But PMC should know it that over 90% of the residents here are from Armed Forces. They have made houses with their hard-earned money. I believe if it is necessary for the government to demolish the houses for security reasons, the people should be given alternate accommodation.

Q: The Lake District Project is delayed beyond comprehension. We have booked a 2BHK Flat in Bldg C4 in Jan 2011 which is a part of the Phase1. As per the agreement the Apt should have been handed over by Dec 2012 considering all the grace periods of more than 6 months. The building has only reached 6th floor out of the 12. How many are such agreived parties? Can we join together and issue a notice to the builder?

Hi Has the builder contacted any of the members for the handover of the flat and if so are they asking any of you guys to sign some indemnity bond indicating that you give up all your claims for the delay in the delivery of the Flat. As i can see that project is delayed by almost 2 years in that case you should take the advice of a legal expert or you can file a case in consumer forum for delay in possession. You can also take the help of a legal adviser and ask him that what is the possible way to get our possession and the compensation amount as well.

It is an efforts to get the latest updates on the real estate. Because, people have to face a lot of difficulty during their home buying. This discussion will really help them a lot. Even i heard that the panel recommended that promoters should get their accounts audited within 6 months after the close of every financial year by a practicing chartered accountant.

I don't think it will come into force soon. The Congress members have also demanded that the regulatory law be made applicable to all realty projects without making any exceptions. The panel has recommended inclusion of smaller sized projects under the limit of the regulatory authority but it has limited it to plots larger than 500 sq-mt or with 8 apartments or more.
Good Morning Dhananjay, If i am not wrong, Congress want to divert the mind of the NDA because their view in the form of dissent note by Congress has surprised many, as even the original bill that NDA government had brought to the Parliament had the provision that all projects could register with the regulator only if these were developed on plots measuring more than 1000 sq-mtr.

Currently, this bill has been referred by Rajya Sabha to a select committee on May 6 for its examination with instruction to submit its report by the last day of the first week of the current monsoon session. And it is expected that the 21-member committee headed by BJP member Anil Madhav Dave is likely to submit the report this week.

Hi Ramdas, As such there is no upper limit to the amount you can pay as down payment.It all depends on how much cash you can manage to set aside. The more you are able to pay as down payment, the lesser is the amount of loan taken from a bank, resulting in easier monthly payments or shorter loan tenure.Normally Builder asked for 20 % of the total amount as a down payment.

Always keep in mind when you are going for buying property :- 1) They create artificial scarcity and try to rush you, 2) Don't show the eagerness to buy, 3) do not do any booking only on the basis of the brochure, some presentation or looking at a sample flat, 4) don't feel shy about asking legal documents, 5) Say that you are seeing other nearby projects as well, 6) Dont be tempted with awesome deals and discounts, they are well designed, 7) Ask which all banks have approved the project, 8) Don't get over obsessed with the upcoming infrastructure.Good Morning Rohan!!!! Hello Himangi, This rise in demand between 2009 and 2013 saw prices double in some markets. For example, Noida Extension was the one of the key markets in the National Capital Region where prices almost doubled from Rs 1830/sq.ft. to Rs 3476/sq.ft. between March 2010 and March 2013.
Even the prices in Panvel, Mumbai, rose from Rs 2904/sq.ft. to Rs 4898/sq.ft. Similarly, prices in Whitefield, Bengaluru, went up from Rs 2400/sq.ft. to Rs 4134/sq.ft. during the period. But things have worsened after 2013. Since then, prices have declined. The asset class turned out to be 2nd worst performer in 2014/15, when equities returned 25%.

@Karan, Overall, sales remained same as in 2014. However, realtors are confident of turnaround in 2016, banking on the RBI's move to reduce key interest rate by 125 basis points and the government's steps like easing of FDI rules and launch of Housing for All and Smart Cities schemes that could provide new growth opportunity for the sector.

Right Rohit, And the team will coordinate with the ministries of the central and state government, particularly the urban development department, which is implementing projects under JNNURM, Swacch Bharat and Amrut.
But still the effective management of the projects and reforms requires an onsite team and experts. In the last 10 years, PCMC officials has implemented infrastructure projects worth Rs 2400 crore under the JNNURM mission.

Hi, The possession which is long due is still not in sight. The builder is also not compensating for the long delay. The buyers in the JADE project put-up protest last month. The builder did not come initially and sent his sales team to speak to the residents on Dharna but buyers refused to move. At last the situation became difficult and police was called. The buyers are very angry and demanding compensation and possession ASAP. Only god knows when will they hand over the possession.
Hi Abhijit, I think you should visit the developers office and try to know the ground reality. Don't go with the rumors. May be their past employees have been posting negative feedback or developers themselves giving positive feedback on forum sites. So, better once visit the office.

