Q: I have booked a flat in LDA srishti apartment flat Kursi rd scheme 3 years back. Can any one please tell me what is the status of project. LDA people even do not pick the phone.

In my point of view, LDA officials have no clue as to when the impending projects would complete . On the other hand, the confused and depressed allottees have been running from pillar to post. Despite giving full payment to LDA after taking loan from banks, people are forced to live in rented houses.

Buyers possibly either an end-user or an investor. In cities like Lucknow, property prices are still rational and most buyers are end-user. So there may be not a lot to lose in contrast to say an unpredictable market the place prices fluctuate within every six months. Price escalations in Lucknow were slow but gradual and ambitious.
People of Lucknow have been stylish on available plots, builder floors and projects of the Lucknow development Authority. However because of the realty growth, the town witnessed launch of premium,high end and affordable housing which prompted buyers looking their own house, high disposable earnings, braveness of investment and watching for excellent return on investment.

Yes LDA colony is indeed a good investment proposition. I have known quite a few people who have invested in LDA colony and have heard quite positive reviews. The success of the Vrindavan Upnagri township project is going to help the overall prices of the whole Gomti region zone 3 including LDA colony. The current prices for residential; apartments in LDA colony is between Rs. 2500 to Rs. 3000 per square feet. You will get a good deal within your budget provided you are flexible in your choice and location. If you can extend your budget a little bit, you may get some real good deals in LDA colony. I could not agree more with the above members reply. Aminanad has traditionally been a hub for artists doing chikankari work and its location is right at the beginning of old Lucknow. There are a few residential apartments available in the region but they all come from small time local developers which somehow do not auger confidence in the hearts and minds of the common people.

Hi Kanika, New Hyderabad is one of the most well known locations in the city that has witnessed a successful transition from kothi culture to high rise apartments. A large number of old kothi owners are demolishing their old housing structures in partnership with various builders and developers to construct high rise residential apartments. You have not mentioned what kind of investment are you thinking of. If you are planning to invest in residential apartments I suggest you to stay away from both these areas as they have been traditional commerce centers of Lucknow with not many residential options available.

While Meena bagh is a famous commercial center, Aish bagh is one of the most well known industrial centers of the city. If you are seeking to invest in an industrial plot of commercial land or shop, you can consider either of the areas according to your branch of business and trade.

I think comparing Meena bagh and Aish bagh regions is totally unjustified as both have a different segment and their own plus points and negative points. As rightly mentioned by the above member, both these regions are not ideal for residential apartments or any kind of residential real estate activity

You can consider LDA colony, New Hyderabad and even Kaiser Bagh if you are seeking to invest in residential real estate in central Lucknow. Yes as far as commercial of industrial usage is concerned both these areas are a good deal because they provide good access to amenities and are well connected to all parts of the city.

We can only give you our honest opinion but at the end of the day you will have to take a call on whether something is right or wrong for you. You have not mentioned your budget so it is hard to judge which is going to be a better deal. I am assuming that you are going to build a house on the plot so consider the costs of building and construction over and above the price of the empty plot. There is no good or bad in any investment decision. The goals for various individuals differ while investing in a region or property. I hope you can find some of the answers because Chowk is a semi residential and semi commercial center. Chowk beiong the epicenter of 'Chikan' and 'Zardozi' embroidery workers attracts a large number of business travelers all through the year.

Hey Gaurav, I have come across SBP Builders who are constructing several residential projects across Mohali. They have 2 & 3 BHK units in various dimensions and looks like the cost of the project are affordable. Hi, yes The Reserve Bank has passed order to banks to scrap penalty on pre-payment of all retail and small corporate loans and do away with fines for failure to maintain minimum balance. spokesperson said that since these loans are on floating rate of interest there is no justification of pre payment charges.
I will support this move by RBI as many banks charge upto 4 % of outstanding loans by citing costs if customers attempt to pre-pay. This often deters customers and is a good revenue stream for some banks.

Hello Everybody!!! We all know that the government has recently identified 98 cities for the Smart City Project. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
Sahi bole Abhijit Ji...... "Jyada Khakar Bimar Hone se Achcha Hai ki Kum Khakar Healthy Rahe"......... Government grants will be leveraged to attract funding from internal and external sources but unless there is a possible business model or guarantee from the centre, this would not be easy. Also, the track record of Public Private Partnership (PPP) projects is at best mixed and when there would be multiple parties involved like the center, states, local bodies and private entities, the task would be even more challenging.

