I have booked an apartment in Mantri Navaratna and they had planned to deliver the apartment my Mar/Apr 2013. As of now, I don't think they will be able to make it. Thay have been asking us to make 100% payment even before they finish construction. But the document says to pay 100% only when handover of apartment. As per my knowledge, Floor Space Index (FSI) is the ratio of the total floor area of buildings on a certain location to the size of the land of that location. Chennai Corporation is issuing building permits to all the buildings including CMDA`s special buildings, multi-storey buildings and layouts after taking over the land left over for road portion and the land reserved for open space reservation etc. after the planning permits issued by CMDA.Hi Sridharan,

I am one of the co owners of a 12 flats in a TNHB apartment . The building is pretty old and we are to reconstruct the property . Normally in TNHB allotment schedule of property the footprint of the flat shared with others alone is mentioned in the Sale Deed and not the overall size of the plot. Pl specify if Land patta is required for the same . Also let me know whether we can view the Chennai properties patta online in TN Govt website .

FSI can be availed on all plots adjoining roads that have a minimum width of 30 ft. The premium FSI for plots adjoining roads that have a width of 30 ft or more and below 40 ft is 20 percent of the normal FSI.Ho Parthiban,