Even Milestone Capital too has in-house property management expertise which it utilises in active management of its investments. By moving from pure investing models to investment management models, a fund manager can not only monitor the investment well but also offer various value additions to create a possibility of a better valuation for exit.

Only a few major cases, they have not shied away from taking control of the project and bringing the development back on track to provide it the expected exits.
Hi Dev, The worry for investors also rises from the experience of many PE funds that invested since 2006 where the project either did not see light of day or got delayed, impacting returns that these funds were targeting for their limited partners.

Yes, IOD and CC, Collectrate approvals are in place, PMRDA has approved this project and almost all the leading banks and financial institutions such as SBI, HDFC, Indiabulls, DHFL, ICICI, Axis banks etc. have approved this project.

I think, property rates in Dhanori has doubled in last 5 years. Dhanori has gained attention of all the major builder of Pune due to its growth and large demand. You can see Sahara city came up, Pride city came up and many big townships has come up and lot more are coming up in dDhanori. Infrastructure and connectivity is also good. This is the best time to sell your property in Dhanori if you are getting a good appreciation.
Hi Ashish, Yes, at what rate you had bought you 2bhk flat in Dhanori? As price in Dhanori has doubled in 5 yrs. So, if you getting a good return, you should sell your property of Dhanori. On the other hand, Sinhagad Road is shedding its image as a border area. And will take some time to develop as some of good schools, hospitals, engineering and management colleges in the vicinity. And this area has a potential for becoming a residential hub in near future.

Yes, it is true Nikhil, And seeing the current scenario, i can say that Ravet's price should not be more than 4200/sq-ft whereas they are current charging Rs. 4750/sq-ft. Secondly, this project is still under construction and don't know that they will deliver the project on time or not. As per the developer, project's possession date will be March, 2017.

They are known for their contemporary designs, innovation and completion of projects within the most strict time schedule. On the other hand, they have only one project in Ravet, Pune i.e. Sai Platina and project is still under construction so, it is very difficult to say about a new builder. So better, check all the legal approvals before booking ur units.

Are you sure that builder will give possession of this 50% complete building on time? And registration amount went to govt's account, so your builder can't get it back. He is just giving you false promises. @Ramdas ..... Majestique City offers only 1/2 bhk layout options. The floor plans range from 577-1192 sq-ft. Sizes are varies from 577-607 sq-ft. in 1BHK and 793-1192 sq-ft. in 2BHK. It's current price will be Rs.3899/sq-ft. A 1BHK will cost to you Rs. 22.50L to 23.42L onward and for 2BHK it will be Rs.29.90L to Rs.44L onward. The site of Majestique City is spread over 14 acres. There are 7 towers, each rising to 13 floors. Price and location wise it seems like a reasonable purchase. The projects lacks in amenities which could have been provided for given the no. of residential units planned.

It is strategically located at Survey No. 277, Maan Village, Taluka Mulshi, next to Virgo Engineers, near Rajiv Gandhi Infotech Park Ph-2. industries on both sides of the road to High Mont were closed. The cement concrete road was completely deserted. I saw the sample flats and club house. I liked the view of project and its locality. Locality is in huge demand due to IT Industry. Here more demand of flat but less supply.
Hi Manish!! Stay away with any project of this builder. Visit any project that they have completed before doing any business with mittal. Cheapest quality, poor construction, delay in possession, running out of commitments these are commonly faced issues. So don't regret like me after purchasing with Mittal.

Q: Sairung's CMD Malik Saab helpd me when I was in worst position of my lyf with urgent need of money due to recession in 2008. I contacted Malik Saab and told him I need his help to sell the plot I bought from in 2006. He assured me that payment will be released in 60 days with current market rate. I was still worried. But I was so surprise when I got a call from sairung 45 days later saying they have found buyer and that payment will be made fast. I received the entire amount in DD at the time of registration. We had a look at the Kolte Patil Life republic township project. On the outset it looks good with the number of units and the facilities and the space around it. Hi Harish, Please don't forget to check all fittings while taking ownership. Their construction quality is very poor in Life Republic, Hinjewadi, Pune. They didn’t give me the ownership until i paid the whole maintainence charges. However, when i visit my flats, i saw, the flooring in each room had troubles even in corridor the vitrified tiles were positioned erratically. the tiles inside the bedroom was cracked, The tiles within the passage and kitchen had been loose and shaking each time you walk over it. There is no high-quality response.
Yes, and one more thing, i would like to share here that Life Republic may not attract much rental income as the place is still underdeveloped and access to Hinjewadi IT park is limited. Most people have to drive to / from the Mezza 9 junction to reach phase 1 . People in phase 2 and 3 still prefer megapolis so it will be a tough task to sell / rent Life Republic. How are the facilities in Life Republic ? Does it have the basic groceries, vegetables, internet access and uninterrupted water supply yet ?

