Now its possession time, builder asks for 1,30000 INR as development charges. He says its not EDC, the charges are for the roads, sewer and lights we made/worked inside the society.

Buyers had a difficult time dealing with the builder. Please be aware that builders charge 18-24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. The journey about this project started in 2010 where every customer was charged almost 20% of the booking amount by the builder ionic realty but nw it has been sold by ionic to crystal(virar nagri) almost 2years back(2012).nw the crystal which a new builder had even reduced the area which was prmoised by ionic before saying they have improved the project amenities. its a fraud project which has been delaying since den(5 years).we still dint got our money even we were promised to get the project handover in 2012.but still there is no progress at site.i request to all investors to take thier money back and dont indulge or invest in such project.

Builder is also reliable, only negative may be slow construction over 4-5 years maximum. (now-a-days delay in possession has become fashion to most builders). I think 2BHK in 45-50 lakh basic price bracket in a locality like Dombivali East is not a bad investment. What more we should expect for? IHi, I have invested in virar west HDIL layout 2 years back @4400 sq.ft , Intially there were multiple projects from govt planned in this area like elevated corrider , BKC type commercial hub , coastal rd , metro/Mono rail, viara alibaug corrider everthing got cancelled & Moved to navi mumbai , except alibaug corrider but that too without metro & brts lane as planned earlier , the rates have gone down crashing , is there any hope of recovery or rate appreciation , thousands of unsold flats , whats the prospect and horizon ? Request answer in more details if possible plz .

Visit the construction site and ask their executive or foreman. I think they will have the latest information on it. At last there are some good news for the owners of the societies. The commission directed the builders to reimburse Rs 5,50,900 incurred to obtain water connection and for borewell. This amount was to be paid along with 12% interest from the date of the complaint. The commission also directed the builder to provide separate tanks, one for borewell water to be used for sanitary purposes, and the other for municipal water for potable purposes.At last there are some good news for the owners of the societies. For a investor it is very necessary that they should ask for the allotment letter and title deed. Before finding out whether a builder has secured all the approvals to start construction, you must ask the ownership of the land on which the project is to be developed. if land has been purchased from a government agency, you can ask for the allotment letter of the land. And if the land has been acquired from farmers, check the title deed which mentions the name of the owner.
