Hi Harshi, as per latest norms Tamil Nadu Pollution Control Board has to investigate an alleged case of unauthorised construction of a residential complex in the city and violation of environmental rules which will give certain regulation against violation of environment control.

Hi, Residential demand in Kovur, Porur, Madanandapuram and Koyambedu has shown maximum capital appreciation in 2015 and the localities in West Chennai recorded a massive spike due to the metro line from Koyambedu to Alandur becoming operational in June end. Capital values in both Koyambedu and Madanandapuram surged up by 11 per cent each in the current year.

Q: I have booked an apartment in Mantri Navaratna and they had planned to deliver the apartment my Mar/Apr 2013. As of now, I don't think they will be able to make it. Thay have been asking us to make 100% payment even before they finish construction. But the document says to pay 100% only when handover of apartment. I'm trying to get hold of other owners so we can form a group here. Anybody else having the same issue?

Hi Mr Mouli, As per my knowledge, The rules laid down by the CMDA divide buildings into three types, ordinary buildings, special buildings and multi-storeyed buildings. This classification is based on the height of the buildings, number of households in a plot and extent of commercial activity.
Hi All, In chennai, Development Control Rules, has been framed by CMDA, based on these rules FSI is one of the measures defined that controls the population density in an area. FSI (Floor Space Index) is defined as the total covered area on all floors divided by the plot area. In other words, it can be defined as the ratio of Plinth area in a project to the land area. This ratio gives us an idea about the maximum extent of floor area that can be constructed in a plot.

Hi Mr Gopal, As per my knowledge, If you want to earn good returns by investment ,then Padur is a very good location. Best deal for investors. Padurs popularity is due to its proximity to the Old Mahabalipuram Road (OMR) and easy access from Sholinganallur, Siruseri IT Park and Kelambakkam via the OMR.
Hi Guys, According to me, from connectivity point of view, this area is well connected to major areas like Karipattur, Kelambakkam, Sholinganallur, Mahabalipuram and others. Padur is within a close distance of Kelambakkam market and has recently become a popular investment ground for many reputed builders.

Form the day one I am here in US and not able to visit that or maintain it either, I heard yesterdaty ( 01 dec 2014) from the builder that the apartment is ready for possession. Hi Alex, The average residential price of Sholinganallur is having many ups & down in last two years. In year 2012 ,this average price was 3900/sq-ft. And this price was high in the end of year 2013. Then again this price was little bit down again. Now in year 2014, this average price is around 5000/sq-ft. So yes comparatively this price is gradually increasing but not showing any certain improvement.

Hi Mr JAved, As per my knowledge, Padappai, Oragaddam and Sriperumbudur along the NH-4 stretch have been showing fast growth. The last two months have shown a lot of conversions inquiries into actual buying. The biggest investors are NRIs from the Middle East and Singapore.
@ Javed, In my point of view, aspects of approval needs to be checked, whether the plot is DTCPCMDA approved, whether bank finance would be made available, proper Roads and Infrastructure have been provided (EB, Water etc), also amenities within the projects and other developments coming up around it needs to be researched.

Hi Madhukar, It is in the recent news that, realty firm Ashiana Housing would be expanding its operations to new cities including Chennai, Kolkata and is considering Pune. This group has plan to look at more cities where they can expand and also look at the existing cities and make sure that they do enough work in these existing cities and build more and more middle income housing.
@ Madhukar, Yeah you are correct Mr Anil. According to me, Bhiwadi and Jaipur are the most profitable locations for the company . The average cost of construction per sq feet for the company ranges from Rs 1200-1400 while the average sale price per square feet is around Rs 3,000.

Hi, It is a very important part of the documentation while buying properties and most of the people will not aware about this certificate. structural safety certificate basically certifies that the structural plans and details of the building submitted for approval satisfy the structural safety requirements for all situations including natural disasters like cyclone and earthquake etc..
Hi, this certificate is mandatory while purchasing any properties and the Municipal Corporation, is supposed to issue such certificates while testing project with more than two safety engineers.

Hi, as a resident of Chennai, I want to highlight some basic locality review for those who are unaware, KK Nagar is one of the known areas of Chennai which has shown marked growth over the years. Starting from the 1970s, when it was established, the area is well connected to other parts of the city.
Yes Raghav, you are right that KK Nagar is one of the prime localities of south Chennai and close to the nearest railway station from KK Nagar is in Mambalam and it is 10 km away from the airport. well connected with other part of Chennai having wide roads and relaxed traffic has been one of the key highlights of KK Nagar but now a day traffic is observed as in increasing trends and people are suffering from traffic congestion.

Hi Ramana, It is good that you have already invest in this area and right now you get good return while selling your property but I personally think that you should wait for next 2 to 3 yrs for maximum return.Minimum value of a plot in Undri sizing from 1000 sq ft starts from Rs 8 to 10 lakh and goes above a crore for a 1 acre plot. All plots available here are freehold, few are new property and whereas some resale.

Q: I am one of the co owners of a 12 flats in a TNHB apartment . The building is pretty old and we are to reconstruct the property . Normally in TNHB allotment schedule of property the footprint of the flat shared with others alone is mentioned in the Sale Deed and not the overall size of the plot. Pl specify if Land patta is required for the same . Also let me know whether we can view the Chennai properties patta online in TN Govt website .

Let me reframe my question . My question is why is patta required for a redevelper as we all have sale Deeds executed with TNHB and to know the ownership details till date EC can be made available with documents details for the flats from the tnreginet .in website . We also have the TNHB provided field orientation plan with all the details of set back and boundaries. If a patta of one of the owners is sufficient for a bank loan then why should everybody have one ? After all it is going to be given as a joint ownership patta . Please clarify my doubt.
