Hi, I think staying in the current location would be better if the area,s civic and social infrastructure is in place. If the present location has good connectivity or infrastructure projects are in the pipeline, remodelling the house might be a better idea.

Hi raghav, it is true that TNHB tie up with the private developer and builder in joint venture to completed his project. earlier response from THNB is very poor and after getting only 70 applicants for its 560 flats under the Foreshore Estate redevelopment scheme, TNHB has decided to bring in a private builder for a joint venture.

Q: As far as I know, they are yet to get the DTCP and some other approvals. They are telling it will be done next month..but they are promptly telling me this every month for the past 1 and half year!!. I am concerned whether any serious issue is there for getting approval. Also, they have not yet restarted construction. They have promised delivery by july 2013!!!

Hi, I too was planning on purchasing a flat in TVH. However, I have been recieveing a lot of negativity regarding the same. The most prominent problem seems to be the open drainage. Next is that the project is backed politically (this translates into: nothing much can be done legally against TVH). The other important concern apart from drainage is the problem of mosquitoes from the area opposite and inside of the ESI HOSPITAL compound wall where the ESI HOSPITAL drainage water collects and there is a pool of sewage especially during winter months. If you take a peek from the high rise and look towards the east side of the property you will see a compound wall running along the UPPILIPAYLAM ROAD at the curve of the road .. it will give a clearer idea about what I am talking. THIS IS A PROBLEM OF GRAVE CONCERN . Hi Mahalingam, Right now the project price is Rs 4500 per sq ft and I think this project gives a good appreciation from the launch. The project is approved by CMDA/DTCP. The project is located close to premium localities, OMR is an upcoming stretch with many IT and ITES companies making a presence along it. Condominiums and cooperative multi-storey are present with functional sweeping, drainage and sewerage system.

The locality has proper sewage and water connection. Thus people residing here will not face difficulties. The government has also proposed Pallavaram-Thoraipakkam road up to ECR to provide seamless connectivity for those travelling from ECR to GST Road.

@Gaurav, yes the current price is Rs 2750 per sq ft , which is reasonable which is reasonable if you look into realty trends/ price trends of Avadi which are in the range of Rs 2200 to 3000 per sq ft. This data is on the averages basic and of course you get lower price, but if you talk about gated community you do not get much more choice except this project. Thanks

Hi Sameer, From Avadi Railway Station it will take around 3.5 km and from Avadi Bus Terminus it comes around 3 Km to VGN hazel. The project is situated on the road side, so it is easy to access the neighborhood like Avadi local Market, Poonamallee.

Hi As per my knowledge top micro market in Chennai are Chrompet, Guindy, OMR road, Perumbakkam, Navallur while Medavakkam, Porur and Perumbakkam offered maximum options for residential project.The Chennai realty market is driven by mix of IT/ITES, manufacturing and logistics. The Investor participation is long-term in nature, therefore mitigating is the current market trends.

I enquired. They give some free gold for people visiting the site only if they show IT returns for 9 lacs per annum or above. And it's only for Golden Opulence on Poonamallee High Road

Nexterra is at Perumbakkam. Its about 2kms away from Sathyabhama university. Its the most happening location in Chennai and is expected to grow at a very fast rate due to the good connectivity.
Thank you very much for your guidance. I would like to add few more point related to this area, Perumbakkam, off Sholinganallur, houses products in the mid and higher-mid segment, in the price band of INR 4500 psf-INR 5200 psf. The region is expected to witness the launch of products in the villa segment.

Hi As per my knowledge Poonamalee is rapidly developing locality. It is very near to proposed Greenfield airport. It is surrounded by famous schools like Chennai Public school, Engineering Colleges like Panimalar, SKR, Sastha, Pratyusha etc. Medical Colleges like Saveetha, ACS etc.
Hi, I think units such as 2BHK for 1116 sq ft and 3bhk for 2067 sq ft are available. Projects are located at Poonamallee which is very fast developing area due to the latest connectivity to outer ring road, bus depot, share auto's frequency, proposed monorail and reputed textile outlets etc.

