Hey Anuj, The long waited Metro work-2 has come to an end. MMRDA sanctions Rs 35400 cr for Mumbai Metro mega expansion. They have also Sanctioned this fund for the new areas. Thanks Ares!!!! At present, Mumbai has only a 40 mins distance, single line of metro from Ghatkopar to Versova. But the Development Authority has also accepted 2 new detailed projects, one for the 16.5 km Andheri East to Dahisar East Metro Corridor and the other for 18.6 km Dahisar to D.N. Nagar Metro Corridor.
Right Shaina...... And it is prepared by the Delhi Metro Rail Corporation and has recommended these 2 corridors estimated at Rs. 4737 crore and Rs. 4994 crore respectively for the approval of the state government. The Authority has put forward this matter to the State raising of funds from various financial institutions such as World Bank, Japan International Cooperation Agency and other national and international financial institutions.

Hey Nishant, As per the latest news, Delhi is going to be the first state to begin on line provision for property registration, rental agreement as well as power of attorney. Nearly it will take 2-3months time to launch . currently trial run of software has started by revenue department. So far it is giving positive result.

CGHS do not indulge in constrution, this is done by construction contractors. DDA has put a hold on those socities who were found defaulters or who have been found with discrepancies after audit. Making claims without knowledge is misguiding.
Hi Diptanu, DDA is utilizing the land pooling policy to avoid such confusion. So that what ever construction will happen , will have proper authorization from DDA. This policy will permit land owners to pool their land for development by the DDA. Then again, rather than compensation, they will have 43 % to 60 % of land after infrastructure development by the DDA. This they can use for own or sell to any builder.

Greetings Mr. Vinod, There is one other good project which you can consider i.e SURYAA HOMES. The project is excellent from both investment and end-use perspective. It is fairly priced as compared to Antriksh, so if you opt to invest in this project, you defenitely benefit out of that investment....

@Amreesh, Commissioners from 4 cities in Maharashtra - Mumbai, Pune, Nagpur and Nashik were invited for this special programme along with representatives of other cities in the country. The cities provided inputs, plans and expectations. And the state was more inclined on including Mumbai and Nagpur in the programme. One of the strong reasons why Pune's claim could be rejected is the lack of basic infrastructure and the city's weak financial resources.

I think our conversation has come to an end as Parliamentary Committee on 31st of August 2015, recommended a slew of measures favoring property buyers and submitted its report in the House, which consist a 3-yrs jail term or a fine for a defaulting builder under a new law which will now cover projects of 500 sq-mt or 8-flats.

Believe me......this is really a good way for made discussion on current topics and let the people aware of the current events. Hi Guys, According to sources, there is a misunderstanding & miscommunication between the builders and buyers. This is primarily important to settle the misunderstanding between builder and buyer. GAC need to take serious steps to resolve this misunderstanding. So that this will enable trust & courage in people and work as a trust building endeavor.
Hi Indranil, According to sources, builder buyer agreement is the most essential document when you purchase a property. But sadly it is not given the due consideration it deserves. Frequently builders escape with a totally uneven one sided contact which supports the developer.

As per a report jointly released by developers' body Confederation of Real Estate Developers Association of India ( CREDAI) and JLL India. The proportion of unsold housing inventory is around 3.5% of the total unsold inventory in the Mumbai Metropolitan Region. In which, Navi Mumbai being the worst hit.
Right Anuj, Housing inventory levels continued to rise to record levels due to weak sales. It is happening because of unaffordable prices even after developers are offering various discounts and schemes. Report shows that proportion of completed apartments in Navi Mumbai that are yet to be sold is at 8.13% of the total unsold inventory

Hi everybody, Do you know that more than 30 months, in Mumbai and Thane, 1.10% and 1.33% of the total unsold units are ready for possession. Only 2600, or 3.35%, of the total unsold inventory of 77460 residential units have been completed in Mumbai as well as Thane and Navi Mumbai.
Well Anuj, Report also indicates that of the total unsold inventory, 5311 units are priced above Rs. 5 crore, nearly 17000 are priced between Rs. 2 and Rs. 5 crore. Over 35700 units are priced between Rs. 65 lakh and Rs. 2 crore, while 19500 units are priced below Rs. 65 lakh.