Hi, No one can do anything to unscrupulous Builders. No amount of precaution can save you. Government and Banks joins the builders to swindle the common man. Nothing, just nothing can be done. Isolated cases of justice are exceptions. Rule is to get cheated by Builders/Bankers/Government.
Right Gaurav, The buyer should register the agreement. The court will throw out your case if the agreement is not registered. Allotment letter alone won't help you out in courts. Somehow all the agreements are in favor of the builders. Take utmost care when dealing with such issues.

Hi Ravi, Located in the south eastern fringes of the city, Nagram Road, adjoins Shaheed Path and New Jail Road. It also Path and New Jail Road. It also links the city to Sultanpur via Shaheed Path and Raebareli Bachhrawan via Raebareli road. Easy availability of reasonably priced lands and increasing number of construction on the Nagram Road has grabbed the eyeballs of many developers and builders.

Yep....it's true.......... But it will be more better if buyers classified the checklist into two categories. First and the most important part is list of documents to verify and things to check within the project and respective unit. Before taking the keys from the builder/owner. There are certain documents like Joint development agreement and Tri partite agreement (If any) which a buyer must ask from the builder.

Q: Hi, Myself Manish Kumar Gupta, resident of Sector N/1, Aliganj, Lucknow had booked 2 Bed Room + Study room unit on 18th Sept 2012 in Lucknow Sahara City Home project. My unit number is C20 / 501, Hardoi Bypass Road, Near IIM, Lucknow. I have took 30 Lacs loan from LIC for which I am paying approx. 33k every month to LIC, I have paid almost 95% payment to Sahara. I was expected to get possession on Oct 2014 but so far no possession has been offered. I had 100 of calls with Sahara Management people but no outcome so far, I already took the legal action against them but so far no progress, date after date I am getting from court, no meaningful action taken by court so far. It’s just getting postponed again and again due to various reason. Could anyone of you suggest more option what could be possible to get the possession from these cheater? Sahara chairman is jail almost 2 year, don’t know what to do and how to get my unit or my money back from these corrupt people? Please advise how I can build more pressure on them to handover my possession? Which are all government agencies where I can file complaint against them? A large part of the 106-acre project is incomplete even as bookings began in 2004, work has been continuing at a slow pace. The buyers have paid 75 to 90% of the dues. For those who have paid the entire amount, sale deed is not being drawn up. Recently, Sahara India had offered to give them possession while assuring sale deed would be registered later.
In Nagpur project, i heard that some investors have been demanding their money back but Sahara India is saying that 10% of the amount will be deducted. And now they are replying that their boss Subrata Roy's arrest as the reason for the work not bringing back at Nagpur project that has really come to a break.

Hi friends, Similarly, a State Consumer Disputes Redressal Commission Bench has ordered Sahara Prime City Ltd, a company of Sahara Group, to pay compensation to investors for delay in commencement of its township project in Chennai. The Tamil Nadu Consumer Protection Organisation took up the case of the investors.
As per SEBI report, Sahara purchased land at 103 cities at a cost of 177363.45 lakh. Except 10 cities (Lucknow, Indore, Nagpur, Coimbatore, Jaipur, Ahmedabad, Gwalior, Solapur, Aurangabad and Cochin), the township project did not started anywhere else.

A metro station is proposed in the vicinity and the project is going to have 5 mins connectivity to Agra-Lucknow Taj Expressway. This expressway will connect to Yamuna Expressway through Agra Ring Road, and thus will provide express link between Greater Noida, NCR to Lucknow via Agra. It is just 5 kms from Chaudhary Charan Singh International Airport

As far as payment plan is concerned, at the time of booking, you have to pay 30% of the agreement value, club membership-Rs.1 lakh, for 24 mtr wide road-Rs.50/sq-ft., corner/park facing-Rs.100/sq-ft., IFMS-Rs.45000 and miscellaneous charges-Rs.5000. Apart from that some additional charges like EDC-as per govt. norm, IDC - Rs.100/sq-ft., Power Backup-Rs.25000/KVA (2KVA/Unit Mandatory).
