Stamp Duty is a kind of tax collected by the Government of a state on every document by which any right, title, interest or liability is created, transferred, extended, extinguished or recorded. Stamp duty payable for registration of property is different and varies in various states/cities in India. Since the values of transactions in the real estate market tend to be quite high, the amount of stamp duty is also a large amount.
Hi Anuj, I agree with you view point and like to say that the Stamp duty is the tax that the buyer of a property must pay to the state government on any property transaction while registration fee is paid for the maintenance of ownership records. These charges help lend authenticity to the property documents and safeguard the owner's interest in case of any future dispute or fraud. Stamp duty charges vary from one state to another and may depend on gender, municipal areas or income groups within the state too.

Q: Hi, I am planning to buy a plot near Dholera. I am planning to buy it from Builder. There seems to be two builders Magnanimous and Rivasa. Price different is huge between these two projects (I am not sure location may be the reason for this difference as I have never personally been there). Can some one suggest me about the price rise trend in this area (this is bear to Fedra) and if some one have an idea how long it will take for appreciation and about these two builders. It is a good idea to hang a wind chime in front of a window or door as it is very relaxing, you can also place some scented candles, fresh flowers and if not fresh flower you can definately put a hidden plug in room freshners as it will make the environment more refreshing. As you are a consumer of the society and you should get the amount on maturity, you are entitled to file a complaint under the Consumer Protection Act against the society and claim for the deficiency in service. The society has to refund the amount as per the fixed deposit receipts with interest. I am residing in Ahmedabad for past 5 years; one can easily say that the city has changed into a whole different form. The ASI is taking several steps to stop the constructions with the radius to protect the monuments and if at all any new constructions is to be carried out then they have to take permission of ASI. But many residents ignored the rule and many constructions have taken place within the prohibited area. I agree that Bhubaneshwar is witnessing a lot of real estate activity but sadly it is quite unorganized and there is a lot of fraud happening. Developers are selling disputes properties or sometimes land acquisition is not cleared mutually. So beware of it and make a good research before you decide. Jalna is a good area which is being developed at a good pace although the real gains may take around 10 years at the minimum. I suggest you to check out some deals in Tomanda mainly in the Kalinga Vihar (NH) area. It’s already developed better than Jalna and may get you very good returns in the next five to six years. Both Jalna and Tomanda are good areas for short and long term appreciation.

Investing in Prahaladnagar is a very good decision in my opinion as well. The area along with Satellite checks all the parameters for a good real estate investment for me. The area has very good infrastructure including road networks, up market shopping malls, commercial centers and schools. The only negative is that the residential cost is slightly on the higher side compared to other regions especially Gandhinagar. Close proximity to commercial development centers as well as Indian Institute of Management (IIM) means the area will always offer good rental opportunities. Three to five years is slightly less time frame to get decent returns but yes 8 to 10% is a conservative estimate.

Hi Jack, The metro phase 1 stretch covers two corridors the North-South corridor starting from APMC, Vasna to Motera Stadium followed by the East-West corridor starting from Thaltej Gam to Vastral Gam. If you are planning to buy a house in Ahmedabad, then localities near the upcoming Ahmedabad to Gandhinagar metro belt can be considered for good returns.

Hi Pranab , As per my knowledge , emerging and affordable real estate corridors-Bopal, Gota, New Ranip, Motera, Chandkheda and the likes are already attracting a beeline of projects, buyers and investors due to the planned infrastructure and speedy connectivity in these locations. Many large developers, who concentrated on mid-to-high segment, were seen playing the volume game and entering into affordable segment in the suburbs.
@ Mr Pranab, According to several sources, ss a new beginning brings new hopes, so will year 2015 for the realty sector in Ahmedabad. Further, a stable government at the centre has also given rise to a new hope. Affordable housing is expected to be the flavour of the season, with the central government clearly spelling out their intention in this regard, though, state governments have to come on board. Developers, homebuyers and investors are all hoping that the next year will turn events in their favour.

