HI, Residential project prices currently range from Rs 3000 to Rs 15000/sq-ft for the Navi Mumbai region. stable absorption is expected to continue with affordable pricing levels and lift with more visibility on work of the new airport. As a result of these positive developments the rates would see a decrease in property rate as Rs 10000/ sq-ft at any location in Navi Mumbai.
Right Ujwal, The transformation of Ulwe from a inactive to a active realty hotspot in only a period of 5 yrs is absolutely wonderful. Improved and kept up by the City and Industrial Development Corporation of Maharashtra Limited (CIDCO). The property estimations in Ulwe have proved both good and bad times. However,, the region is hoped for a jump later on as some foundation rebuild are in the pipeline. The range appears to be a withdraw for divers with a dream of no less than 3 to 4 yrs.

Thanks dear, As per my research over this area Vishrantwadi is also a preferred residential option due to its nearness to Yerwada Jail Road that houses several IT companies, such as TCS and IBM. I have done booking for one of 22 bhk flat at Village residency 5 months back. Builder had told me that they will get NA approval within three months else i will get my entire money back within 90 days. I had waited for 90 days, infact proactively chased up builder after 75 days that incase NA approval doesnt look visible please refund my money. After 90 days i had cancelled my booking as builder has still not got NA approval but its almost now 150 days i have not got the money. He is not giving me my money back from last 150 days. Now Verbally he says that he will give me interest for only 1 month but not giving me my entire money back, make different excuses for from last many months. Ideally he should be giving me money along with interest for days he kept my money. Based on false promises builder is taking the money and uses it and doesn give back as promised. He has signed legal MOU but says that i have a dedicated legal team and you will not get any benefit if you follo

This bill also give instruction for mandatory registration of all projects with the real estate regulatory Authority in each state. Real estate agent who intend to sell any plot, apartment or building should also register themselves with this authority.
Hey Lalit, But as per the current news, once again the introduction of the real estate regulator bill was delayed on Tuesday as the government said it was consulting all parties and would consider the demand by some Rajya Sabha MPs to send it to a select committee.

Hi Recently the state governments endeavour is aimed to attract an investment of Rs 50,000 crore and create employment opportunities for 10 lakh people.Thus the new IT policy is expected to improve Punes civic infrastructure, especially in areas close to IT companies.
According to the new policy, IT companies shall develop basic amenities such as roads, water supply and healthcare facilities in areas that lie in their proximity.Hence IT companies will no longer have to depend on the municipal corporation for the development of roads and other infrastructure in their neighbouring areas.

Yes, i have talked to their marketing guy and as per him they are shortly going to launch sample flats. It means no construction work is happening till now. If i am not wrong, project was launched on July, 2011 and since then no construction work. This is long delay project. HI Piyush, As per Building Law builder is not suposed to sell parking but due to demand they sell parking to clients in name of other charges i.e. Infrastructure charges etc... it all up to builder to sell parking or not. The Shivajai Nagar Railway Station is 22-kms from Pirangut via the Paud Road. Hinjewadi, Tathawade, Wakad, Aundh, Balewadi, Baner, Bavdhan, Chandkhed, Dhayari and Karve Nagar are the neighboring localities, located close to Pirangut.
Right Anup. I am totally agree with you. Proximity to Paud Road, along with great connectivity to Chandani Chowk, Kothrud and Hinjewadi has made Pirangut the most sought-after destination in West. Multiple choices of residential properties are available here including apartments, row houses and villas. The average property price in Pirangut is Rs. 3260/sq-ft., with the minimum and maximum property price being Rs.2900/sq-ft. and Rs. 3650/sq-ft., respectively.

