Q: Does anyone has any update about La Casa, Ghaziabad. I have booked a flat in this project through ASG Developers three months back. But project has not started till date.

Hello Mr Prakash, i was in conversation with a broker there and he was saying that all nationalised andprivate banks have approved for loan including SBI, LIC, PNB, DHFL,HDFC as well as India bulls. The papers are only pending with ICICI bank. @syed . I think that al banks do provide for 80% loan..

Yes Ankur do not worry about the appreciation. See this place is good for long term investment, not short term. So if you are looking for long term, you will be in a profitable place. The project is connected with NH 8, Dwarka Expressway and also there is a proposed metro station.

Residential properties in Manesar have also hopped on to the boom bus, and have witnessed an excellent jump of 35-40 %. IMT Manesar is projected to have a shortfall of over 6 lakh housing units over the next 4-5 years,whereas the availability of authorized housing will only be around 65,000 units in the same period.

According to the reports, more than 91,000 residential units are required for accommodation in Delhi and only 62,000 houses are present. About 29,000 residential units are needed as of now, and this number will only keep on increasing in the future.
See Ankur that is the reason they are coming up with high rise buildings ! As far as land resources are concerned, they are limited in Delhi and there are no option but to convert old two-floor units into multi-storey apartments with all the basic facilities.

well Sanjay, i was told by the broker that there is no problem in buying in any of the 2 towers..according to him,it is just a matter because of money not being given to GDA and once the builders pays him the issue will settle.He was of the view that the end user will not be having any trouble....
sheila, the broker might be right about the whole money related drama. but i personally will not suggest that you look for a house in troubled buildings.... why take unnecessary headache?

oh yes the MDA approvals are there in place and the land too is allotted by them...2 and 3 bhks are available and tehmin size is 1110 sqft.

well this is in ganga nagar in a clam serene locale away from teh pollution of the city but still close enuf to travel freely and all abasic needs r available. this project is next to IIMT,Meerut on 30 m wide road. both residential and commercial space is planned so there are shops within teh complex.. other amenities include 24X7 security, water, intercom, lifts etc in 2 side open apartments with wide balconies and cross ventilation and vastu friendly design.

Q: There are concerns on Crossing republik being 3 sided sorrounded with Dumping ground ( court case in Supreme court), Sewage treatment plant beside golf course and a Crabon polluting factory across the nh24. these three sorroundings are giving a big hit to its future pollution , hygeine and locality. Also its appreciation came on a snail pace after noida extension got a clearance in High court . So Noida extension picked up slowing it down. Indrapuram is hotter place but with lesser planned infra but more accessible. I still feel in future dumping ground and sewage plants can raise a big question on price appreciation and may even depreciate a bit. Its my opnion but yes socitey is too good in its infra and connectivity no doubt. Hope that pulia connecting noida extension and crossing republik gets widend soon!! So please advise what can we expect prospects of Crossing republic down the line 2 years in cost appreciation and 5 years.

The residential space is expected to be completed by Jan 2015 and a total of 45 flats will be there and the 2 bhk costs Approx rs 2500/sq ft for a 1000sqft apartment. the 3 bhk apartment if of 1400 sqft and the rate is rs 2750 /sqft.

I thin i was told of Rs 6000per sq yard and this is in soft launch phase...construction work is scheduled to start in another months time and possession will be in 18 months time.. at the time of work starting the prices are scheduled to be revised. i was told that 50% of the payment has to be made now only and the builder gives an assured return on 1% for the 18 months to possession.

Hello Kapil, I was looking to invest in this project and had visited the site earlier this month , they have a fully functional site office and the construction work is almost complete infact the finishing work is ongoing . the builders are hopeful of handing over possession by December this year.

Well Antara, the plots are from a known and reputed builder and inside an gated complex , so i think its worth. Location wise also sector 88A is pretty good on the dwarka expressway and easy accessibility to Delhi, Gurgaon, international airport, railway station etc.

Hmm.. the builder is decent... His earlier project is SCC heights which is near to sapphire and the project has been completed on time and allotment is going on.... im not sure about the build quality but guess that it might be decent if not the best...

Sure Shilpa, the project has been approved by the GDA and all the paper works are in place.... the broker has advised that this project is the first one to get approval from SBI and so there is all possibility that all private and nationalised banks will happily give loans for this project

well the construction is in the final stages.... almost 85% of the work is completed and possession is expected by 2015.. we should ideally take a 6 months buffer as well so tentatively by mid of 2016 possession will be given..

The authority will have to ensure that the government quickly provided approvals from its end as well as make all stake holders in a project accountable. They further suggested that banks and customers should share responsibility as well..
If a government official or agency delays the project both commercial and residential then he should be made liable for the actions and legal way initiated...

