If govt ask to pay 5%+ int, this will be injustice for all the people who purchased property during said period. Because, govt has later realized that it is a exuberant amount they are charging and later on resorted to 1 % tax after 1 Apr 2010. So, why this injustice to the people who purchased in the that 4 year period? This is illogical and injustice.
True Sandeep, Effective 1st June 2015, the service tax is currently 14% of the 25% of the total agreement value for properties below Rs 1 cr or 2000 sq. ft. area in size. For properties exceeding or equal to Rs 1 crore or more than 2000 sq. ft. area, the service tax is 14% of 30% of the total agreement value.

Hi Ajay, the saleable area for 2 BHK apartments is 1150 sqft and for 3 BHK is 1611 sqft.. That can vary also.. It can be built up area as well..

As per a rule which has been passed recently mentions that a builder should calculate prices only upon carpet area; else it will be illegal.

Hi all, In case of delay in project, the builder is legally responsible to refund the amount paid with interest (for the period of delay) as there has been a violation of contract. A promoter, who constructs or intends to construct either commercial or residential building, shall define in writing, the date by which possession of the flat is to be handed over.

You will have to pay up all your existing investments (fixed deposits, stocks, equity funds and even the Provident Fund) to raise about Rs 16-20 lakh for the downpayment. The balance Rs 80-84 lakh, if borrowed at 10% for 20 years, it means an EMI of Rs 72000-77200, which is roughly 60% of your combined monthly income of Rs 1.3 lakh. Really an eye opener, the home loan EMI should be around 40% of your net household income. But that is if you don't have other loans. A high EMI outgo can put your household budget under pressure.

Right Kalki...... All those launched programmes need to be implemented successfully ......."Thoda Khaye But Achcha Khaye" .....Govt. should think over this policy first.... If we look at the list of cities which have been selected as smart city, many of them would already have annual municipal budgets running into multiple times of this figure. On the other hand, there are few states which have shown doubt for implementing the scheme and if there is not enough support from them in terms of funding and administrative help, it would be difficult to take this scheme to its reasonable result.

Yes, The state road development corporation is planning to tap its existing land bank and acquiring more, with the chief minister having given an in-principle signal to appoint the corporation as a special planning agency for certain areas. MSRDC has a land bank of about 500 hectare spread across 24 plots along the Mumbai-Pune Expressway. Of the 24 plots, 3 are in the Panvel taluka, 8 in Khalapur, and 13 in the Maval taluka. A vast majority of these plots remain unused.
Even they are planning to acquire land for developing the stretch beyond Lonavala after the ghat section. A majority of the land prior to the ghat section falls in an eco-sensitive zone. They plan to acquire land to have a bank of about 1000-1500 hectares to develop about 2-3 smart cities. The plan is still in its beginning stages and a detailed project report will take time.

Even MSRDC officials briefly discussed the proposal of building smart cities along the 95-km Mumbai-Pune Expressway with Chief Minister Devendra Fadnavis. The chief minister agreed to appoint MSRDC as the special planning authority for certain areas to help the cash-strapped corporation better utilise its land bank and boost its drying finances.
As per a presentation that MSRDC officials made to Fadnavis, designating MSRDC as a special planning authority along major transport corridors and ring roads will authorize the corporation in many ways. It will allow the MSRDC to award Transfer of Development Rights against the construction of roads and for acquisition of land.

Right BIkram, We have already seen the result last year in June when the Port Trust proposed a real estate development plan for all of its land in a bid to get back its luck and proposed to give 1000 acres of land for the city's development and submitted the plan to the minister but still pending.

Right Devika, In a bid to provide the much-needed boost to India's port sector, finance minister Arun Jaitley had said in the Union Budget 2015-16 that the government would encourage major port trusts to become companies under the Companies Act, in turn paving the way for the entities to become self governing.
It is also heard that about half the total land at Mumbai port is being used for operational purposes and so even if this much portion of the asset gets valued (upon corporatisation), it will be a very substantial amount. The value of land around Mumbai Port would be about Rs 60-70 crore/acre as a conservative rate, this is if the land is in the government circle, while private land would be about Rs 100 crore/acre.

Yes, tt present, there are 16000 tenements in the BDD chawls. The total rent paid by them to the PWD amounts to Rs 60 lakh every year. Right Rajat, Nala Sopara has good connectivity to Mumbai via road and rail. Western Express Highway and part of NH-8. It is the most important road that connects Nala Sopara with the rest of Mumbai.Ghodbunder Road connects to NH-8, providing connectivity to Vasai-Virar and Thane as well as Navi Mumbai. There are regular BEST and VVMT buses easily available for public transport.

Thanks Ketal, It is also heard that there are complaints of neglected sewage being released into Powai Lake. There is also a significant growth of water hyacinth here. Don't you think that it leads to an environmental issue.