Hi everybody, As far as my knowledge is concerned, this is the Shubh Laxmi Infrastructue & Developer's first ever project. So, they will definitely try to make their repo in Pune reality market. Now-a-days real estate market has become a very competitive markets and every new developers want to make their goodwill. Have trust on the developers and wait for the project completion date, they will give you possession on time. Even i didn't get any bad reviews on their project as well as on builder. Yes, both Dehu Road and Dighi comes under Red Zone and a notification for the Dighi Red Zones were issued under Works of Defence Act, 1903, and the Red Zone limits reduced from 500 metres to 270 metres. It is absolutely right. So, don't put your hard earned money in such project and locality. The Red Zone is created under the Works of Defence Act, 1903, is a no-development zone around defence establishments like ammunition depots and factories to prevent any damage to human life and property in the event of a casualty at these establishments.
Yes, and according to the Works of Defence Act 1903, the ministry of defence can issue notification for sensitive defence establishments any time, putting restrictions on construction activities carried out by civilians in a certain radius for safety reasons in case of accidents. Places like Bhosari,Dighi,Charoli and Moshi within the Red Zone (no-development zone). Most of the people living in these areas have come under this zone after the administration made such a mention in the land rights records which does not allow them to sell or buy property in the area.

Royal Purandar is strategically located at Nasrapur and it has close proximity to all important points of convenience including healthcare facilities, educational institutions and work places. Property rates in Nasrapur have risen by up to 97% in last 6 months. The average real estate price in Nasrapur is Rs. 2855/sq-ft. Seeing the current real estate price in the locality, i can say the locality has tremendous growth opportunity and investing here for 3-5 yrs of time period can give you a handful of returns in your investment.
I am agree with Abhijit. Nasrapur offers smooth connectivity to other parts of city via road, rail and public transport. By road, it is connected to Bhor and Pune. The region is served by Mahanagar Parivahan Mahamandal Limited (PMPML) and connects Nasrapur to other major areas. All the daily basic necessities are within stone throw distances. So, the locality of Nasrapur has great potential in terms of price appreciation. Even i have invested in this locality and getting a good return within 1.5 yrs of investment.

Hi Manish!! Mittal Brothers' High Mont project at Hinjewadi, Pune offers 2/3 BHK Flats. It is strategically located at Survey No. 277, Maan Village, Taluka Mulshi, next to Virgo Engineers, near Rajiv Gandhi Infotech Park Ph-2. industries on both sides of the road to High Mont were closed. The cement concrete road was completely deserted. I saw the sample flats and club house. I liked the view of project and its locality. Locality is in huge demand due to IT Industry. You are right Manish....This builder is known for big delays & poor construction quality. One should visit Crosswinds, Balewadi which got delayed by many years & still flats are available for sale. Other projct - One Nation near Pimpale Saudagar where work has almost stopped. So, do all your due diligence before investing any of their project.
Hi friends!!! For your knowledge, i would like to tell you that both Mittals, though not relatives but are known for giving false assurances and providing cheap quality flats. And remember that Pune builders will not only show good sample flats but at the time of delivery 3rd class flats will be offered. So, avoid under construction flat and buy ready-to-move only.

I am agree with Keshav.... Moshi has already garbage depot and Punawale one is planned. Now Its very difficult to setup GD in Punawale since Forest land haven´t been available to PCMC, Opposed from surrounding villages eg Punawale, Marunji, Tathwade and Hinjewadi. Peoples from these area has jammed the highway last year to protest. GD planned place is very near to Hinjewadi phase 2. You can see number of projects lined up in that area, i think 12-15 projects are going on. Govt has already started looking big place for GD somewhere else, around 250 acres. This is the right time to buy in Punawale with big risk. But still i will suggest take your wise decision as per your need and risk capacity.I am agree with Keshav.... Hi Anita, Residents could make minor changes such as plastering and painting without permission. However, the local body will allow the tenants to shift walls or even break pillars and beams without prior authorisation. The residential repair rules prescribes that only some tenable repairs can be carried out without obtaining permissions from the Building and Factory department of the local body such as plastering, painting of the flat, guniting the walls, changing floor tiles, repairing WC, bath or washing places, repairing or replacing drainage pipes, taps, manholes and other fittings, repairing or replacing sanitary, water plumbing or electrical fittings, replacing the roof with the same material and replacement of existing waterproofing material of the terrace.
Better ask the renovation service provider in Pune. They will guide you in proper manner. And in this way you will get the idea that which part of the flat can be extend or not and cost of the renovation work too.

