Hi Ramana, Ofcourse you can invest in MS Supradeepam and I think its worth to do so because MS Supradeepam is one such project meant for gated community. As it is located close to bus stands, hospitals, multiplexes, banks and education institutes, prices will definately take an upbeat in future. Also being near to proposed ring road and National Highway just 4 kms from this place, looks to me an excellent oppurtunity to put ones money.

Hi Ramana, Even i was delighted by the quality of construction and the technology to be used for Aliens SS1 as advertised across Hyderabad. As promised, we were supposed to get the possession of the flat by 2011. But when we realize the fact that this was just a dream which can never be fulfilled by Aliens Group. It is extremely sad that he is now trying to get rid of us by paying 9% interest towards the amount paid and this will be returned to the customer over 1.5/2 years subject to resale of the existing flat. What could be more sorrowful than this story?

Hi Mr Mouli, As per my knowledge, The rules laid down by the CMDA divide buildings into three types, ordinary buildings, special buildings and multi-storeyed buildings. This classification is based on the height of the buildings, number of households in a plot and extent of commercial activity.
Hi Mr Ramana, As per my knowledge, The Floor Space Index (FSI), also known as Floor Area Ratio (FAR), Floor Space Ratio (FSR) and Plot Ratio, is the index by which the total constructible area can be calculated. This index is used by the authorities to control the density of development. The FSI for ordinary and special buildings (residential and commercial) is 1.5. This means that the plinth area should not exceed 1.5 times the area of the plot where construction is being projected.

Hi Mr Naidu, As per my knowledge, due to higher liquidity, banks have started recently sending mails to customers or non customers about pre approved loan availability. This is a method to make possible applicants feel more secure and confident about the loan sanctioning process for their specific case.

But after that i came to know, advantages of Pre -approved home loans are Planning, Power of Negotiation & Shorter Processing time. Planning is like- It generally has the advantage of allowing a person to plan for the amount of loan that he would be able to get with surety.

@ Rama, As per my knowledge Power of Negotiation is like - It also gives the applicant some negotiation power when it comes to interest rates as the buyers would know that he has been approved and is considered a good catch by the bank.

@ Mr Rama, And according to me Shorter processing time is like- Pre approval of such loans reduce the processing time for such loans. It also reduces the amount of documentation required for obtaining the sanctioned amount. The time required for sanctioning is said be be reduced to one third of the normal time.

Hi Rama, As per my knowledge, beyond this period (90 days ), the bank considers the balance due as Non-Performing Asset (NPA) and will be reported to CIBIL. Although missing a payment by a few days could have a temporary impact on the credit score, a significant delay in payment could hurt the score over a longer term. Missing the deadline on your bills could be a serious issue when approaching a bank for a home loan.

Reserve Bank has granted general permission to certain financial institutions providing housing finance e.g. HDFC, LIC Housing Finance Ltd., etc., and authorized dealers to grant housing loans to non-resident Indian nationals for acquisition of a house/flat for self-occupation subject to certain conditions.

That may be any kind of civic issues or area under the radar of Earthquake zone. Many aspects ,point are there to check, verify before buying any kind of residential or even commercial projects.

It is prudent to have a soil and water test conducted before commencement of design and construction of any building in the city. This enables the architect to plan a suitable construction that can withstand the existing mineral and water content in the soil .

Hi Mr Gopal, Major point to consider is Per-seismic zone requirement :- Chennai is classified under Seismic Zone 3 in the Indian Seismic map. While Zone 3 is referred to as Moderate Damage Risk Zone. Check with your developer whether your future home is structurally designed and constructed as per currently applicable seismic zone norms. Ask for the construction plan and get it checked with a seismologist.

Last 2years , there has been infrastructure & industry development happening , which directly impact on locality price trend. In year 2011, the average residential price was 3500/sq-ft. After many ups & downs, in year 2014 , this price touched around 4750/sq-ft.

Form the day one I am here in US and not able to visit that or maintain it either, I heard yesterdaty ( 01 dec 2014) from the builder that the apartment is ready for possession. Most of these will be handing over possession by the middle of 2015 and the remaining are proposed to be completed by the end of 2016. The upcoming new developments are multi-storey apartments, maximum of which are 1 and 2BHK units.
@ Harish, What really makes Tambaram West one of the main centers for commercial and residential development or preference among buyers is its strategic location and swift connectivity with nearby areas and the rest of the city. I am not very much knowledgeable person in regards to Vastu Shastra but think I would like to tell you that: 1. The pooja room should always be situated in the North, East or the Northeast side of the house. 2. One should face towards East/North while worshipping. 3. Ideally there should be no idols in the worship room. But if one wish to keep, the height of the idol should not be more than 9"and less than 2". Vastu for Pooja Room. 4. While worshipping, the legs of the idol should be at the chest level of the person worshipping depending on the position, whether standing or sitting. 5. Nothing should be stored above the cabinet or slab here the God's idol is placed.

Builder is giving notification of development at every stage.

How is the real estate growth market in this locality? What about the electricity and water supply ?
According to me it would be very good idea if you are planning to buy property in Padur. This locality very good option for residential and investment purpose. The locality is surrounded by all major IT Companies, major collages & hospital & schools. This is the heart of Chennai. As far as I know you can get good returns as it is an ideal location for families to settle down and it offers great connectivity to all parts of Chennai. Residential apartments as well as many luxury projects are coming up. It is good for short term investments, long term investments and enduse purpose. Within 3 to 4 years you can expect good appreciation.

It is legal that all the flat members should contribute for major corpus collection as the same is benefitted for your flat as well as common areas maintenance.
