Q: When I made the last payment, they have taken approximately Rs 33,000 extra with no basis at all. When I corrected Rs 15,000 at their office, they show the balance on the possession letter, but has not repaid it. I found another wrong calculation of Rs 18000 and when I claimed it over phone, they said that they would look into the matter. I called them several times, every time they refer the matter to some other lady who knows nothing about it. Even when I sent my sister(because I stay abroad), with documents, she denied to look into it. Is she trying to fraud with customers? I have seen similar complains against her in the forum. If I pay the registration money I fear they would not return the money. I have enough proof on papers. What kind of measures can be taken?

Moreover, if the builder has made any false promise, in that case if the buyer demands the builder is liable to return the money along with the interest to the buyer. Receive draft contract and supporting papers. As soon as your solicitor receives the draft contract and other documents, s/he will go through them to find out everything is in order. But it is unusual for everything to arrive at once. Make further enquiries In some cases the information received may not be detailed enough or may in fact prompt further questions. If further information is needed, your solicitor will request it immediately.

Location and the builder make it difficult to ignore Unitech Vistas. Banks are listed in great detail above, although make sure you check out all the hidden charges before finalizing the deal with Unitech. Those hidden costs can sometimes pinch the pocket. The work at Greenfield City in Behala is more or less on track. I think they should be able to complete both the classic and Elite phases by the end of the year. The fourth phase may drag on but the bottom line is that work is in progress at the site. With 12 Blocks and 3948 residences, expect some delays but not significant. The prices in Behala are approximately close to Rs 3500 per sq ft. If the Metro track is approved i expect the prices to go up even further. Behala has appreciated almost 100% in the last three to five years.

I know a lot of people who have invested in Greenfield city and most of them are quite satisfied.With nearly 400 residences currently being developed it may not be surprising to see that Greenfield City projects drags on in the first few months of 2014. Located at a close distance from Majerhat Railway Station and Tollygunge Metro along with modern amenities it is worth the wait. The company however claims it is confident of winding it up by December 2013 which is a good sign. You have not mentioned your exact requirements so it’s difficult to suggest you options but 1 BHK is between 400-450 square feet while 2 BHK is between 750-1052 sq feet with prices between 25 to 35 Lacs.

Yes South City is quite expensive but it gives you value for money with new apartments recently built. South city offers swanky buildings, good amenities including a school right within the periphery. South city is by far the best area to live in Kolkata city. The eastern suburbs of Kolkata including Rajarhat Township and EM bypass are some of the major areas attracting a large number of developers and buyers alike. Salt Lake City is another area attracting users. Sector V of Salt Lake is the IT hub of the city and has a large number of multinational corporations located in the region. Since most regions of North and South Kolkata and other central regions are all cramped for space, most new development is happening in the eastern front with regulated roads and highways and very good civic infrastructure. Impact would be positive in my opinion but as far as returns on property investments are concerned think long term. This is just a starting phase but also a good time to purchase and hold.
Yes, it is a good idea for our savings.

Good to know that you have decided to invest in Salt Lake area. Salt Lake along with EM Bypass and Rajarhat are by far the best planned and developing areas of Kolkata. Who would have imagined that once swampy piece of land of Sal Lake region would witness such planned and well developed infrastructural growth. Sector V of Salt Lake is the IT hub of the city and has a large number of multinational corporations located in the region. This is ideal time to buy in Salt Lake and future prospects very good. High is a relative word but you should be able to make substantial gains over a 5 to 7 year period.

Yes I agree with the above mentioned views. Kolkata has always been the city for working professionals and it is no surprise to see that the real estate sentiment of the city is user driven. The change in political climate has also got a lot of pending infrastructural projects a go ahead. Moving around in Kolkata one can witness how infrastructure is being upgraded. That is surely going to help the realty price sentiment in the medium to long term. Builders are more or less able to meet the demands of the buyers in Kolkata. The presence of pan India builders with good reputation has also helped local builders to provide equally good quality at a good price.

I am Guwahati citizen, but settled in chennai as far as i know the big cities are already stagnated and properties are highly priced. But there are huge potentials in booming cities like Guwahati. There are a number of good projects at affordable rates in Guwahati currently. Do make a good research online before you decide.

Well Anuj, they are giving 30 years loans to low income group having family income of Rs 8000-10 000 per month and above. The product offers loans as small as Rs 1 lakh and up to Rs 15 lakh in small towns (population less than 10 lakh) and up to Rs 25 lakh in larger towns (population more than 10 lakh). They have both floating and fixed rate of interest.

Well the national highway authority of India had approached the supreme court to review its verdict on the stalled six-laning of Panipat-Jalandhar stretch on NH1 that allowed the shifting of the toll plaza and the extension of the project till march
The original deadline was in 2012 but now the court has extended to march 2014 and the shifting of the toll plaza has given more profit to the private organization rather than the public.