One more thing which i want to share that slow sales could also be due to most of these 2600 units being priced over Rs 1 crore, which is unaffordable for many buyers. Vile Parle to Goregaon have 205 completed but unsold units Rs. 2 crore and above in Navi Mumbai.

Guys, Major disadvantages of 2BHK apartments are because of high demand, you have to book early, other wise it is hard to get in a preferable location. Maintenance cost will be more than 1BHK apartment. Q: Hi, what is the road connectivity for project Andour Height. I think the road from CD marg is not entirely connected to the project site. Like wise, dont think that currently there is any road from SPR to this project. What are the current and future connectivity options for this site?

Hi Tarun, As per my knowledge, SG Andour Heights is located close to CD Marg road. Yeah, it is like walkable distance from the road. Then that CD Marg road is connecting this project to Sohna-Gurgaon Road (SGR). Sector-71 is an exceptionally decent area. It is connected to SPR (Sohna-Palwal-Rewari) 90 meter road at a separation of 1.5 km.
It is connected with Sohna Road at a separation of 1 km. It is situated close to proposed metro connectivity (Phase - II) and joined with NH8 at a separation of 4 km and 2 km from Sector-33 road. This is a very decent residential developing sector drawing attention of many developers , buyers & investors.

Q: I have booked a flat in Raj Nagar Extn, Ghaziabad. I have the full amount of the flat to the builder. Now builder is saying that only after registration of property, flat can be handed over to me. I know that one has to register the property but it doesn't have to be before possession.

Hi Sameer, Always remember, property registration is very much necessary. It is final complete agreement between two parties. Once registration of property is completed, then you are the legal owner of that property. Unregistered owners are illegal in front of law. Q: I had a bad time in vacating the rented apartment in AWHO, Gurjinder Vihar, Greater Noida. Flat owner has clearly said NO to return my security deposit and falsely made claims that I have damaged many things and now he will get them repaired. looking for any remedy to get my hard earned money back. Can any body help?

If you have the rental agreement then it is easy for you to recover your security deposit money from the flat owner. Because the full process must be written there,you could check that. Now come to damage part, note down the damages need to repair. Then evaluate the cost of repairing, which is valid. Then you should claim the rest of money from your flat owner. .
Hey Sanjeev, Have you notified your flat owner before vacating the flat? Because in the agreement, it must be mentioned that at least 1month before vacating the flat, you should inform the owner, or else owner will deduct one month rent from your deposit.

@supratim, About 350 acres of land will be made available by the Mumbai Port Trust and the Ministry of Defence has also expressed its willingness to give up land for the affordable housing project.

Q: Dombivli builder Jagdish Wagh in a letter to CM Devendra Fadnavis mentioned that has claimed that Chavan and Gharat have been harassing him and extorting money from him by creating obstacles in his projects.

According to builder Jagdish Wagh, two years ago, he met Chavan's brother Sanket and decided to join hands with him in a land deal. The deal was for Rs 15 crore, of which he was supposed to pay Rs 7.5 crore and Sanket Rs 7.5 crore. But Sanket paid only Rs 2.5 crore.
And later when he decided to develop the land, Chavan introduced him to Gharat and asked him to help him get his plan sanctioned. After that Gharat started harassing him and sought Rs 2 crore to get the plan sanctioned. The builder said he paid Gharat Rs 40 lakh but the plan is yet to be sanctioned.

@Jitu,+ In the mean time, Chavan's supporters started threatening him over another land development in Dombivli telling him to get out of the project. Till now, he had to suffer heavy losses due to the harassment.

Hello Ankita, The states have also been asked to make sure that benefits of the Unnat Chulha Abhiyan (more efficient, less polluting cooking fuel) along with the Jan Dhan Yojana (financial inclusion) and the Deendayal Upadhyaya Gram Jyoti Yojana (electrification) are made available to beneficiaries. As there has been a sharp decline in the number of houses constructed under the Indira Awaas Yojana in the past 3 yrs. In FY15, 9.80 lakh houses were constructed against a target of 25.19 lakh.
