Hi friends, Unlike Pune Municipal Corporation which has been constantly facing severe fire over garbage disposal from villagers of Urali Devachi and Phursungi, the protests faced by Pimpri-Chinchwad Municipal Corporation from residents living near its Moshi garbage depot are largely infrequent and mostly muted. As a result, the PCMC had planned another garbage depot in Punawale besides implementing a buffer zone plan around the depot, which the civic body believes would help soften protests.
Yes, and this garbage depot would be around 1km from the Ravet bund, from where the PCMC and the Maharashtra Industrial Development Corporation draw water to supply to the entire city. Besides, large trees would have to be cut to set up the garbage depot.

Its not a Garbage Depot, it’s a proposed SWMP (Solid waste Management Plant). There are existing SWMP in Koregaon park, Aundh, VIman Nagar, also one is coming up in balewadi. So, I believe people have not stopped living in these areas, in fact these are amongst the most developed & preferred residential areas of Pune. Since you have already done some research on the Proposed SWMP of Punawale, I would suggest to do get a feedback on the above mentioned location SWMP also, in terms of smell in vicinity, trucks movement, & open land of Garbage dumping. Our project is located in Survey No. 17 & the Proposed SWMP is in Survey No. 24 & 25, so geographically it is in Punawale but location wise it is in Hinjewadi. There would be multiple access points to that point, Punawale road will be one of those. Please check the following links from PCMC web site & attached files. I agree with you Ujwal........If Pimple Saudagar took 10+ yrs to become habitable, then PCMC still has to develop Tathawade and Wakad first. If Hhinjewadi comes under PCMC, then Hinjewadi will take priority. Punewale will take a long time. Why prices in Puneville are higher than Wakad and Hinjewadi?

The Project is a total waste of time & resources! We had invested back in 2011 and till 2014 they have not even completed the plint work Moreso they have changed the payment according to their own whims and fancies without intimation and now are sending demand letters without showing any progress at all !
Hi Ancel, The act of the builder as alleged in your post amounts to unfair trade practice and deficiency of service. On this ground you can file case in the consumer forum therefrom you can claim for damages and compensation and return of your penal amount which you have already given to the builder.

Right Kishore, The Board of GIFT Company today approved their request. The allotment is expected to bring in investment of around Rs. 200 crore and will generate employment for around 2500 persons in next 3 years.

Hi all, Have you read the news that Maharashtra government is throwing away the Mumbai Development plan 2034? Do you know that it may throw the realty market into further mess, with deals for land packages, redevelopment projects and even private equity transactions for financing these projects in Mumbai getting stuck due to lack of clearness on the city's proposed development plan.
Right Ketal, Municipal Corporation of Greater Mumbai declared the new Development Plan 2034, getting huge complaints for large number of mistakes in the suggested plan, making the state government to throw away it. It has also asked the civic body to modify it in 4 months.

It means developers will have to wait to study the plans and their effects before launching new projects. In the meanwhile, supply of new units may fall, which will help in clearing the existing unsold inventory to some level. Right !!!!!

Well Keshav, Property Tax is calculated on the basis of built - up area of the building/property. is calculated considering following factors: 1) 1) built - up area of the property, 2) type of property - residential / Non-residential / mixed/ miscellaneous/Industrial / open land, 3) per square foot annual ratable value of the property in the area where the property is situated and 4) type of construction - RCC construction / Simple construction / Shed.
Okey....In case no objection is raised it takes 21 days. If objection is received, it takes 45 days to complete the Property tax Assessment process. There are 2 ways to get your property tax bill :- 1) the employees of Municipal Corporation distribute the bills at the Property location, 2) you can get it from concerned Ward Office wherein your property is situated. You may also visit Municipal Corporation's website: www.pcmcindia.gov.in e-services Property tax & water tax bill link and download the bill.

@Rajiv, It is also heard that owner are willing to pay the property tax but not the unfair penalty. But as per the civic body, they will first collect the penalty and then the property tax and people are not paying either.

