Q: I have a flat booked in Earth Towne. I have paid 30% + Service Tax in CLP. I understand there was some complications in the past, due to which there is delay is construction/possesion and bank/financial cos. were not ready to fund until recently where only couple of them are coming up to fund this project. Now even after paying 30% + ST and working to get the remaining amount disbursed by funding company, I am being charged interest rate which I have no clue and was never communicated until I called them. Moreover I came to know from media about the 'zero peiod' where old customers should not be charged with interest. Please help me to sort this matter as I am not in a position to pay such high interest which makes no sense.

Hi Mr Kamal, As per my knowledge, the concept of zero-interest period would be applicable to all plot owners if their land falls within the Greater Noida area covered under Master Plan 2021. Q: Earlier there marketing teans used to sell the flats with Credit Note Assurance and some of them have even sold the apartments on the basis that there is no Car parkig fees as its free.They still haven't mentioned this in there Rate list ,they are Charging it as Facility Charges.

Hi, As per my knowledge, this is a well designed & well planned project by RG Group in prime residential location Noida Extension. This project offers 2 BHK, 2.5 BHK & 3 BHK apartment , area ranging from 1100 sq-ft to 1350 sq-ft. Builder quoted price 3200/ sq-ft.
Hi James, As per my conversation with builder executive,I came to know, possession of this project is December 2017. This project spreads over 8.25 acres, with 8 towers & 26 floors. This project is approved from major banks like AXIS Bank, HDFC Bank, ICICI Bank, Indiabulls & Corporation Bank.

Hi Mr James, As per my knowledge, this area is near to proposed bridge on Hindon which is parallel to already in Place Bridge which makes Noida Extension very nearer to Noida. Working class of Delhi and NCR constitute the major part of the buyers due to affordable prices. There is a mix of investors as well as end-users who are looking for property in Noida Extension.

Hi Preeti, As per my knowledge, recently, a number of developers have come up with subvention schemes, where property buyers need to pay a small amount of the property at the time of booking and the rest can be paid at the time of possession. This schemes are new a new form of bank financing for home loans.
Hi All, As per my knowledge , disadvantages of subvention plan is :- Subvention schemes come with a lock-in period or a mentioned time period of 24 or 36 months – i.e the developer will pay interest on EMIs only till the period of subvention. After the subvention period buyers will be paying the EMI to the banks, whether construction is completed or not or whether possession is handed over or not.

@ Anirudh, In my point of view, Noida City Center Metro Station (6.5 km) by means of Crossing Republik Road is the closest metro station both to project & this sector. The very well known Hazrat Nizamuddin Railway Station is 24 kilometers through Noida-Greater Noida Link Road. Hi Zuneed , As per my knowledge, Greater Noida & Noida authorities are going to contribute an compensation nearly 10,000 crore to the farmers as supreme court dismissed all petitions imposing Uttar Pradesh government decision against private developers land acquisition. So approx. 3 lakh apartments are programmed , from these around thousands are in under construction stage.
Hi Zuned, As per sources, within next three months , compensation will be circulated among farmers . And developed plots will be assigned in next 6months. Noida & Greater Noida residential allottees , whose properties are stuck , they will get them in next month. The Greater Noida Authority (GNIDA) has officially drawn up a grid (see box) to gather additional aggregates/sums from allottees of different plots.

Hi Mr Mirza, As per sources, the construictiion work is on full swing. Currenly up to 2nd floor construction has completed. This project was launched around 2012 October. That time the price was 3100/sq-ft. This is a fully authorized project with bank approvals from different banks. Yamuna expressway Authority has approved this project & banks approving loan are SBI, HDFC Bank, LIC HFL, Axis Bank & ICICI Bank . Yamuna Expressway is very close to this project, F1 picnic stand is right opposite to this project.

HI Nisha, In my opinion, all the above said locations are best for investment. Each one of the location has their positive & negative points. But major thing is how to determine the location for you? Actually first you have to decide how you want to invest? How much is your budget? Q: I had a bad time in vacating the rented apartment in AWHO, Gurjinder Vihar, Greater Noida. Flat owner has clearly said NO to return my security deposit and falsely made claims that I have damaged many things and now he will get them repaired. looking for any remedy to get my hard earned money back. If you have the rental agreement then it is easy for you to recover your security deposit money from the flat owner. Because the full process must be written there,you could check that. Now come to damage part, note down the damages need to repair. Then evaluate the cost of repairing, which is valid. Q: Recently i came to know that builder is creating some problems for issuing NOC for resale. Earlier builder was charging 100 Rs. per sq. feet for NOC not it is increased to 450 Rs. per sq. feet. According to me this is illegal. Builder does not have any right to stop some one for selling his own property. Please advise on this point.

You may want to check with a real estate attorney. If a society is not formed, then a NOC may be required.
Yes, i am agree with you. Flat owners will not need the No Objection Certificate (NOC) from builders for resale of their flats in housing projects where cooperative housing societies are yet to be formed. Hence, there is no need to seek permission or get an NOC from the builder for reselling flats.

Hi Uday, Yes, i went to the site and builder is painting the exterior part of the building. Everything else is same as it was earlier last year. By any chance you know or you are part of the owners of any Whatsapp Group or other group, please let us know.
@Hamsika Iyer, Me too visited the project site in November last year and came to know that work has picked up now as contractor has been changed. Don't expect possession before Diwali 2017. They have started to layout the tiles and some greenery work in the front.
