Recently the department of industrial policy and promotion issued a policy document to the Cabinet for approval. See Sonia.. policy amendment is a tough job yet what ever the info i have is the Cabinet is looking for ward to reduce the minimum capitalisation of $10 million for wholly owned subsidiaries and $5 million for joint ventures with Indian partners to $5 million and $2.5 million.

Hmm Prasad when the changed policy will be implemented the buyers will be saved the troubles they are experiencing like cancellations of bookings or changes made to projects.Buyers have also put the onus on Greater Noida Authority for failing to ensure that developers in the region follow the rules of the UP Apartment Act.

Q: Dear Sir, I have finalized a reday to move 1-BHK builder floor (25 Lak) in Niti Khand - 1, Indirapuram for rent purpose. I am taking home loan of 20 lak for 20 yrs. my plan is to sell this flat after 5 yrs. as i will give this floor on rent (rent trend is 8-9 k). EMI would be approx 20 k. Hi Anas, Yes, but you have to pay 25% as a booking amount, next 15% within 45 days and 20% within 90 days. It means if you have to pay them 60% of the property amount. Well, the broker advised that currently there are no banks associated and they will approach the banks for loans only after the construction starts.

Ankita, the builders are planning for all modern facilities like club, pool, play area and commercial space within the complex. the location of raj nagar extension enjoys good connectivity via the NH58.. this project as much as i understood is on the Meerut bypass road. schools such as DPS and GD Goenka are nearby.

Hello Deeya ji, this project is good for invetsment and the builder has a very good plan for investors. it is the 30-70 plan . in this plan in 4 months time you will have to pay 30 % and the rest on possession. the 70 % will be as loans and that loan will start only wen possession is given out, so it is a very good investment plan.

Hi sarfaraz, the builders and the brokers say that the project is legal.. you can confirm the same by visiting the site and going through the project papers..they should have the approval from GDA and that will mention the floors approved as well... You can also take a copy of papers to a lawyer and get them checked as well...

This is one of the most demanding locations of National capital region in Ghaziabad. People working in any part of the NCR can go there easily from here. This place is well connected to all the major parts of the city and having connectivity to Delhi, Noida and Greater Noida also.

Hi Sooraj, As per my knowledge, Raj Nagar Extension (NH-58) has emerged as one of the best options for home buyers & investors in the Delhi NCR. Raj Nagar Extension is on the new Meerut bypass and one can travel to Delhi or other cities without crossing crowded areas of Meerut or Ghaziabad. The entire area is developed and this has given the civic authority and developers a chance to carry on planned development.
@ Sooraj, In my point of view, this is a big & best initiative taken by Ghaziabad Development Authority. This will provide better connectivity to Raj Nagar Extension. The elevated road, which will be toll free, will add to the urbanization of Ghaziabad, Vasundhara, Indirapuram, and adjoining areas.

Hi all, Received the final demand letter for Tower-27. Couple of additional charges have been mentioned - One Time Electricity Connection Charges, Labour Cess , Core Cutting & DG Indicator Charges. Q: I shifted with my family to gaur Grandeur from Gaursons in March last year on rent. I want to share my experience with builder. Earlier I was living in indirapuram with some other builder. There were lots of issues related to security, maintenance and resident welfare. Every day there was some issue arises due to maintenance. But most frustrated part was that no one from builder maintenance team ready to listen from residents. There were so many security threats for the children and older family members. Condition of apartments was very poor. Everyday some thing gets damage either bathroom tiles, electricity boards or some other part. Residents complain in maintenance office but no action gets taken. That causes many families to leave the apartments and shift to others. I also decided to go for some other property, so spent some time in searching a good place for my family. After some research, I decided to shift at gaur grandeur. I gone through various web portals for gaursons review and asked to friends who were living here already and on the basis of gaursons good reputation I decided to shift at gaur grandeur as it is also near to my work place. Now it is more than 1 year for me and I can say my decision about gaursons was right. In last 1 year or so I have not faced any big maintenance issue or security issue for my family or even I never heard from any other resident such complaint. One plus about gaursons is that there is escalation system for resolving the complaints if residents. There is complaint log system at gaursons office through which resident can log their complaint and they just need to keep complaint id with them as each complain id should get closed. That helps to resolve problems in quick time. And now grandeur is handed over to RWA so now it will be more convenient for residents to resolve their issues related to apartments or maintenance issues. So after living more than 1 years here, I can say my decision to shift at gaur grandeur was right. I am not saying gaursons delivering is best builder but on the basis of my reviews about gaursons I can say they are doing good job. They are giving good services to their residents.

