj Nagar Bus stop & nearest Railway station is Ghaziabad Railway Station. From connectivity point of view there is no issue. Ghaziabad Development Authority (GDA) & Uttar Pradesh State Electricity Board (UPSEB) are taking care of water & electricity to this sector.

It's current price is Rs. 2065-2405/sq-ft. all excluding and the price will depend on the floors and sizes. And price starts from Rs.18.50 lakh onward for a 2bhk.

As far as location benefit is concerned, Kavi nagar is 3 Km, Rajnagar Metro Station 3 km, Dilshad Garden Metro Station 13 km, ISBT Anand Vihar 14 km and New Delhi Railway Station is approx 25 km from the project site.
Apart from the booking which is 10% of the total cost of the flat and registration and stamp duty fee (as per govt. norms), there are few hidden charges such as preferential location charges i.e. Park/Pool/Corner view will be charges Rs.125/sq-ft. Road and Corner facing view will be charged Rs.100/sq-ft. Park and Pool facing view-Rs.100/sq-ft, Park facing-Rs.75/sq-ft., Corner view-Rs.50/sq-ft. and IFMS (At the time of possession) Rs.25/sq-ft.

Yes, but i came to know that Noida Authority has given Completion Certificate for few towers in Kosmos. JP is claiming as Completion Certificate but the language and conditions indicates that it is partial not final Completion Certificate. In list of completed projects at Authority website clearly shows it as part completion.
LOl, if it is old CC and they have not completed the old flats which have got the CC then how can you expect the new one. Theis construction work is still incomplete. I have a flat in KM-17. I visited the site and did not see much progress there.

Q: I am working in a software company in Noida. I returned from Bangalore 8 months back after serving for 7 years in Bangalore I changed my company and shifted to noida with my wife and a kid of 2 years. I wanted to get my parents to live along with me as they lived in Raebareli. So I have to buy a property where we can live along with my family. I started searching property through various website portals and with the reference of friends. And I went through with 3-4 different projects from various builders and heard about gaur city 2 from gaursons. I went through with the property and after comparing various aspects of the property and on the basis of builder reputation, I found property a good option according to my requirements so decided to buy a 4 BHK flat at gaur city2 11th Avenue. I contacted with the builders sales team and started the process for registry and all. Gaursons team’s response was very impressive they were very polite and supportive in whole process. For me most impressive part was the transparency in the process from gaursons. I heard lots of negative thing about real estate business but I did not face that. It was my first experience with real estate firm and I am quite happy the approach from the gaursons. The process of registry was outsourced by gaursons but they were transparent and supportive at each level. Team for registry was available at gaursons office itself so I need not to run somewhere else. They asked me if I want to do registry by own so they are open for that as well and assured me for their all support. But I decided to do registry through them only. Gaursons team were transparent about charges related to common floor, club usage and various other like parking etc. They clearly told about the limited usage of stadium and club for the members only. That is impressive thing about the builders otherwise as I heard that usually builders don’t open about the additional charges and provide very limited information to the buyers. i heard lots of other negative talks about many builders. But I am happy with the gaursons that I did not face any of such incidents from builders. They were very transparent and supportive throughout the process. I have shifted to the gaur city since 3 months and finding the place good for my parents and kids as well. There is good security for our Parents and kids. I also talked with some of residents and they also seem happy with the place. So I am very happy with my decision to get a home at gaur city. I don’t know much about real estate industry but my only experience is with gaursons and I am quite happy with that. I just wanted to share my experience with other people as there is lots of negativity about real estate industry and builder in the market. But it’s not the case every time.

i agree with you mr. Atul, earlier i had flat with other builder faced lots of difficulties but no one was ready to listen complaint from residents. but i have shifted to gaursons since 6 months. and i am quite happy with my decision as gaursons has transparency in the process and they listen and resolve the complaints from residents. i had broken my bathroom tiles last month so logged my complaint at complaint desk in gaursons office and they changed broken tiles in 2 days so that's a good experience with gaursons.
Hi Jatin!! I am agree with you but i research a lot about this developer and found a lot's of negative review. Gaursons Builder is a very reputed name in NCR but buyers are saying that they are asking for additional charges for swimming pool and gym, without sending any notice to buyers, they are cancelling the booking and selling the same flats to other buyers, a buyer has mentioned in his review that after completion of Gaur Homes, Govindapuram, they haven't registered the society with RWA, and many more like that. Now, you tell me whom to believe or whom to not?

Yes, on September 18, the Noida Authority slashed the impact fee for land conversion from 25 percent to 10 percent. This move comes a year after the Uttar Pradesh government approved mixed land use policy in Noida. Stamp duty and registration charges extra. I found only one negative point on Gaur Saundaryam i.e FAR which is about .5 in NE and .295 in Sector-79.
