Hi all, Those who bought flats in Neptune Sawrajya, Ambivli in Kalyan can file a complain in Thane District Consumer Dispute Redressal Forum for deficiency in service. Yes, we should proud of our PM.........tremendous performance by any PM after Indira Gandhi......He is really doing a great job since one and half year for the nation........A big salute for him and his member... There were so many issue with this project and in less than a week, CIDCO received approvals that had been awaited from the ministries, as well as from CRZ and others. Issues related to CRZ permissions, technical obstacles, land acquisition with the environment ministry, funnel zone, etc had been stuck at the center for quite some time.

I hope that people will take it seriously and ask for the Occupancy Certificate during possession. Having an OC work for another important purpose. This is a mandatory document which needed if you are applying for a home loan, while buying either a new flat or a flat on resale.

HI, Mulund is a suburb in north-east of Mumbai. It is about 32 kilometers from Mumbai. It is also a railway station on the Central Railway line of the Mumbai Suburban Railway. It is settle side by side the foothills of the Sanjay Gandhi National Park with easy access to the Eastern Express Highway and Navi Mumbai through the Mulund-Airoli Bridge.

I think they have planned but initiatives has not been taken yet. Maharashtra Government will make efforts to computerise gram panchayats and make available online various schemes that are implemented through Zilla Parishads.

Hey all, Do you know that in Navi Mumbai Municipal Corporation there was no municipal council in this area only there were grampanchayats. Therefore, there was no property tax in the areas - CIDCO Plots, CIDCO Nodes. Only there was house tax charged by the former gram panchayats at 1% of capital value of the properties in village as well as MIDC area. There was a tax holiday in CIDCO developed nodes. Only they were paying Service Charges to CIDCO for specific services viz. water and sewerage.
You will be glad to know that the Brihanmumbai Municipal Corporation (BMC) has introduced an online calculator to compute property taxes. The system, uploaded by the BMC recently, will help citizens calculating property taxes using the right formula and ready-reckoner rates.

The location of the project is quite good as you can find a hospital and school. It is also situated within 15 to 20 mins of the railway station and the airport. The amenities provided include a club house, power backup, swimming pool, lift, security, park, reserved parking, visitor parking, intercom facility, gymnasium etc.

Dear Flat owners of Genevieve Block A, We have been called for handing over of our flat. However, Lodha want us to sign a document that says that we have been provided the Flat along with all the fit up as per the agreement and we shall not be having any claim on builder of any nature in future. They have mention that customer shall check the flat and inform the discrepancies if any and the same shall be corrected by the builder within 30 days. They want us to sign this document at their HO in Mahalaxmi and after that only they shall provide us the keys. It is also to be noted that OC is not yet obtained and as per the builder it may take 7 months from now. whereas customers need to pay for all maintenance charges from now. This is not fair. I seek advise from other residents please. Please share your experience if any one of you have already get the keys and whether you also get it through the same process. Regards, Dixit
Right Rajat, The law says one cannot legally move into a building unless the developer gets an occupancy certificate from the concerned department. The corporation can ask apartment owners to leave such illegally occupied flats or impose heavy penalties. It is difficult to get water and sanitary connection in absence of OC. 2) Financial Institutions insist on OC to sanction loan.

I think Manish is Right. Ulwe of Navi Mumbai is the India's best destination for residential flat investment for long term around 5 years. So invest there with a reputed builder and in good location. Annual return would be around 30-35% subject to growth and risk factors.

Hi, The corporatisation of government-run ports might seem an attempt to professionalise the companies to be better equipped to handle the rising cargo. However, the Budget fine print shows a complete transformation for some of these ports, which have so far been looked at as more trading centres for India.
I heard that news. Once under the Companies Act, Mumbai Port for instance, will have its assets valued, making it a company holding one of the costliest real estate assets in the country. With around 1800 acres of land stretching from Chhatrapati Shivaji Terminus to Wadala, Mumbai Port will have the possible to be valued in line with some of India's top real estate companies such as DLF, Jaypee Infratech, and Oberoi Realty, among others.

Q: My builder has applied for an occupation certificate. He had received an CC on 2009 but did not receive an OC. It was said that the building came under CRZ. How do verify the genuinity of the claim.

As per law it is illegal for a building without OC to be occupied. There are several reasons for this, including: 1) The building is not as per the sanctioned plan, has illegal unsanctioned floors/ walls/ extensions, 2) The building is not safe to inhabit because of quality of construction, safety of stairs/ lifts, electrical safety, fire safety, airline safety, etc. 3) The building is not capable of fulfilling its mandatory role in managing its waste, sewage, water.
At the same time without OC, the building is technically unfit for occupation and hence in the event that any accident takes place, the occupants / users of the building can hold no one liable and would not be eligible for any insurance or compensation claims.

No yet but i have inquired about this project. It's possession date will be May'2016 as per the developer. Siroya New Jagdamba is a BMC approved project and all the approvals are in place. But, i will suggest you to verify all the legal documents from local bodies as well as Banks.

Hi Amreesh, The range of amenities includes a double height lobby, children play area, swimming pool, jogging track, gymnasium, landscaped garden, acupressure walkway and multi-gaming facility. The infrastructural development are happening at a very fast pace and all the daily basic necessities are at a walking distance. So, overall it seems a decent buy.

When I try to think of some popular new projects, the first ones that come to mind are the Vivante and Solaris tower. These projects in Mumbai and Gurgaon respectively have been in the real estate grapevine recently, with the growing interests in these new projects.

Hi Arushisha, I got the same old reply from the builder's office "will get the IOD within 2 months". They have been telling this for the past 1 1/2 year or so. In fact when I had contacted Property Tiger, they informed me that they have blacklisted this builder since they have been delaying all their projects due to various reasons. I wonder what the actual fact is.

Q: Whether they are reputed or not? Have they obtained the necessary permissions from the concerned government department / authorities to start the project. I read some users comments below who have mentioned that the slums still need to be cleared. So I have a few doubts in my mind before I take a decision. Hi Manis, GST is applicable to the dealer-person who is rendering service or supplying goods in the regular course of business activity. ‘Person’ has been defined under 2(84) as follows: a) an individual; (b) a Hindu Undivided Family; (c) a company; (d) a firm; (e) a Limited Liability Partnership; (f) an association of persons or a body of individuals, whether incorporated or not, in India or outside India; (g) any corporation established by or under any Central Act, State Act or Provincial Act or a Government company as defined in clause (45) of section 2 of the Companies Act, 2013; (h) any corporate incorporated by or under the laws of a country outside India; (i) a co-operative society registered under any law relating to co-operative societies; j) a local authority; (k) Central Government or a State Government; (l) society as defined under the Societies Registration Act, 1860; (m) trust; and (n) every artificial juridical person, not falling within any of the above.