Hi Rahul, There are lot's of bad reviews against Jaipuria Group. Be careful and do all your due diligence before buying plot or flats of this builder. There is no clarity from Jaipuria Group and lot of people have invested all their savings to buy a plot in this.Yet there is no positive response being heard. Neither the money is returned back with interest which was committed in the event of delay in project.
I agree with you Mr. Jagjeevan.......me too have also invested around Rs10 lacs in the 200 sq-yds plot of Jaipuria at NH-24 . There is no progress in the project and the intentions of the builder are also not clear. Please guide as to what action can be taken to protect our investment.

Q: I work as a senior manager at aircel financial services in Gurgaon and have couple of kids 5 years & 1 year. After completing my MBA from Banglore in 2008 have been working with multiple financial brands. Coming from a town of Uttrakhand had no option but to live in rented flats from the beginning of my career. 2 years back I started exploring the option of buying a flat in noida/ ghaziabad area & that is when my search of flats / sample flats/ under construction flats started happening. I chose Gaur City project and booked a 3 BHK Flat, construction process was going good and all other stuff was also going positively but then I got a promotion and transfer from company to Mumbai so for me it was not making sense to buy a flat at noida when I would be in Mumbai with family. So I opted to cancel the flat booking tough I must say flat was very nice and I really wanted to own that but I had to cancel the booking so contacted the builder team for the same. I asked for the refund from the builder. I was panicked to hear the response from them “what so ever money you have given to us , we have invested that same in construction , we can’t get money out from construction . We will refund you once the flat allotted to you is sold to someone else.” It got afraid as I was going to move to Ludhiana and they were saying that they will refund it after my flat gets sold. Also it would be difficult for me to follow up for my money from Ludhiana. Also I was worried about my investment made as it was all I have earned from my hard work and If something wrong happened or I got cheated then I would left with nothing for me and my family. I went to gaursons office. And meet with concerned persons discussed my issue with them. They assure me that there won’t be any such issue. They assisted me every way possible but still I was quite nervous and was doubtful about my refund. Finally in March2016 I got my refund. It took 6 -8months get it done but still I am thankful to the cooperation by gaursons team that I got my hard earned money hassle-free refund in a year. Entire market is struggling due to slow down in the real estate industry. Lots of buyers are crying for their money refund after cancellation or facing lots of issues from builders. And in such condition gaursons cooperation left a good experience for me. And additional thing is patience is very crucial in such cases as builder is also quite right at their perspective that whatever money they got from buyers they invest that in construction work so it is tough for a builder to refund the amount instantly and moreover any builder doesn’t want their buyers to cancel the booking of property.

Hi Arvind and Bachu!! What is your view on Gaur Homes, Govindpuram project. We are already paying Rs.1/sq-ft. + 10% service tax + additional charges every month. But now builder is asking for extra charge Rs.10000 for swimming pool and gym. Q: I am getting a 3bhk in Prateek Wisteria on 19th Floor and 17th Floor In Ajnara Heritage. Is it advisable to go that high? Gaur Sports Wood too looks a good option but the area around in not yet developed. Please advise.

Hi Mukhesh, Can you tell if Prateek Wisteria has paid all their dues of Noida authority? Also, I need to know if OC has been issued by Noida Authority for all Towers of Prateek Wisteria. Is registry open for all towers? Any help is appreciated.
Hello Sekhar, I would suggest you go for JM Aroma. It is far better than Prateek Wisteria and even Mahagun. It is not much known to end users due to low publicity otherwise JMA Aroma is a good property to look at. Construction quality is far better than both. Though monthly maintenance charges are high kind of similar to JMA and Prateek Wisteria. JMA layout is a different kind, big central park with no towers in between. Sec 75, no doubt is best with NA master green on one side with no high rises at all and closest to Sec 75 metro station. Registries are done for most flats in JM Aroma, so all clearances are in place.

Good Morning Everyone!!! Is Paramount Emotions, Sector-1, Greater Noida by Paramount Group a good project to go for end use?
Paramount Group is one of the best builders with new generation mind set and customer-friendly. They have successfully delivered many residential and commercial projects in Delhi-NCR. At the same time i found that this prime project is in prime location as all the daily basic necessities are nearby. So, the project Paramount Emotions, sector-1, Noida Extension, Greater Noida will obviously be a landmark and an iconic project in Delhi-NCR in the year to come.