As per sources, the real issue is the incentives offered for the creation of mass housing. Even, if it requires some policy changes that will make the cost of funding lower for affordable housing, it would be worth it. Promoting rental housing is another significant issue to be addressed in the upcoming union budget. Of course, complete pass-through status to Real Estate Investment Trusts (REITs) is equally critical for the turnaround of the sector.
Hi guys, According to me, now, the time has come to convert words into action. Touching emotional chord and creating hype would not be sufficient any more for keeping the business confidence index high. Thus, budget should follow the implementation quickly to see the real change in otherwise dim situation. Sudden turnaround does not look feasible but there would be some real and firm growth in different sectors and development at macroeconomic level. This could be a dream budget where the government can fulfill all the dreams due to its strength and desire to do so.

Flats, aparments, bungalows, penthouses and township properties are cropping up all over to meet the demand. In the past, residential development was predominantly in the individual bungalow segment and even today, new bungalow schemes can be found on the outskirts of Vadodara city, especially in Sevasi, Kalali, Ajwa and area alike.
Hi Guys, As per my knowledge, Alkapuri, located in the centre of Vadodara, is one of the most developed and planned areas of the city witnessing a steady appreciation. Residential areas in North Vadodara like Sama, Chhani and Nizampura are welldeveloped too. Hi Vikash, According to me, another factor which is driving the demand in Chandkheda is affordable housing projects.Affordability becomes a major issue when it comes to looking for a home. Keeping in mind the volatile market conditions, this becomes an even more important criterion for house hunters. This is one of the reasons that home buyers are increasingly moving beyond the conventional areas to regions, which may be a little far but have all the basic amenities and good connectivity to the city.
Hi guys, In my point of view, this is because Chandkheda is on the verge of seeing a major explosion in the IT sector.With many software companies slowly trickling in, the future looks bright for this locality. To add to this, Chandkheda is one of the proposed locations to have a metro station. Once this gets operational, there will be greater connectivity and this will help in further development of infrastructure in the area.

The government may also rationalize duties and set the differential MAT rate at (5-10)%. Hi Jack , According to me, the industrial boom in the eastern part of the city is changing the landscape of this area. Ankita Thakkar, partner, Kanha Group, avers, Many from Halol-Dabhoi, Ajwa Road, Airforce base and villages nearby are investing in properties on Waghodia Road. Owing to all these developments along with good connectivity and affordable projects, the demand for property here.
@ Jack , As per my observation, being a little away from the city, Waghodia Road falls into the budget criteria and is preferred because of proximity to the airport, NH-8, schools, restaurants and other basic amenities. other basic amenities.Cheaper cost of living and better quality of life: Due to the better quality of life, climate and large green space, there is rising interest from non-resident Indians and retirees.

Hi Mr Jack, Lies on the Golden Quadrilateral highway system. Connected to NH-8 (Delhi-Mumbai Industrial Corridor) via a 16-km connector highway. Has a good local transport system, and excellent civic and social infrastructure. The Bus Rapid Transit System (BRTS) has eased commuting for several commuters in the city.
@ Mr Jack, As per my own experience , Surat has a good thriving real estate, owing to the growth in the city’s infrastructure and economy. However interestingly, Surat doesn’t yet witness much of an apartment culture. One may however find a number of villa projects here. There are villas of various configurations available here.

It is better to find out others weakness than to improve your performance. Other states should also improve their performance and prepare for the next round of assessment. It's current price is Rs. 26000/sq-ft. A 3BHK in will cost to you Rs. 2.39-2.78 crore onward. It is G+13 storey apartment, having 2-3BHK flats in each floor.
As far as project approval is concerned, IOD is in place but they are waiting for the Commencement Certificate. Once they will get the CC, construction work will start. As per the sales guy, all the leading banks are funding this project. But one-thing that is coming in my mind, how can a bank approve the project in absence of IOD and CC.Plz. make sure that these 2 approvals are in place before booking.
