Thanks to the aiadmk government ,it has changed the plan from 3tier bridge to 2 tier bridge ,because 3 tier bridge is not necessary in places like gandhipuram, underground proposed in 3 tier plan will lead to water stagnation , and underground will be ideal place for criminals . aiadmk government is moving in right direction

Hi. Yes I visited the site last week. It’s a great project and I was convinced that its one of the best for me because I work at Siruseri. Superb amenities and very affordable. I’m in the process of booking.
I think this will be a good option if ur tight on ur budget and looking for apartment on OMR close to work for end use. I wouldnt recommend this from an investment perspective since it would be difficult to rent it out since tenants have enough options on or close to OMR and capital appreciation would be limited in the next 5 years. Charges look nominal and amenities provided looks good.

Phase 1 is actually completed now. Phase 2 is in pre-launch. I visited the site few weeks back and the project looked very good. Phase II is also in the same campus located @ banner and the builder is also very reliable. But the concerned is that the price is quite high I think so.
The Project has excellent connectivity with access to the Hospitals, Bus Stops. Etc. It has access to Bus Stops like Shiv Sagar Mangal Karyalya and Roads like Mumbai, Pune Bypass Road and Metro Stations like Metro and Hospitals like Life Line Hospital.

Hi Rakshit, I want to know that the same checklist required for resale property or there are few other documents that a buyer should ask for? I heard that documents such as sale agreement, sale deed, mother deed and tax paid receipts by the builder on total saleable area are to be obtained at the time of property registration, in case of under-construction property. What is your view?

Yes, it has not only reduced the number of permissions required for building construction from 119 to 58, but also reduced the time to acquire them to 60 days.
@Jitu, The booklet enroll a standard operating procedure for builders in which building construction permissions have been reduced from 119 existing to 58. A good 52%. Now, a parallel process, in which, multiple departments will give permission at the same time, will end the builders' long wait.

Hi everybody, It means that the number of days required to get these permissions will also reduce from a year to two months.
Right Pradyuman, As per the CM, Mr Devendra Fadnavis who launched the book, this could be an effort towards providing efficient, timely and hassle free services to citizen. According to the manual, there will be a single-window clearance for any type of payments and online payment facilities will also be available in the future.

Perur Road is a strech of road situated in the south western part of the city, and is surrounded with localites like Selvapuram South, Selvapuram North, Kurinji Garden, Perur Chettipalayam, Saibaba Colony, and Kempatty Colony. The locality has lot of option for education institutions and hospitals. The real estate market in Coimbatore is developing rapidly.

Q: No development has taken, It is only wheat crops and mud dunes. The builder has now started raising demand, The project is also not approved from any bank, only some low lying NBFC are funding the project. what respite can i have...any more customers of Wave Royal Castle is facing the same issue.

Hi, I have recently received demand of road and waterline construction for my plot in sector-3. Also they have put "Arrears'' of Rs. 14000 in the demand note. Has any one else received any demand with such a component in the demand note?
Hi Giri, Well at least you see something happening. It was supposed to be one of the best project and it turned out be the worst. Sector-6 is still nothing but a land. Renowned builders are doing this who are supposed to be gaining people's trust. Better, we should take the advice of a legal expert for further action. This can not be tolerated. We have earned this money in so many years.

Hi Binu, It is told to me that the project has got approval from Trivandrum Development Authority and you can avail home loan from banks like HDFC, Axis, Canara, SBI and SBT. The will have a total of 37 units of 4 bhk villas and the price of villas falls in the bracket of Rs 70 lakhs to Rs 1 crores. Have you booked a property here? Hi Jagdeesh, For converting agriculture land to commercial land, you are required to file an application to the commissioner of the land revenue department that comes under the city authority. In the application, you need to explain the purpose of conversion. Now, you will must have thinking about the conversion charges so, i would like to tell you that the conversion charge depends on the nature of property, location and the area of the property. It varies from one state to another. Once you pay the fee, you need to obtain the receipt of the payment as proof.

Vistara is an ongoing project offering only 2 bhk apartments. The price of units here starts from Rs 32.90 lakhs on wards. The project has got approval from all the leading banks and is loaded with modern amenities.
What is the area they are offering and the rate which you have quoted is this the final price or additional cost are also there? Also share the amenities offered.