Right Anand, In such situation one can take action against the builder if there is a clause in their agreement for compensation on delay possession. As per City MP Anil Shirole said Pune's proposal to the central government for its inclusion in the Smart City programme has given a thrust to environmental concerns and the impact of climate change and has suggested measures to mitigate the impact. We are moving towards a long-term policy to build climate-resilient capacity of the city.
Nearby environmental change can be controlled by neighborhood arranging. The best illustration is of Bangalore city where organizers chose to handle rising temperature with streamlining development exercises and securing greeneries.

Q: The realty markets is facing a horrific slowdown, with sales down desperately and the inventory of unsold flats piling up. Even investors in property are facing the heat.
My comments to replies
If somebody ask to me, will the prices fall? I will say yes. However, a correction does not mean that real estate prices will come down by 30-40%. A 30-40% come down mean, there is a crash in property market and it can happen only when the economy goes into a recession. But our economy is doing extremely well now, the GDP is growing at a good pace, inflation is down and PE Investors are investing in both manufacturing and e-com businesses.
But we can not forget that the long term investors are holding on, hoping for better days ahead, short-term investors are getting nervous and have started selling below the brochure rates offered by the builders. The only worry for the short-term investors is the drop in transaction volumes. Short-term investors like to book profit in their existing investments before putting in more money.

You both are right!!!! They read the market condition very well. It is also come to heard that Kolkata's Forum Project Holdings too has done a bulk sale to Piramal at its BKC project. Bulk sale gives huge money coming in up-front and it helps developer is not loading debt or interest. Rather than selling the apartments to 10 different buyers over 3 years, they can get the entire money today by doing a bulk sale.
No doubt, buyers will only stay with reliable developers but the deeper the distress, the deeper will be the discount the developer must cough up. An attractive price alone will give fund managers staying power and allow them to make good returns so they are also taking care to structure the transactions proficiently..

Having made part of the expenditure, developers claim it is difficult for them to lower the price for all customers.

Hi Atin, There is vast process of getting convert your land from agricultural to non agricultural. For that, you can get information from Revenue department. You have to pay some fixed amount to that department according to size of land for this permission. You have to choose the type of NA . For example Commercial NA, Industrial NA etc. According to zoning rules you can choose them. Hi Mitra, To begin with, the flats in the project are right in your budget costing between Rs.30 to 45 lakhs excluding VAT, service tax and registration. Still, it will be well in your budget. The area is well connected with the express highway and bus stops of PCMC, with fair number of buses. Being close to Hinjewadi, it is also in close proximity with various schools, collages and other utilities. So it might be a good option.
Hello sir!!! But when i go through the different forum sites, i found that the project has many issues such as quality of construction is very poor, amenities are very limited, approach road is still muddy and Kacha etc.

Location plays major role in deciding property rate. Q: Hillock towers reviews, hillock towers by artharaj realty, Somatane phata, Artharaj realty reviews is fraud/ cheat builder. I request all you to go through below points before making any advancement with this builder. 1. While booking flat he showed Hillock Towers Town planning approved plan of A&B wing, Also you can see B wing in model, brochure, internet etc. Now he is claiming that he is not getting B wing land as original owner is refusing to sell. At the time of booking flat he claimed to have that land. 2. Possession date committed for A-wing with amenities as Dec 2014 but yet there is no progress on that. 3. He wont give you approved Plan/ TP sanctioned plan / Parking layout etc with the agreement as he dont have it yet.other builders would give you it upfront. 4. Also he will not send / show you agreement copy in advance so that you could get hidden clauses. such as possession date after 30 months no exact date. 5. He will just take away your money and start another site with your money. we almost group of 40 people have paid 90% amount yet to get clarity on possession. 6. This builder has no good background Jaydeep/Ravi/Abhay no one would want to see you once you make agreement instead always buy from reputed builders. 7. If you don't believe go to site and ask him above questions and see the progress of Hillock towers which was suppose to be ready with amenities in Dec 2014.