Yes, the Real Estate Act comes into force in 2016 and makes several provisions for the protection of buyers. Now, it will be become mandatory for the builders to register their projects with the Real Estate Regulatory Authority (RERA), 2) builder has to deposit 70% of the amount taken from the buyers at the time of pre-launching time or launching time, 3) clauses should be clear such as, they have to clearly mention quote prices based on carpet area, 4) now, Real Estate Regulatory Authority shall regulate transaction related to residential and commercial projects and will ensure their timely completion and handover, 5) guidelines are being framed to have standard agreement by the builder with similar clauses so that the buyers are not cheated with clauses against them and 6) provision for jail term for a developer for damages for non-completion.
2016 is really a good year for both buyers and investors as Rajya Sabha passed the Real Estate Regulator Bill, which will help regulate the real estate sector and bring in clarity for both buyers and developers. But this will happen once every state ratifies this Act and establishes a state Authority on the lines set up in the law.

Yes, before conforming to buy a NA Plot, it is always advisable to get all the documents properly checked by a lawyer to ensure they are original and have no fault in order to protect yourself from fake registration and from properties that is stuck in court litigation.

Hi friends, Where can i verify the proposed road for this project? It has been in the proposed condition for quite long time. Not sure when it will get implemented? As the years pass by, the traffic condition is getting worst from bad specially in peak hours.
Good evening Bhaskar, I think you can check it with local Panchayat Office, sales team of Saarthi Group also have the soft copy of the RP plan, which they have shared on request. You can also physically check the area for the proposed road is marked by the government at the site.

Hi Charles, As far as infra development is concerned, the Maharashtra government, on October 6, 2016, gave a go-ahead for carrying out a detailed project report (DPR) for the greenfield international airport, which will come in Purandar tehsil of Pune district. The proposed airport will be spread over 2,400 hectares and the site has been already approved by the Airports Authority of India (AAI). So, it will be a good investment destination. Once, the development work will be finished, the demand of residential as well as commercial property will be high. And one can expect good ROI after 5 yrs.
Yes, i am agree with Mr. Bhaskar. Most of the farmers have expressed their willingness for the project. The farmers, whose land will be acquired for the project, will become partners in the airport developing company, which will ensure some steady income source for them. This model has been used in the state earlier for land acquisition of the proposed Navi Mumbai International Airport.

Yes, I am agreed with Mrs. Hamsika Iyer. Considering the rising demand of property in the locality, Chikhali is touted to become a good investment region in future. There are chances of good appreciation of property rates with a number of projects being developed here. Moreover, Chikhali has located very close to IT/ITeS hub and industrial zone of Pune. Thus, the demand for property here will only move northward. What more? The government has given permission for many new projects in Chikhali, so the scope of development of infrastructure facilities is also there. Considering all these factors, Chikhali can be an excellent place for investment.

Hello Vinay, Park Grandeur, Baner, Pune is a PMC approved project and almost all the leading banks and financial institutions such as HDFC, ICICI, SBI, PNB, DHFL etc. are funding this project. It is a completed project but still few units are available for resale. Baner is a suburb of Pune situated towards the city's west near the Baner- Biodiversity Park. The presence of the IT Park at Hinjewadi has significantly contributed to the increase in demand for property around the Baner-Balewadi belt. University is also situated close to Baner and is easily accessible from the Mumbai- Expressway. A number of companies have set up their base in Baner. Due to its proximity to the IT Park and Mumbai- Expressway, the demand for properties in Baner is growing rapidly.

Apart from demonetization, the launch of RERA and GST reduce the property price 15-20% across the country. The current asking rate for Shagun Perfect 10 is Rs. 6100 per sqft. Of course yes. NIBM Annexe is a well-known developed residential locality of South Pune. It is an extension to NIBM Road. It shares its proximity to Camp and the Cantonment area. Wanowrie, Wanwadi, Undri, Kondhwa, Fatima Nagar and Hadapsar Gaon are its neighboring localities. It has an advantage of being closer to MG Road. This locality is situated from Magarpatta IT Parks. The transport system of this area is good. PCMC owned buses served the area and connect NIBM Annexe to the other parts of the Pune city. The current property rate in the locality is Rs.4450 - 6600 per sqft. If you are planning to buy a flat, this is the right time for property buyers as the property rates have dropped marginally.
