Project--paramount golfforreste Initially they never cancelled the allotment and continued to get the money after paying for more then 2yrs now they have levied late payments charges after recovering 90% payment. Lot of my friends wish to sell it out. Friends its trap. They dont even deal directly and no will ever give you the real picture. They wont give possession before 2014 and they started taing money from March-2010 onwards.

Q: Earlier there marketing teans used to sell the flats with Credit Note Assurance and some of them have even sold the apartments on the basis that there is no Car parkig fees as its free.They still haven't mentioned this in there Rate list ,they are Charging it as Facility Charges.

Hi Arvind, According to me, this project is divided in to two phases. Phase 1- having 955 sq-ft 2 BHK is expected to be delivered around December 2015. This phase has around 6 blocks total. Currently internal furnishing work is going on. And phase 2, construction is on full swing. Construction has started for 8-10 months. Brick & plaster work already completed. Expected possession of this project is around 2018 December.

Hi Zuned, As per different sources, in Bisrakh village, land mafia had plotted an unauthorized colony on the Hindon flood zone. We crushed more than 50 structures, including site office space of unapproved builders/developers, their booking office as well as roads. HI Nisha, In my opinion, all the above said locations are best for investment. Each one of the location has their positive & negative points. But major thing is how to determine the location for you? Actually first you have to decide how you want to invest? How much is your budget? Then by checking the locality price trend , you can identify where you will invest?

Q: As per U.P. apartment act it is unlawful to ask for maintenance charges in favor of builder sister/ associate firm, but as usual builder will compel/ harass you to make such payment at the time of possession. Anyhow how much should builder charge for annual maintenance of a newly built tower of 24 floors.

Hi Aiza, I had a conversation with a Noida Builder regarding a project called Paramount floraville, I asked maintenance charge and was told Rs1.6/sq-ft + ST. Is it worth paying Rs.1.6/sq-ft. for maintenance charges?

The information which you have provided above is not complete without details of what exactly is included in this figure of Rs 1.6/sq-ft. and what overheads are to be paid over and above this. For example, builders are also charging for club, water, common area electricity, minimum monthly for electricity for flats and minimum monthly for gensets even if flat is kept locked after maintenance.
