Yes, the plan aims to increase cost recovery to at least cover operation and maintenance charges. Since there will be a huge resource requirement for Smart Cities Mission and Atal Mission for Rejuvenation and Urban Transformation, the Ministry consider the idea at a recent regional workshop on Smart Cities here.

Hi all, I think, the ministry is planning to develop a Model Concession Agreement in Urban water supply based on tariff indexation to inflation to reduce risks. The 14th Finance Commission has recommended enhancing the resource base of urban local bodies through imposition of Betterment Tax, Impact fees, Advertisement tax, tax on newer forms of entertainment, raising ceiling on Profession tax from Rs 2500 to Rs 12000/year.
Right Darshan, Apart from that,the model document also covers risk distribution between public and private sectors, performance standards and coverage targets besides providing for flexibility to urban local bodies. Union Development Ministry has hint that user charges were way below cost recovery in urban areas. Low parking rates in cities was also observed.

@Darshan, It was also suggested that where services can be measured and beneficiaries identified, user charges must be applied. Water and sewerage charges should be levied separately rather than built into property tax, as is done by some states.

Hello Khushi, Yes, it is true that Andheri is another luxurious western suburb in Mumbai and at the same time very similar to Bandra. Andheri West too has a luxurious lifestyle due to several celebrities making their home here. It too has a very good social infrastructure as well as civic infrastructure. Andheri sees demand for rental properties due to many factors. One reason is that the area has several business and financial establishments. Another reason is that the suburb is close to BKC. People who are unable to stay in Bandra look for rental properties in Andheri, as properties here are cheaper. It offers many 2 and 3BHK properties for a monthly rental of about Rs 25000-30000. The approximate covered area of flats are 600-900 sq-ft.

You are right Ketal, Maharashtra PM has previously worked in the city or at the Municipal Corporation, for which he has been appointed. Similarly, Nitin Kareer, Principal Secretary (UDD-1) has been appointed as the mentor of Pune-Pimpri-Chinchwad, Ajoy Mehta, present Commissioner of the Municipal Corporation of Greater Mumbai (MCGM) will be the mentor for Mumbai.

Hi folks!!!! We all know that the government has recently identified 98 cities for the Smart City Project. And fund for 20 cities have been distributed. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
It's true Ravi..... But i think that it would be better if the Govt's focus on smaller number of cities first and then developing them as model for others going forward. Under the mission, it will be operated as a centrally sponsored scheme and the center will give financial support to the limit of Rs 48000 crore over 5 yrs, which is on an average Rs 1000 crore per city per year. And an equal amount, on a matching basis, will have to be contributed by the state and urban local bodies.

Right Bhuban, Actual reason is that developers in the city suburbs and its outskirts have built 2BHK and 3BHK flats, but in reality there is more demand for a 1BHK. Now in this case, the developer has to give discounts and freebies such as "zero stamp duty" and "registration Charges'' to meet their targets.
Yes, and above mentioned points should be taken as a suggestion and buyers should do proper homework and consult experts before falling into the trap of freebies, which according to him is nothing but just a swamp.

Phase 1 is actually completed now. Phase 2 is in pre-launch. I visited the site few weeks back and the project looked very good. Phase II is also in the same campus located @ banner and the builder is also very reliable. But the concerned is that the price is quite high I think so.
The Project is situated in posh location with access to Malls, Workplace etc. It has access to Schools like the orchid school and Star Hotels like The Orchid and Workplaces like Prabhavee Tech Park and Cafes like IKON Solutions and Super Markets like Happy Shopper and Parks like Beverly Hills Park and Malls like Aditi Mall.

Hi all, Current updates on this project is that the builder is saying maintenance is calculated on the higher sq-ft area ....for example if it is a 3BHK and area ranges from 1613 to 1730 sq-ft.and if you have1613sq-ft.area flat, you still have to pay as per 1730 sq-ft.
The 1613 sq-ft earlier is now 1730 also 1176 sq-ft earlier is now 1241, all this calculations will only bring up more confusions, the only solution to end this is charging maintenance on carpet area irrespective of the rates decided for maintenance, this will bring uniform in the structure of maintenance and there by no one ends paying more.

