Airforce authority should publish list of projects who have NOC on a website. Do Pune Municipal Corporation and Banks approve projects layout if a project doesn't have Air-force NOC? Q: Is there any end date or any specific date that Arcvista can give from June 2015 can go up to June 2020 also. Don't try to cheat customers by giving a false commitments . Provide an exact date that when the possession will be given. It is easy to change dates on the online sites try to understand customer concerns. Have you ever marked mail or called customers to intimate the same you people are least bothered because you have got your money . Is this the way you are giving importance to customers ?? This signifies the importance and the way you are treating customers.. If there is any humanity the atleast you can change your selves and address customers concerns those who have purchased the flats.

No possession is confirmed. Even existing people are not getting possession and no one is paying attention to existing customers.
I'm quite impressed by this project and trying to book flat over there. Project is located in in Dhanori, Near Tingre Nagar, Vishrantwadi, Pune.Arcvista has been designed in a free-flowing configuration, divided into two segments which are both independent and interlinked. The locality is good situated in terms of infrastructure and civic utilities and doesnt face any problem as such. Nonetheless, due to the presence of a number of recreational zones in the area, traffic and parking woes have emerged as major concerns.

Most of the buyers prefer a small, compact house equipped with all the basic amenities.
Agree with you dear. Nowadays Developers across India are downsizing properties to beat slowdown blues by offering smaller units. Aspects like half rooms, open kitchen, drawing-cum-dining rooms and folding interiors are being integrated within the residential projects in order to supply maximum utilization of available space to the residents.

Phase 1 is actually completed now. Phase 2 is in pre-launch. I visited the site few weeks back and the project looked very good. Phase II is also in the same campus located @ banner and the builder is also very reliable. But the concerned is that the price is quite high I think so.

Q: I have booked a flat in Vritti constructions kiwale in august 12,and construction started in Sept 12" for all 6 buildings and we did the registration for the flat in Dec 12,but in march 13" according to central government notification the part of serve no is under red zone. Builder did the remeasurment for his part of land from the district revenue dept and was given certificate that the Said area is out of red zone. There are two approaches to cancel a duly registered deed - i) by using consent of both the events - which needs to be through a registered cancellation deed, on which stamp obligation is payable. Hi Surendra, You may check your agreement with the builder whether there is any mention of VAT, ST or Govt Taxes and who will bear the same. If there is no mention then it is builder's responsibility.
Let me clarify that VAT and Service Tax are not applicable for “Constructed Property”. It is only applicable for under construction flat. Secondly, VAT may vary from state to state as it is state subject but service tax is uniform across country i.e. 12.36% as it is fixed by Govt of India.

Q: Dear consumer, do not be fool by investing in this fraud group. I had made this mistake and after three years, I am just running between there branch and bank and neither plot is in my hand nor my money. During investment, they welcomed me and now they are ignoring me and not taking seriously. I am suffering since my life time saving is invested in this fraud group and now they are not returning money. I had booked a plot (Plot No. 96) at a project Prestige - III of Vatsalya Builders And Developers Pvt. Ltd. situated at Rau-Indore. After 3 years, no development has been observed at site neither project is in status of possession and still it was in stage I had seen during booking time. I had taken continuously follow up from them and every time they had cheated me by giving fake assurance of possession. Finally I had decided to withdraw money from this project and they had given me cheques after long time and all cheques were bounced and now they are saying we are not having money. So its my advice, do not come under influence of there marketing team. They will welcome you and take off your money and after that they will forget of you and your money.

Any dispute over Rs 20 lakhs can be directly filed before the State Commission and any dispute over Rs 1 crore can be filed before the National Commission in New Delhi. Hi folks, I am interested in 2.5 BHK in Jade Residenies by Dheeraj Realkty. Project seems to be good and well established at good location. But I heard some negative reviews related to its land. Having spoken to their executive, he made me understand stating that it was earlier due to floor rise as builder did not get an approval till 10th floor but now everything sorted out and buyers can see their approvals as well. Moreover, project is approved by SBI as well but still can any body suggest me about this?
Hi Nikhil, Just check EC and NOC from Airforce Dept. before getting into transaction. As all their projects are delayed by 3-5 yrs. and many negative feedback against developers and their projects. And if it is under construction then make sure that project is register under RERA.

