He guys, What i think is that the proposed Bill would not impact the real estate sector as well as the developer in the country if handled in the right approach and right manner. Buyers had a difficult time dealing with the builder. Please be aware that builders charge 18-24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. So, we need an efficient real estate regulator.
Great thoughts..........Chetan, It is very difficult to deal with these kind of developers in the current real estate market. But as per the new real estate bill 2015, if wrong declaration of information about the project is found from the builders side then payment of 5% of project cost will be imposed. The Bill provides power to the regulatory authority to cancel their project registration in case of continue violations and decide on further course of action regarding completion of such projects.

Yes dude. In older areas usually there is no vacant land available for new projects to come up. That is the main reason for no new projects built there. Hmmm so is the location thats driving the main real estate market???
Guys there is also a news, the widening of NH 24 and metro connectivity will add further great feature in growth story of crossing but it is not dependent on it. Yes i agree that FNG expressway will boost the connectivity structure. Just hoping it should complete before the projects give their possessions.

True, in sector 3 there are no educational institute but within few kilometers , you have Sarvottam College in Tech Zone 4,,,and few more in Knowledge Park. But all these development will take place after 4-7 years,,.... for now,.. its a barren land..

I think in this whole scenario Government should take an initiative. They should provide infrastructure status to affordable housing this will make low-cost housing more affordable, as the sector will become eligible for sops, including tax incentives.

Hi Hritwik, you are right ..infact many feel that greater noida has already surpassed in developments from other NCR areas... there are residential areas, SEZs, commercial and retail space and the hospitality industry has taken this place to new heights...

Hi Sagar, the area seems good and there are people living here but for comfortable living the area still need stime say in a gap of 3-4 years. There has not been much appreciation in the past years and the development process is ongoing. There are issues of water, electricity, roads etc so think twice if you are lookingfor ready to move units. The area is better as investment and can see growth but in the gap of atleast 5 years.
Hello, i think that it is good to invest here now but you should be knowing the pros and cons..also very few flats have completion certificate ,so think and possibly look for all posssible documents befoe purchasing. Connectivity is still an issue... the under pass gets waterlogged in monsoon and metro work is ongoing... there is work ongoing but some time needs to be given to teh area.

Well there were plots of 1080sqft, 1350sqft and 1620 sqft in this project and so the basic size was available for a min price of Rs 13 lakhs on wards.

The location was pretty good on the Alwar bypass road and close to the apartments and townships like Krish city heights, BDI sunshine city and Innovative Bhiwadi heights. There are good sector roads and all daily needs are easily approachable. Provision for security , water and electricity supply is also there.

yeah.. the road ministry has asked the Minister for Urban Development for a funding of Rs1000 crore from the National Capital Region Planning Board Fund for the devlopment activities in the area..

Reall y , this is all the works of land mafia i feel.. these people have water and electricity connection as well as the property is registered. How is all that possible without the nexus of mafia and the government officials...
Yeah, it seems that in the last 2 years around 65 demolition drives have been carried out to clear about 60 acres of encroached land but these is proving to be quite difficult with residents giving stiff reactions.

Hi, The plots are available from 450-1800 sq-ft and the current price quoted by the developer is Rs. 5500/sq-ft. This is a free hold plots and spread over 11 acres of land consists 2 blocks. The cost of a minimum size of plot is Rs. 2.75 lacs to Rs. 11 lacs. i can't say that the delivery of the project on time or not but yes, there is no legal issue with the project till now. It is expected that the date of possession will be April'2015.

Other additional charges: Green or Club facing apartment - 100/sq-ft, ground floor - 5% of the BSP, !st floor - 4% of the BSP and 2nd floor - 3% of the BSP, Car Parking (Basement 2 bay) - 7 lacs, power backup (min-2KVA) -37500/KVA, EEC & FFC - Rs. 100/sq-ft, EDC & IDC - 432/sq-ft.

@sreemanti, They have all ready given the possession of Ph-1 and waiting for the occupancy certificate for Ph-2, once they will get the OC will handover the ph-2 possession. HDFC, PNB, SBI are the leading financial institutions offering housing loan for this project.

However main concern is POWER...Builder is saying he will provide power backup, but at 12-13 Rs/ Unit that will not be cheap. Hi, Achievers Status Low Rise Floors by Achivers Builders Pvt. Lt. located at Badkhal Pali Road, Kalindi Hill, Sector-49, Faridabad. It offers only 2BHK residential apartments from 770-1350 sq-ft. The current price is Rs. 4400-5350/sq-ft. It is a G+2 story apartment. Sector 49 had been my favorite 3 years ago however now the prices have reached fair level for an investor there are new projects being launched in the Gurgaon side of Expressway and for those working in Gurgaon that option make more sense if not a value for money deal.

Metro already operational till Badarpur, extension to Faridabad started to be completed in 2013. Hello Maam, I have a word with the developer while i was making inquiry about the project and he told me that the possession date will be August'2014 and hoping that the owner will have get their possession on time. Booking amount is 10% of the agreement value and almost all the leading banks such as SBI and SBM are offering loan for this project. A 2BHK cost Rs. 57 lacs to 78 lacs. and 3BHK from Rs.73.83 lacs to 1.04 Cr.

Q: I have booked the flat in this project in 2013 and since then i am closely watching the ongoing slow pace of construction work. Will this project ever get completed ? Even now bank is also not financing this project. When contacted to the project management they says of facing problem in getting the licence renewed and case is pending in the court.

Hi, while searching the properties in Faridabad from last one year I came across this project, as per different sources I knew that Due to short funding in this project and also builder has diverted money to other project. If you purchase this project ask with the builder directly for compensation. Hi Everybody, Once again there is a bad news for the top most realty firm of India DLF Ltd. As per the current news, company's current debt rose by Rs. 628 crore while its sales booking fell by over 5% for the entire fiscal.
Gud Morning Preeti, I think bad luck is chasing the company for long time. But DLF is still confident that the housing sales will improve and it would take at least 12 months. They further expects that their sales to be low in the current fiscal (2015-16).

Well Preeti, According to an analyst presentation, DLF's net debt stood at Rs. 20965 crore as on 31st March 2015 and it is up by 628 crore from Rs. 20336 crore at the end of the October-December quarter. As per the company analysis Rs. 14000 crore relates to rental business and the rest towards development arm.

Q: I tried several time to contact their representatives but their is not firm answer.Every time they reply that with in two months they will provide posession.this they are repeating since october 2015.

Hi all!!!!!! Do we have any recent update as why Piyush Height is not giving the possession of remaining towers. Is there any legal issue or is due to scarcity of money.
Hi Ranjeet, No idea about legal issue. Positive thing is that the construction is going on though its very slow. I visit there once every 3 months and I saw some progress in construction. One reason could be the very slow construction speed & the builders are not putting more people to increase the speed of the construction work. But at the same time, it is heard that they have been offering possession in Tower-A. Does anybody has any solid information or update about it?

Q: After GST implementation, as per the Central government act, all promoters developers required to register their existing ongoing new projects do not have completion cerificate with RERA within three months. In case of flat resale, what is the applicable for GST rate? Stamp charge and registration charges also inciluded while calculating the tax?