Hi Arushi, I have read somewhere that Housing.com has taken up a lease of 1.5 lakh sq. ft. in Powai's Hiranandani Complex in Mar 12, 2015. Powai is growing as Mumbais new start-up valley as it is seeing a good number of start-ups in recent times. Some of the recent start-ups consist of Powai Lake Ventures and Tiny Owl in Dec 2, 2014.

@Vinay, According to me, one major factor which give preference to the land regulation bill is the improvement of 13 Acts ruled out in the December 2013 draft, including some important ones such as Coal Bearing Areas Act of 1957 and the Atomic Energy Act of 1962. Their exemption could have made the bill appropriate in a comparatively small number of cases.

Hello Shalini, Ani Anu Sri Balaji Enclave is a MHADA approved project and all the approvals are in place. Currently, HDFC has approved this project for housing loan but at the end of this moth some more banks will be added. They are waiting for their approval.

@rajat, State Bank of India reduced their interest rates on home loans by 15 basic points. The new rates are placed at 9.70% as compared to 9.85%. Interest rates play an important role in qualifying for and servicing a home loan but with the floating rate one can utilize of this benefit.

Hi Sandeep, Apart from that, there are an easy way to verify that the project has clean paperwork or not. Just ask for loan approval documents. If it has loan approvals from financial institutions. Banks have strict lending rules and do their necessary due diligence before clearing loan. Hi Saran, In order to boost the expansion of industries in the Mumbai Metropolitan Region, the Maharashtra State Govt. scrapped the Industrial Location Policy. This means that industries can now take up expansion and modernization without having to seek permission from the industries dept. The Bombay HC recently asked the state urban development department's response on whether the department had carried out an impact assessment before directing implementation of a rental housing scheme in various parts of Mumbai Metropolitan Region. @Ravindra, I think they wanted themselves to keep in limelight . As per Md. Salim Of CPI (M) asked farmers to force their respective MPs to take the right attitude so as to make sure government changes its stand on the bill. According to him farmers will feel cheated, if they rely on Parliamentarians. So, force their respective Parliamentarians to force government to change its approach.

Mumbai is surrounded by water on 3-sides, as a result, Mumbai has never seen circular development like most other Indian cities. Development was always one-directional from the South towards the Northern suburbs..

Q: Swami Developer Builder Survey no 245/2b ,216,217 at New Panvel Site at Shivkar confirmed Stamp Duty registration Free , DHFL was marketing partner .while booking the dhfl exetutive confirmed that stamp duty registration is free is 20 % payment is made within one month time of flat cost in Jan 2014. Now till Nov 2015 there is not works started as Swami developers has to get all approvals cleared from CIDOC . Now Swami developers says that stamp duty has to be paid by me. While booking he mentioned all Legal charges Free on Receipt provided. Please let me know what can be done in such a case against Builder. I am vinay K form Mumbai Goregaon . Please Suggest.

Was there a written document provided to you regarding the Stamp duty free registration? If not there isn't much you can do, maybe consumer court. But if there is a written document you could take legal action. Also stamp duty is hardly ever excused, so it sounds a bit fishy.
Yes, if you have any proof which indicate that builder has promised you stamp duty free registration then you can take a legal action otherwise it is very difficult to get. It only happen with you or with all the buyers. Had they mentioned it in brochure?

Hi Vinay, You bought flat from builder not from worker. Every decision related to project taken by the builder. So, without builders knowledge, it is not possible. Did you talk with the other owners of the flat? You are the only who facing the issue or few more having the same issue.
I think you should consult with a property lawyer with the first receipt of payment. See, what he says then proceed accordingly. Did the builder stop booking in absence of worker? I am sure builder knows everything. Put pressure on him.

I am quite shocked that how ruling BJP had approved the hike in the general body meeting through a voice vote. Disappointment has seen in the several political party. City units of Congress, Shiv Sena and AAP too have stepped up their protest against the hike. AAP had taken out protest march in city on Friday to protest the hike.
Even, municipal commissioner has come out with hoardings in the city explaining the civic administration's stand over the hike. In his public declaration, the commissioner has agreed that the last revision of tax in year 2012 was faulty and manipulated by some employees and officers in tax department.

Hi Vaishali, All the projects in the area (Panve, New Panvel, Powai) are delayed due to Naina project. There are around 180 project that are are under hold. Naina plan are now approved by cidco & sent to CM office for further approval. My analysis says, Lodha project on Taloja Road junction on Katainaka to Badlapur Road will make difference to area. The flat there is costing around 45 lakhs for 1BHK where as Ambernath just 10-mins drive from there, flats here are available at under 25 lakh for 1BHK. Hi folks, If we talk about its connectivity then i would must like to mention some points here that Ambernath West is well linked to other parts of Mumbai via road, rail and public transport. The Nath Railway Station is 2.5 kms and the Kalyan Railway Station is 10.1 kms away via the Kalyan-Badlapur Road. The International Airport is located at a distance of 53.3 kms from Ambernath East via the Eastern Highway.