Hi, I am one of the owner of flats in this project. The project might be in prime locality but does not have quality. No timeline on completion certificate for A1 and A2. Amenities including club house and park and not progressing as expected. It is impossible to complete them by March 2018. Main door laminate is the worst. Polished applied on all doors in the flat is of bad quality and it has started coming out by simple cleaning by cloth. Builder is planning to charge owners from March 2017.
Yes. even i am facing the same issues. Builders team even does not know how to calculate area. They called some owners asking for more money saying they had previously calculated charges incorrectly and people were asked to pay around Rs.30000 more.

Hi Anup, Some societies are getting water. Warje plant is not going to complete immediately & after it does, the water first will be given to areas around Warje, Bavdhan, Pashan. Earlier, builders here were saying that water will come from Aundh. Now its Warje. Tomorrow it will be Vadgaon. And this water issue is going on for past more than 10 years. Now its your call.
Hi Anup, I think you should visit the locality and ask with the neighbours. He will give you the exact information. If you visit the project site, you can know about the current status of this project as well as connectivity and civic amenities. Before booking your dream home, make sure that the project is approved by MAHA RERA. In absence of RERA approval, project will be considered as illegal and basic amenities will be stopped by the local body.

Bavdhan is a prime residential locality of Pune due to its proximity to the Hinjewadi IT Park. It is located on NDA Road, between Aundh and Kothrud and is easily accessible from Mumbai as well as the rest of Pune. There are many developments are happening in the locality.

Sizes are available from 2629 - 3365 sq.ft in 3 bhk and 3265 - 3320 sq.ft in 4 bhk. Its per square foot rate is Rs.12000. It is a completed project but still few flats are available in new as well as in resale.
As far as project locality is concerned, Ghorpadi Gaon is a rapidly growing neighbourhood of Pune. Being one of the recently developed residential localities of Pune, the area enjoys excellent connectivity and is well linked to other parts of the city through a strong network of roads. A number of buses ease the lives of commuters by providing them better avenues for transportation. The region is prominently known to be a residential area but fast development and improved accessibility has resulted into emergence of several new buildings, IT Parks and Shopping Malls nearby. All the daily basic needs are within walking distance.

Hello Sujata, Buying a property is a huge investment where you risk all your savings over it with an expectation of long term return. Unfortunately, many home buyers or property buyers are facing a regret of having no proper discussion with the builder leading to the loss after buying the property. Delay in getting possession, low quality construction, incomplete documentation, change of floor plan and other things. A wrong investment in the property can literally derail the financial planning of family or individual . So it better to ask the builder for the proof and other details if the property is completely free from litigation.
I am agree with Apurva. And if the project is under construction, do a random check to know the quality of the product used for the apartment. With the introduction of the GST, real estate market has also changed and has affected the cost of the project. So sit with the developer, check out the price added for registration fees and other costs.

Hello Raj, I did not find any negative feedback on Pride Purple Park Ivory, Wakad, Pune. But there is some issue with their past projects such as Park Street and Pride Purple Turquoise. Hello Raju, Certificate of Occupancy or completion certificate is a document which is issued at the end of the construction by a local government agency or planning authority. The document is a proof of the building's compliance with applicable building codes and other laws. A flat owner can occupy an apartment only once the OC is issued, as per law. The OC also plays a significant role while applying for home loan or loan to purchase a resale flat.
Yes, I am agreed with Apurva. If there is no OC, the Palike can also initiate action against the flat owners, as the law says no person can move into a building without the OC. There is also a chance that the electricity and water connection could be cut if the owner does not have the OC. If your building does not have an OC, a flat owner or buyer can approach their local body directly.

Yes, Kumar Park Infinia is a MahaRERA approved project and its registration number is P52100017239. Pune Municipal Corporation has approved this project and banks such as Bank of Baroda, HDFC Bank, SBI, PNB, ICICI, etc. are funding this project.

Ganga Florentina phase 2 is a pre-launch project by Goel Ganga Developer in NIBM Annexe, Pune. It is in pre-launch stage so builder has not disclosed any information on it.
