Hi Preeti, As per my knowledge, recently, a number of developers have come up with subvention schemes, where property buyers need to pay a small amount of the property at the time of booking and the rest can be paid at the time of possession. This schemes are new a new form of bank financing for home loans.
Hi Preeti, According to me, major disadvantages of this scheme are CIBIL gets Impacted- If the developer delays the EMI payment during the subvention period, the credit score/CIBIL rating of the home buyer gets impacted. Lock-in-period- Investors should always check the applicable lock-in period for these schemes as it may restrict them from selling the unit in the open market.

Hi Mr Zuned, As per my knowledge, the district administration united with police from a few police stations and PAC faculty to free the encroachment land. Authorities said that anti-encroachment to encroachment drives are being led consistently now, after the Supreme Court maintained land acquisition by GNIDA in Greater Noida (west) area a month ago.

Hi Piyush!!! If you want a property solely for investment purpose, the time period is one of the most important considerations. It is always good to have a longer time period for investment, say 3-5 yrs. Records show that investment in young and growing cities has always been fruitful. You should invest in places, the development strategy of which is already on papers. Noida and Gurgaon stand as the two relevant examples of the same. 15 yrs back, Noida Sec-15 and 18 were in the initial stages of development. Properties were available at an average rate of Rs 2000-2200/sq ft. Now the average property price in these locations is as high as Rs 8500-13000/sq-ft.

My suggestion to you all that you should write a mail to the builder and asking for the possession with compensation for delay and if you are not getting positive response then file a case in Consumer Redressal Forum for delay possession. But before that you have to create a WhatsApp Group and unite all the buyers of this project. Court will take action soon if u file a case in a group basis. Thanks....
Hi friends, I am agree with Anup. I believe that the contractual date for handover has already passed. So we should now ask for penal rent from the builder. Recent decision by the courts has created pressure on the builders to honor contractual terms, else they face penal action. I believe we should get together and place our demand to the builders if we are to get what is legally due to us. We could either decide on a mutual date or form a watsapp group to plan this meeting there.

Hi, This developer is a fraud, please don't invest any of their project. Check there banks accounts or visit the bank and ask their track record, they do not have any money. There all cheque have been bounced. Never trust in this builder.
You are right Bobby. It is also came to know that Flat No. 2201 Tower-B in Morpheus Greens in Sector - 78 Noida allotted against investment made with Company. This is information for all concerned that do not purchase this flat as the investor has full power to take possession or sell to this flat to any one since builder is defaulter and all the cheques issued by the company to him has bounced.

I tried to get information about this builder from outside but i am not sure why it is not much known outside ! Do you have any idea ? Hi, Paramount builder is harassing to the its buyer. They are cheating to the customers charging undue interest. If buyer goes to their office, they do not even bother to meet the dealing person. They have kept bouncers in his office. Interest will be charged if you have any complaint go to legal. Do not buy flats in Paramount Floraville. Hi all, I am agree with you Himadri. It is also seen that the project get delay by 3-5 yrs and builders are not interested to receive the call and face the buyers. They directly tell buyers to cancelled the booking if they know that if they sell the same flats in current market they will get 200-300 per sq-ft. more than the previous booking. They hold the construction work and wait for the cancellation of the flat so that they can reap the good harvest at the current rate.
Yes, but very few builders are good and give their flat possession on time. You know it very well that hundreds of such builder who delay their project due to earn some extra profit. They changed the floor plan, sometimes they don't fulfill the said amenities, ask for the unnecessary charges, cancelled the booking and don't refund the amount, give possession with OC and CC and many more.