Hi Ankur, List out all deeds of title related to the property under sale. You may be required to give photocopies of the deeds to the potential purchaser. Ascertain the survey number, village and registration district of the property as these details are required for registration of the sale.

Q: I booked an apartment (D-302) in Marvel, Niho Scottish Garden, Indirapuram (UP) in April 2008. At the time of booking, I was told that the apartment will be ready for possession by August 2009. The formal agreement, which we signed, mentions that the apartment will be ready for possession by October 2009. Based on that I paid 95% of the apartment cost in advance. For that I also took home loan from Bank for which I am paying very high interest rate. Now for past so many years I am following up with you but unfortunately the builder is not giving any satisfactory answer. They never informed about the delay in project, change in management, even change in the plan (initially they told two towers of 5 floors each, which they now have changed to one tower of 14 floors and may change it again) etc. There is no written or verbal communication by the company about the delay or any changes. Every time I called them they come up with a new story or excuse. Moreover their staff is changing every time so you deal with new person all the time. So far there is no construction at the site. I am circumspect about this builder. Below is their contact details Niho Construction Limited X – 22 1st Floor, Hauz Khas New Delhi 110016 Ph: 011 - 4165 5803 / 04 I know quite a few other members who also paid good amount of money to this builder. They are also helpless like me. We are thinking of going to the court but unsure of lengthy legal processing. Moreover, builders are known in twisting the contractual clauses to their favor. Request your help and guidance.

Hi, As per my knowledge, you should check with builder regarding the construction plan . Have you checked the plan approvals & other necessary documents before purchasing an apartment ? Ltd. that is located in NH-24, Ghaziabad. It offers 2/3 BHK residential flats. 2bhk from 1150-1365 sq-ft. and 3bhk in 1770 sq-ft. A 2BHK will cost to you Rs. 36.80 lakh to Rs.43.68 lakh onward and for 3BHK around Rs. 56.64 lakh onward. Most leading developers invest a great deal of time on the psychology and marketing impact of the name. The aim, usually, is to convey the value proposition and the market positioning of the project.
I am agree with Ankur..... According to me, the main aim is to bring the value principle of the project. At other times, a name may be aimed at exciting certain desire or hopes in the minds of the target clients. Generally, it is the theme-based or luxury projects and gated townships that are given exotic names. The developer tries to evoke a sense of 'arrival' in the buyers' minds, apart from representing the project's global ambience and exclusiveness.

Q: I have booked flat in Himalaya Tanishq, Flat no Z-4 and was promised that the possession will be given in Jan 2016. In aug 2016 they asked to come and take possession but the completion certificate was not available. After that everytime they said that will be done in a month or 2. In Jan 2018 they asked for remaining money but did not mentioned about possession, when asked that whether flat is ready for possession. office personnel, Mr. Harish misbehaves and threatens.

Strongly agreed Kanchan. One should be must careful while investing with this builder. I have also found many buyers complaining the same. It is as simple as that now you have given all money now where you will go? Every thing except pre booking or pre-sales is so pathetic. Now they do not care about your situation! So, think twice before thinking about Himalaya projects, this may become a nightmare.
All, please share your bad experiences with any builder for that matter. Such information for any builder will always be appreciated and save someone's hard earned money.

Arihant Buildcon is one of the best builders in Delhi-NCR come up with a unique project concept called Arihant Arden. This builder has successfully delivered many residential and commercial projects in Delhi-NCR. At the same time, i found that this prime project is in prime location as all the daily basic necessities are nearby. Sector-1 in Noida Extension is well connected to the other parts of the city such as Faridabad, Gurgaon, Noida, Greater Noida, Ghaziabad, Yamuna Expressway, Delhi, New Delhi etc via strong buses & metro networks. So, the project Arihant Arden Sector-1, Noida Extension, Greater Noida will obviously be a landmark and an iconic project in Delhi-NCR in the year to come.

Hi Kanchan, Nirala Estate Phase-2, Tech Zone IV, Greater Noida is offering 3 BHK flats from 1225 - 1645 sq.ft and its per sq.ft rate is Rs.3389 per sq.ft. A 3 BHK flat will cost you Rs.41.52L - 55.76L onward. Stamp Duty and Registration Charges extra.

Hi Kanchan, A 3 BHK flat in ATS Rhapsody, Sector-1, Noida Extension, Greater Noida is available in 1800 sq.ft and its price is Rs.81.10 onward. Payment plan- You will have to pay 30% of the flat cost at the time of booking, 40% on casting of top floor roof slab, and remaining 30% plus other charges on offer of possession.