Hi Virendra, Before requesting any change in name or address records for property tax of any property, make sure you have the complete documentation including copy of the following documents 1 Receipt of tax last paid, 2 Attested copy of the sale transaction deed or sale deed in your name 3 No Objection Certificate from the associated housing society. 4 Duly filled application for form with signature must be submitted with the Commissioner of Revenue. Hi Upendra, I think he is talking about Shagun Perfect 10, Balewadi, Pune. It is offering 2 and 3 BHK residential flat and sizes are available from 1007-1095 sq-ft. in 2BHK and 1535 sq-ft. in 3 BHK. Its current per square foot rate is Rs.6000. This is a under construction project and ready to move by December 2017.

Can you share your positive experience with Sairung Developers? As I can see the bulk of negative feedback against the project and its developer in multiple forum sites. And even i have noticed that in a particular month there are many positive responses on the same thread on Complaintboard.in It is really a pity if you are among them. Think about those people who have invested their hard earned money dreaming of their dream home or own home and in return, you are just giving them false promises.
I am agreed with Priyanka. If a person lost his Rs.100, whole day he thinks for it with a sad face. Now, you can imagine about those people who have invested their lifetime saving and waiting for years and year to get their flat possession. Think as a common buyer then you will realize. It is clearly mentioned on the forum sites that do not buy land from the Sairung Developer as they are selling only illegal plots and there are lots of litigation issues in future.

An under-construction property can be divided into three parts. The first part is the cost of the land and calls for no VAT or service tax. The second part is the cost of material which is liable for VAT. The third part is the cost of construction and involves labour charges and can be treated as a service that is rendered by the developer to the purchaser. Therefore, service tax can be levied on this component. You have to pay service tax at the rate of 4.5%.
Apart from that, Service tax is payable only on property purchase directly from developers and is not required in the case of resale property purchase, as there is no service provided. Service tax is not applicable on the construction of a single residential unit such as an independent house, villa or bungalow. Moreover, there is no service tax on the affordable housing segment. Hence, it is not applicable for housing with a carpet area of up to 60 sq mts per house in the housing complex.

Hi Ravi, Pune, located just off the Katraj-Dehu Road Bypass. It Aundh, which is also situated close to Baner, has significantly developed as a residential area attracting many buyers. The presence of IT Park at Hinjewadi has significantly contributed to the increase in demand for property around the Baner-Balewadi belt. Pune University also situated close to Baner and is easily accessible from Mumbai-Expresssway. A number of companies set-up their base in Baner. A 120 ft long road is connecting Balewadi belt to different parts of the city. Katraj-Dehu Road Bypass connects to NH4 that provides an outer access from Pune. So. overall locality looks promising for end users.
Yes, Baner is witnessing a rapid growth in IT Companies that have opened up their offices here. Hi Sanjay, One of the worst builder in Pune. No business ethics, no transparency. One of my friend has booked his flat in May 3013 with promised possession date of December 2016. He paid almost 50% of the flat cost but still there is no progress on construction site.
Yes, even i have booked my flat in KUL Ecoloch Phase-2, Hinjewadi, Pune. Its promise date was December , but still we are fighting for our flat possession. No amenities are ready in Ph-1, except children play area. Now, they are saying that phase-2 possession date will be December 2018.

Hello Krishna, I would like to suggest you, visit the project site before booking your dream home in it. See the approach road, transport facilities, connectivity, water, and electricity facilities and then go for it. The Baner-Balewadi area may be a hub of development, but basic amenities such as water supply are still sadly lacking despite ample supply in the dams. Mumbai High Court already issued a warning notice to Pune Municipal Corporation over its discriminatory approach and ordered that no new construction was to be allowed in this area unless the civic body takes concrete steps towards handling the acute water shortage.

When we visited the site for the first time they said it would be ready by Dec 2017 or Max Jan 2018. But then after one week, they say Mar 2018. As of 15th May 2017, B2 progress is 4th Slab work is in progress, how will they be able to give by Mar 2018 considering May to July is the rainy season and the construction does get slower. Anybody have the latest info on it? Kindly share with us. Thanks

Two variants are available, 1095 and 1010 sq ft for 76L and 72L respectively. 76lac plus maintenance charges for 2 years extra plus 5 lakhs for infrastructure & development charges. But remember, the project is delayed by more than a year. So do your all due diligence before investing your hard earned money.