Thank you very much for your guidance.Mostly it is 1.5 for an ordinary building which would be also applicable in your case. Very few people go for premium FSI which entails huge costs.My personal suggestion is that go for ordinary FSI it is enough for 4550 sq ft area.

I would suggest Mahindra World City in that locality which will be ideal for investment. Lot of people are working in the big companies there. The demand for rental is good. Paranur Railway station is also located inside Mahindra City.
In my view point this locality is a next upcoming area for the residential project. It is located by the GST road between Chennai and Chengalpattu. Singaperumalkoil is a town located in Chennai city, Kancheepuram district in the Indian state of Tamil Nadu. A famous temple to Lord Narasimha is situated here.

Radiance Mercury is the residential project situated in the fastest developing area of Perumbakkam. The project has 546 unit spread into 7 Block and right now only two block is open C and G Block. The project is in pre-launch stage and rate per sq ft is Rs 3299 per sq ft. According to salesperson, the builder is giving few discount in this price.so I think this is a good project with affordable price range.

Perumbakkam area is a nice location peaceful place with good ground water reachable to all it sectors and main junctions like tambaram and medavakkam. My personal advice is to go for this project as this project comes with various amenities and planned structural layout.

The locality is all set to get another boost with the announcement of several road infrastructure projects. While some of these are already underway, others are in the planning stages. Velachery is situated close by to less premium localities. Both private and government schools and colleges are found in abundance along with the prestigious IIT Madras.

Q: Hi, Myself Manish Kumar Gupta, resident of Sector N/1, Aliganj, Lucknow had booked 2 Bed Room + Study room unit on 18th Sept 2012 in Lucknow Sahara City Home project. My unit number is C20 / 501, Hardoi Bypass Road, Near IIM, Lucknow. I have took 30 Lacs loan from LIC for which I am paying approx. 33k every month to LIC, I have paid almost 95% payment to Sahara. I was expected to get possession on Oct 2014 but so far no possession has been offered. I had 100 of calls with Sahara Management people but no outcome so far, I already took the legal action against them but so far no progress, date after date I am getting from court, no meaningful action taken by court so far. It’s just getting postponed again and again due to various reason. Could anyone of you suggest more option what could be possible to get the possession from these cheater? Sahara chairman is jail almost 2 year, don’t know what to do and how to get my unit or my money back from these corrupt people? Please advise how I can build more pressure on them to handover my possession? Which are all government agencies where I can file complaint against them? Kotturpuram is one of the attractive locality to live in as the locality has good infrastructure, schools, hospitals and abundant greenery. People are buying homes in this locality because of its proximity to important localities such as Nandanam, Adyar and Alwarpet.
South Chennai localities are always preferred as they have all the key facilities with excellent connectivity, broad roads and availability of good ground water.

The project offers different dimensions of plots ranging from 600 sqft to 2400 sqft and the price ranges from Rs 8 lakhs to Rs 29 lakhs. Oragadam is the most happening place in Chennai at present and it is now connected by 4 lane road to Chennai-Bangalore Highway. Very soon Southern Railway is going to connect Sriperambudur and Oragadam to Indian Railway network.

First of all buying a 13 year flat is not at all a good idea and when you know that the condition of the flat is just good. Both facilities are available. You have to talk with the builder directly or contact with their sales head. I am sure, you will get the finance scheme. But you have to pay the booking mount first. Q: The builder all of a sudden during the maintenance agreement adds a clause saying no one can have access to Terrace. By this he also has restricted installing DTH antennas and forcing me to use the service provider he has chosen

Hello Deepak, Terrace form part of common area for benefit of all members and no one can claim ownership to it exclusively. Restricting access to Terrace is illegal. You may issue a legal notice falling which you may drag him to civil court with a mandatory or to consumer forum for necessary relief.
A terrace or rooftop is a common area of in a residential society which is for the enjoyment and benefit of all its members. You would need order from consumer forum to direct builder to grant access to all residents to terrace and installing DTH Antennas.

The owner applying for conversion would obtain a conversion order which could then be used to construct residential units on land.