If they are not providing the said amenities or if there is any changes in floor plan, you can take the legal action against the developer. Hello Sharbani, Only few plots are available from builder as well as in resale option. Yes, for investment point of view, Pirangut is the best locality in Pune. It is is 20 kilometers from Pune central. It is well-connected to other parts of the city via road, rail and public transport. The Temghar Road is only 1.4 kilometers and connects Pirangut to Gadewadi, Lalghar, Khan Nagar and Uravade. Pirangut is also connected to the Bypass Road which further connects it to the Pune- Expressway, making it easy to connect with Mumbai. All the basic necessities are nearby to this project. So, locality is good for investment as well as for end use.

Hi Anjali!!! Yes, PCMC has planned a garbage depot in Punawale to solve the rising protests in Moshi over garbage disposal. The depot will be spread over 60 acres. However, work has not yet started, as approval from the state government is awaited. Once, it will be started then govt will take the necessary step to reduce he stink.
@Anjali, Even the court has ordered the PMC to shift the garbage depo from Uruli Devachi and Phursungi to an alternative location. But PMC is saying that it is seeking renewal of authorization from The Maharashtra Pollution Control Board not only for the landfill activity but also for a new Garbage Processing plant.

I searched a lot about this developer in multiple forum sites, but there is no negative reviews against them. I think you should go for it. I am agree with Bhaskar. But Moshi presently is also one of the most affordable regions in PCMC area as property rates are very reasonable as compared to other parts of the town. Spine Road, where a luxury housing project is located, has become one of the most talked about infrastructure development in PCMC area. You can expect 5-7% appreciation in capital value in yearly basis.I am agree with Bhaskar. HI Sneha, If you are planning to buy a flat in Perfect 10, Balewadi, Pune. Then i would like to give you some information about the locality. The Baner-Balewadi area may be a hub of development, but basic amenities such as water supply are still sadly, despite ample supply in the dams. Even Bombay High Court (HC) issued a warning to the Pune Municipal Corporation over its discriminatory approach and ordered that no new construction was to be allowed in the area, unless the civic body takes concrete steps towards tackling the acute water shortage. So, visit the project site and check all those issues then proceed.

Q: I am new to Pune and have relocated with my family last week. We have been viewing few apartments in Kharadi to stay on a rental basis and have shortlisted Forest County and Pittie Kourtyard. We like both the apartments, however find it unable to decide. We prefer the Forest County community, however we prefer the flat interiors and layout in pittie. Hi Sneha, Earlier there was water issue in the society but now it has been resolved as there are two borewel has been fixed last year. Now residents have no issue with the current situation of the society. They are living happily there.
I am agree with Aarti, Four months back i visited the place and its surrounding areas. I have seen no of shops around the place have increased. Overall, construction quality is good and flats are spacious enough and its worth buying.

Really, can you share some transparent deal with the buyers? I have only bad experience with them. And not only me those who have invested in their residential plot projects are still waiting for their plot possession. Those who have canceled their booking are still waiting for their refund amount.
Hello Snehal, Do you think that those who have given their feedback on multiple forum sites are not genuine buyers? And those messages which are only appreciating the builder are from their own team. Buyers have no time to post such big post. There are many court cases and FIR filed against the builder in Consumer Court as well as in Pune Police Station.

Hello Mahendra, In Maharashtra, only an agriculturist can purchase agriculture land. If you willing to purchase agricultural land, you will need prior permission of collector of that area. Transfer to non-agriculturist prohibited under section-63. No sale, gift, exchange or lease of any land shall be valid in favor of a person who is not an agriculturist.
However, as per expert lawyer, under certain condition collector may grant permission for transfer i.e. a) Such a person bona fide requires the land for a non-agricultural purpose, or b) The land is required for the benefit of an industrial or commercial undertaking or educational or charitable institutions, or c) Such land being mortgaged, mortgage has obtained from collector, a certificate that he intends to take the profession of an agriculturist and agrees to cultivate the land personally or, d) The land is required by Co-operative Society or, e) Such land is being sold in execution of a decree of a civil court or recovering arrear of land revenue.
