Yes, Dwarka has witnessed a hike in price within last five years. It is noticed that Rs 7000 per sq ft price have moved up even after the low pace of construction of highway and litigation issues have become a major hurdle for growth of this corridor. The real estate grew in no time :)
Hmmm true, even few reports says that the average esidential capital value on Dwarka Expressway has risen from Rs 2,426 per sq ft in 2009 to Rs 7,000 in 2013.Dwarka Expressway is one of the latest hotspots for real estate opportunities for home seekers and potential investors. hmmm i fee that the buyers who were not charged VAT earlier, have to carefully observe the various tax clauses in the under-construction agreement. They have to ensure that the builder has inserted the right clauses in it to recover the pending tax dues.

Hmmm the possession of the project will be in 2015 end. I feel you should take a 6 month grace period to be on the safe side. There will be a delay in the possession i heard from the brokers!

Hi, Seekha I have enquired about this project; they are offering 3 bhks only with 1450-1536 sq ft. Yes the price they are quoting is quite better and than rest of the projects in that belt. Although i find its a bit costly!
@meenakshi the project first phase can be used for rental purpose because i think they are done with the construction. Whereas the project's phase two will give possession give possession in 2014 jul.

You are right Meenakshi,the metro cities should be top-most on your list of preferences.These are the cities which generate job opportunities and as a result, the land values go up. More of commercial complex more demand demand of residential units.

Hello, Basic necessities like good schools and educational institutes, good medical facilities or entertainment hubs - there is nothing of this sort on the Faridabad map. This can be another major factor that is hampering invetsment here..
Hey, there is also less housing in the luxury segment ..if more projects with good amenities come up..im sure high end users will come if good developers start good luxurious projects here..

No doubt Sohna Road has developed nicely. It is really a good location to buying a property. Perhaps James is right, but somewhere you should also agree with Seekha. I am also agree with its connectivity but if you see it facilities mall, restaurants, railway station, stores, hotels, hardware shops, super marker, vegetable shop, gas agency, banks, hospitals and schools all are available in around 1 kilometer. I think all these are basic need and people search it while living. Here you can go with Vatika residential project which is situated in sector 49, Gurgaon. You can visit its website vatikagroup.com to get more detail about the project

Well there is 2,3 and 4 BHk configurations in 1258sqft, 1670sqft, 1942sqft, 2330sqft and 2505sqft sizes.. the booking amount starts from Rs8L onwards depending on the flat size and configurations.

Well on plans is G+20 tower and all major nationalised and private banks are providing loans as the builder has made a reputation for himself in the market and banks like HDFC and ICICI have been associated with the earlier projects as well... upto 80% amount can be got fom the banks..

This project is in sec71,almost 1 and half km from sohna road and approachable from Rajiv chowk as well as the NH8... there is a metrostation at golf course extension road that is proposed. The area is a developing one with other projects from CHD and other reputed builders nearby.

Hello Arvind, this project is in soft launch phase, the work is expected to start in another 2-3 months time and the possession is panned in 30 months. Planned are 3 and 4 bhks of size 1800 sqft and 2100 sqft and at a BSP of Rs 2950 per sqft.

Hi, the sector-103 is amongst the prominent localities in Gurgaon and enjoys a steady demand thanks to the projects by reputed builders and its proximity to the Dwarka expressway and the other important centres in the city. As of now, this is an investment area and in the long run probably in another 2-3 years time, one can consider for end use as well.. Once the Dwarka expressway becomes operational the area will have excellent connectivity to the airport, railway station, Manesar as well as other areas in Gurgaon.
I will like to add that taking into factor the good connectivity of this sector from the International Airport, National Highway, Railway Station and Manesar the area is ripe as investment destination. There are some reputed hospitals that are coming up in the area. Its is quite a peaceful area with wide roads and good projects by reputed builders infact i will say that sector 103 is one of the largest and greenest sectors on the expressway.

Hi, As per my knowledge , this sector is surrounded by more economical & physical infrastructure. It's a good residential locality which has all daily basis amenities in it's vicinity. It is well connected to other parts of the city . This project has all basic amenities like schools, colleges, hospitals are nearby. This project is situated very near to Sohna-gurgaon road. This project is coming with 3 BHK& 4 BHK apartment ,area ranging from 1488 sq-ft to 2850 sq-ft.

Hi Arun, In my point of view, Sector -80 situated close to Delhi-Ajmer Expressway, is a prime residential location in Gurgaon. This sector is well maintained by Haryana Urban Development Authority & Dakshin Haryana Bijli Vitran Nigam (DHBVN). This sector has schools like Laxmi International School, Shanti Vidhya Niketan,Manesar & DPS Manesar nearby .

Yes, the price is negotiable and you can get a good bargain on it.

Q: I work as a senior manager at aircel financial services in Gurgaon and have couple of kids 5 years & 1 year. After completing my MBA from Banglore in 2008 have been working with multiple financial brands. Coming from a town of Uttrakhand had no option but to live in rented flats from the beginning of my career. 2 years back I started exploring the option of buying a flat in noida/ ghaziabad area & that is when my search of flats / sample flats/ under construction flats started happening. I chose Gaur City project and booked a 3 BHK Flat, construction process was going good and all other stuff was also going positively but then I got a promotion and transfer from company to Mumbai so for me it was not making sense to buy a flat at noida when I would be in Mumbai with family. So I opted to cancel the flat booking tough I must say flat was very nice and I really wanted to own that but I had to cancel the booking so contacted the builder team for the same. I asked for the refund from the builder. I was panicked to hear the response from them “what so ever money you have given to us , we have invested that same in construction , we can’t get money out from construction . We will refund you once the flat allotted to you is sold to someone else.” It got afraid as I was going to move to Ludhiana and they were saying that they will refund it after my flat gets sold. Also it would be difficult for me to follow up for my money from Ludhiana. Also I was worried about my investment made as it was all I have earned from my hard work and If something wrong happened or I got cheated then I would left with nothing for me and my family. I went to gaursons office. And meet with concerned persons discussed my issue with them. They assure me that there won’t be any such issue. They assisted me every way possible but still I was quite nervous and was doubtful about my refund. Finally in March2016 I got my refund. It took 6 -8months get it done but still I am thankful to the cooperation by gaursons team that I got my hard earned money hassle-free refund in a year. Entire market is struggling due to slow down in the real estate industry. Lots of buyers are crying for their money refund after cancellation or facing lots of issues from builders. And in such condition gaursons cooperation left a good experience for me. And additional thing is patience is very crucial in such cases as builder is also quite right at their perspective that whatever money they got from buyers they invest that in construction work so it is tough for a builder to refund the amount instantly and moreover any builder doesn’t want their buyers to cancel the booking of property.