It is is close to Pune Camp and only about 9-kms from the Railway Station. The Pune Airport is merely reachable, as are major malls such as Amanora Town Centre on Hadapsar-Kharadi Bypass and Phoenix Market City and InOrbit on Nagar Road. Residential property rates at Keshavnagar currently range from Rs. 4400-5000/sq-ft.

According to me, any area which is close to daily basic necessities such as nearby schools/colleges, banks/ATMs, bus stop, railway station, markets/malls, eating outs is good for investment as well as for end use. If you find that all those basic facilities are nearby to the project site, just go ahead. There is a 100% chance of price appreciation within 3-5 yrs.
At the same time, you will have to be very careful and the most important, it should be a NA land. Now-a-days, there are lot's of fraud cases are happening. So, check all the legal papers, better, if you take the service of a legal expert, visit the local municipal and ask if there is any development plan for the locality in next 5-10 yrs, check whether they have last receipt of the tax payment or not, if it is agriculture land then they have paid conversion charges to transfer into non-agriculture land. Do all due diligence and then proceed.....Thanks

You are right. But at the same time, Wakad is closest localities to Hinjewadi IT hub. Being the entry point of Pune, Wakad has witnessed improvement in infrastructure and facilities which has attracted investors to the area. Hi Nikhil... PMC is also saying that except for the existing sites and other miscellaneous portion of land, PMC has no other land available for garbage processing, and was unable to get the proposed land at Tulapur and two other sites.

@Arun, As far as project location is concerned, Mamurdi is a suburb of PCMC. It comes under PCMC limit. Ravet, Hinjewadi, Wakad, Chinchwad, Tathawade, Akurdi, Chandkhed, Gahunje, Kalewadi and Nere are its neighbouring localities. Mamurdi is also home to many well known schools and Hospitals. Q: We r getting a feeling of being cheated by this brand. . It was assured tht cemetery besides d compound wall of this proj will be shifted soon while booking a flat. But we observed yday tht it has been reconstructed now n still functional. It is going to b a serious health issue(especially 4 kids) as ash n smoke of flames will directly go in all d flats of nearby wings. Worst part is after sales service people couldnt able to address this concern and asked us to wait till thursday ie.16th aug to meet mr. Sunny regarding d same. Disappointed to see d kind of service this brand is giving to customers

Hi Ashish, One of my colleague has recently visited Aditya Nisarg Palms, he had a wonderful experience out there. The flats are extremely luxurious and spacious. Road connectivity is good. You can visit at Nisarg once before booking. And do all ur due diligence before booking. Check whether this project is register under MAHA RERA or not.

Hello Nazneen, Its current per square foot rate is Rs.6200. If you are getting around 5900-6000 per sqft rate, then it will be a good deal. But still, I will advise you to visit the site before making any decision. There is no doubt that it has MAHARERA approval and its registration number is P52100000537. MAHA RERA approved the project, you do not need to think about your possession date and construction quality. You will get your flat possession on time and as per the floor plan.
AS they have mentioned on their website that Phase-1,2 and 3 have completed, phase-4 & 5 under construction and Phase-6 & 7 are upcoming. But it seems to me that area will have some demand in future as it is very close to renowned IT parks and proximity to Pune International Airport and all daily basic needs are within a stone throw away distances.

With easy access to work, schools and healthcare - all your essentials needs are taken care of while restaurants, malls and cafes are perfect for entertainment and holidays. Transport facilities are also good in the locality. Some of the best residential properties in Dhayari are Sharada Myria, Ganesh Nakshtram, Laxmi Vishnupuram, Tanish Sankalp etc.
Apart from residential development,rental properties are also sufficient In Dhayari.
