@ Mr Santosh, As a result of hike in development charge from Rs 650 to Rs 800 per sq metre and revision of sector rates, Ghaziabad’s property gets costlier by 25-40%.Parallel to increase in development charge, Ghaziabad district administration has adopted a new policy. Under the new arrangement, new circle rates will be recovered sectorwise. Earlier it was recovered according to area divided into top Hindon and trans-Hindon zones.

Hi.. The budget is very less for a property in Gurgaon. In gurgaon even projects with the affordable tag is price upwards from Rs 50 Lakhs.. in that budget i think you can look at the newly designated areas of L- Zone that is near to dwarka and Gurgaon... Hi Mahek, the builder has also promised a 100% buyback scheme for the buyers of this apartments. the basic price is Rs 8500 under the subvention scheme and after 3 years , should you wish to sell the apartment; developer will buy back at a rate of Rs 10 000/sq ft.

Well Mahek, the project is bang on dwarka expressway and the IGI and Dwrka is just 7-8 kms away. the sector roads and roads in front of the project is quite done and you can see a lot of development happening here.. many good name s like puri, adani, mahindra, shoba , rahejas have project here that are in the initial stages and will be completed in the span of 3 years..

Hi Ankur, In my point of view, the main USP is location of this project. This project is located approximately 3.5 km from planned metro station & 3 km from ALT junction, 3 km from Meerut road tiraha & 3 km from Raj Nagar / Kavi Nagar. This project spreads over 11 acres, having around 7 towers & around more that 1200 units total.

yes of course kanika, for a middle income group it is a futile dream of owning house in delhi or noida. Mohan nagar has affordable properties where you can invest in or even start living in. many projects are redy to move in and the area is well connected as well.
Yea, Ankur is right.... you can speand all your money and either go for a small apartment in Noida/delhi or get a bigger apartment in Mohan nagar. this place has an advantage of being close to Noida, delhi as well as other parts of Ghaziabad.

Well kanika, i was conversing with a broker for this project and he told me about a resale that he did for one of his clients.. it seems that the client has paid around 7 lakhs and in 6 months he sold it for a profit of 5 lakh rupees... also this is part of the prestigious township project called wave city..so surely you can see good appreciations.

Well in this 4500acre township both residential and commercial projects are planned.. there will be schools, hospitals , malls, retail shops, iscon temple gurudwara etc inside the campus and the other fetaures offered is 2 tier security , power back up etc... the towers of gulmohar vatika will be in sector 5 of the wave city.

Well as far as i am aware , the whole township has the GDA approval and all major nationalised and private banks are providing 80%loan for this project. banks like SBI, HDFC,ICICI,PNB,LIC etc... this is enroute from indirapuram to hapur after lalkuan and there is the columbia asia hospital on the other side of the road..overall i will say it does have a good locational advantage.

HI Madhav, yeah i spoke to the builder and he says that the registration is postponed due to elections... he says that as per the aachar listed by the election commission, the society registration cannot happen.. after the results are announced by end of may the registration and possession will happen.
Yea, even i panicked and called and he confirmed that this will be done by end of may and if the 100% payment has been done then work on the finishing like modular kitchens etc will start and be completed and handed over to owners by May end, June 2014.

Hi Deepika there is availability of plots and you can visit the site to choose a plot of your choice. The price is Ts 7000 per sq yards and various sizes are available starting from 50 sq yards onwards... however the price may vary slightly for the location is premier.

The GDA is planning a single window clearance system so that the approvals time for projects can be reduced. They further plan to develop a common centre for not just Ghaziabad but also Noida, Greater Noida and Yamuna Expressway; infact a committee has already been formed to study the process and streamline the procedure.
That will be a really good move by the GDA as presently the approvals are required at 3 levels- urban local bodies, secondly for water and sewage connection as well as fire clearance and finally from the central government levels regarding civil aviation and environmental clearance.

well Tushar, there are 2 and 3 bhks... 2 bhk is of only one size that is 794 sqft and i will suggest that only as an investment area and 3 bhks are of 1075/1275/1400 sqft and are big and with a good layout. i was told that this is a 3 acre project with 6 blocks and roughly 500-600 units...

yeah, even i read that the DDA has a proposal to make a big housing project for the elderly built with government participation. It is expected to be in 24 acres land at Rohini. Some 4,500 one-room flats will be constructed that can be rented to the elderly with common kitchens, canteens, medical and recreational facilities.

Hi Padma. the ongoing rate is approximately around Rs 11700 per sqft. they have quite a few configurations starting from 1 bhk units to 4 bhks units... i was looking for a 2 bhk and so the size of 2 bhks is around 980sqft.

I visited this property yesterday and was convinced but the problem is that this is not GDA approved. It's jila panchayat approved since it lies outside GDA ranges. So bank loans will be a problem so I am thinking to reconsider and go to a builder in Raj Nagar Extension. Can anybody guide me about Raj Nagar extension? I am getting a 980 sq ft 2 BHK flat in 28.66 lacs.

The Vaishali Delhi Metro Station is at a distance of just 5-km and there are plenty of intercity buses from the ISBT located just 3-km away. Plans for the Metro line at Arthala, which would be situated at a distance of just 2-km from Raj Nagar Extension, would be another boost to the locality connectivity.

Hi Ankur, The city municipal corporation has proposed a 20% tax rebate for residents who clear their dues on time. The proposal will be presented to the board of the civic body for approval in its next meeting. Once approved, it is likely to come into effect from the financial year 2015-16.
As per my knowledge, bills pertaining to house tax, sewerage tax and water tax across the city are computed by the civic body annually from April to March of each financial year. The bills are then issued to residents from the month of May. It will be a fine deal for those who are paying their all taxes in time. & those who are not, they can at least try to clear all their taxes in time & get 20% rebate.

On 23rd May 2016, residents of Paras Tierea Society in Sector-137, protested against the builder alleging poor quality of construction, high maintenance charges and lack of security in the locality. Even, the building doesn't have sufficient power back up. Residents are complaining that many home appliances have been affecting due to due to poor quality of power supply.
Hi Anup, I am one of the residents of Paras Tierea, Sector-137. We have made complain to the builders many times but the request has fallen on deaf ears. It has been 2 yrs. since we moved in but the builder has not cleaned the basements for parking of cars. Also, the club house and security are yet to be handed over. There is a major problem of seepage that the builder always ignores.

Hi Abhishek, What if a builder has got the APF No and still giving possession late? Do you think that thousands of builders whose projects are delayed by 2-10 years will not have APF NO. How do they mentioned in their brochure and sites that blaahh......blaahh.....project is approved by blaahh.....blaahh banks? Q: Dear all , This is a warning letter for everybody. Bestech group ,which is involved I real estate business is neither ,refunding the money given nor delivering the property possession. So be careful paying them money or buying from them any property !!!!

Did you discuss with the builder about your issue? Take the advice of a legal expert in this matter and send builder a legal notice. If he is still neglecting your mail then file a consumer suite against the builder and ask for the refund along with interest for the delay.Did you discuss with the builder about your issue?