Sizes are available from 705 sqft in 1 BHK, 1300 - 1701 sqft in 2 BHK, 1980 sqft in 3 BHK and 2718 sqft in 4 BHK. Its per square foot rate is Rs.12800 plus Stamp Duty and Registration Charges extra. It is a MAHARERA approved project and its Registration number is P52100000406, P52100000182, P52100000221, P52100000350, and P52100000283.
On the other hand, Godrej 24 by Godrej Properties Limited, located at Hinjewadi, Pune is offering 2 and 3 BHK residential flat. It is an under-construction project and sizes are available from 900 - 1200 sq.ft in 2BHK and 1500 - 1550 sqft in 3BHK. Its per square foot rate is Rs.7325. It is also registered under MAHARERA (Reg No-P52100001005) and its possession date is August 2020. Both projects are located in a decent place by a reputed developer and all approvals are in place so you can go with both of it. Price of Lodha Belmondo project is very high compared to Godrej 24 but the price always depends on locality and the amenities you are taking.

Hello Nitesh, Katraj is a suburb situated in the south of Pune. It comes within the jurisdiction of Pune Municipal Corporation. The village lies at the foot of the Katraj Ghat or mountain pass on the main NH4 connecting Pune with places south of the city, such as Kolhapur and Bangalore. The Katraj-Dehu Road Bypass which is also known as Pune Bypass, is a 4-line Highway passes through outer parts of Pune city. One of the important software parks of the city-Hinjewadi is situated along the highway. Some of the prominent localities situated close to it are Dhankawadi, Ambegaon Budruk, Bibvewadi, Narhe, Pisoli, Dhayari, Undri, Handewadi, Kondhwa, Wanowrie, Yewale Wadi among others.
The locality has excellent connectivity to the other parts of the city via NH4 and NH65. The Katraj-Dehu Road Bypass is a metropolitan highway serving the city of Pune. Hello Anup, I am a resident of Sinhagad Road, Pune. Sinhagad Road, located in the west of Pune is an emerging locality. Earlier it was known as Tanaji Malusare Path. This locality comes under the jurisdiction of Pune Municipal Corporation. It has all the amenities required by the residents. Hospitals, banks, schools, restaurants and entertainment centres are all within the radius of 5 km. Nanded Phata, Nanded, Wadgaon Budruk, Khedekar Nagar, Narhe, Dhayari, Ghule Patil Nagar and Ganesh Nagar are its neighboring localities. It is destination for high-end luxury residential projects in the region. The buyers are mostly from top-level corporate and businessmen.
While most regions in Pune are limited for for open space, Sinhagad Road is yet to be touched by this issue. There are several localities on the Sinhagad Road stretch that are known for wide open space. Social infrastructure of the region is still under progress but it has started taking shape with the setting up of multiple eating outlets, shopping complexes, hospitals and educational centres. Maharashtra Govt. is planning to build flyovers and introduce a Rapid Transit System in the region. Once it will get the green signal from the govt., the residential demand and development will increase rapidly.

Variants are available from 227 sq.ft (Carpet area) in RK, 367 sq.ft in 1 BHK (carpet area), and 2 BHK in 460 sq.ft (carpet area). And its per sqft rate is Rs.6000 per sqft. This project is span across 2.19 acres of land and consists of 508 units.

Q: I have booked a property, however the possession date of that property is different in both sale agreement and rera. For ex: as per agreement dec 2021 and as per rera website dec 2023 Builder is saying he will deliver it as per agreement date. Can i trust him, will he deliver it as per agreement date and if not can i complain and claim for compensation.

It is clearly mentioned on RERA website that a builder can not provide wrong information about its project on their website. I am sure that you will not get your flat possession by 2021. Q: I had bought a bungalow in bungalow society in 2008 and have a registry , full and final payment document once I took possession of the bungalow &index 2 of the bungalow. The builder asked us to get the sale deed done for the property and during the process in saying we need to pay VAT. I want if should be charged for this?
