Hi I think both buying a new house and renovation is different aspect. An extensive renovation can cost about Rs 5-7 lakh. This can include things like remodelling the kitchen, buying a new sofa and doing new flooring. On the other hand, if you have a higher budget of about Rs 40-60 lakh, buying a new, bigger home could well be on your mind.

Hi, An encumbrance certificate is needed in a property transaction as an evidence of free title and ownership. It is a document issued by the registration authorities.An encumbrance certificate contains details of all the transactions, and certifies that the property is not mortgaged and has no legal dues. It is obtained from the sub-registrar's office where the deed has been registered.
Thanks Raghav, I think An encumbrance certificate is important while buying property, applying for a home loan or going in for a loan against the property.In any transaction of sale or purchase of property, a no encumbrance certificate is a very important document.

Q: As far as I know, they are yet to get the DTCP and some other approvals. They are telling it will be done next month..but they are promptly telling me this every month for the past 1 and half year!!. I am concerned whether any serious issue is there for getting approval. Also, they have not yet restarted construction. They have promised delivery by july 2013!!!

Solaray - land marvel is the first solar powered residential community.I did not hear any issues about the project. Q: Recently I went to JS looking to rent a flat but I was confronted by the watchman at the gate ,who asked me to meet Madhan for rental issues .Upon talking to him he asked me for 1 month's advance as commission .But I declined his offer and later I managed to rent a flat here without paying any commission.Having moved here I came to know that the Maintenance company DFMS is run by Madhan under the patronage of a resident in JS who seems to be part of JASFOA officials.Also the Aavin milk contract is taken by this JS resident and it is being implemented by Madhan on behalf of the JS resident.So even if the Maintenance company is changed Madhan will remain here.JS will be a better place only if this guy is shown the door.

Dear mani, I can completely relate to your situation. My suggestion depends completely on, how badly do you want this guy to be removed.. first step could involve bringing the same issue up in the general meeting of the apartment association ..
if the association doesn't take it up seriously, run for the presidency of the association :)

As a local Chennai resident I think it is rare to find good roads in our city. Most of the roads are in a pathetic condition. It is high time that the authorities think in this regards. Nice that you are planning to buy property in the Chennai but I think your investment decision would definitely define with your workplace. Capital prices in Chennai have increased exponentially these days and find difficult to find low and mid segment project but anyway few area such as avadi and Tambaram feature apartments and houses project within a modest budget of Rs 30 lakh.

Hi Venu, As per my knowledge, currently Chennai Real estate market is showing steady growth. So many home buyers & first time investors are interested to buy or invest in Chennai. But there are many factors one should keep in mind before investing in Chennai as a first time investor to grow your net worth.
Hi Mr Venu, Yes Payal, I agreed with you. A better option would be to invest after the plans are approved and the work has started and has gone on for some time. Looking for property in localities close to these developments is a smarter option. It may fetch relatively less appreciation but it would be far better than running the risk of `on the route of the metro’ option. Any infrastructure developments typically also have a long term impact, so investing here with plan to wait as long as it takes, is a more practical option.

Hi Priya, I agreed with Mr Javed, in my point of view, the livability quotient of these locations would definitely go up, provided these stations are operated and maintained well. CMRL could probably learn from the operations of Vashi Station in Mumbai which is a successful model of a transport system and commercial hub operating simultaneously.

However, the prices are in the range of Rs 1-16 crore, depending upon the size, property type and the exact location of the house.

As per the present provision, anyone buying more than 4 flats in a project is treated as a promoter. Yet, to find a solution to this trend of a few buying more flats and having monopoly in management of affairs, the committee is recommending that all such buyers will get "one voting right" like that of other buyers.
And i am shocked to hear that AIAMDK and Samajwadi Party have told, as per him Center has no right to make laws on real estate as it is a State matter. Ohhhh common........ how successfully you both parties are running your State, country knows it....you just don't need to know what real estate want or what NDA has to prove.

They are also trying to attract private equity capital. The primary concern for many developers is that they have over leveraged their current projects while they are unable to utilize their land bank or future development capabilities to raise more capital.

@Gaurav, yes the current price is Rs 2750 per sq ft , which is reasonable which is reasonable if you look into realty trends/ price trends of Avadi which are in the range of Rs 2200 to 3000 per sq ft. This data is on the averages basic and of course you get lower price, but if you talk about gated community you do not get much more choice except this project. Thanks

Hi priya, As we all know that Smart city project will eventually take up 100 cities, with aim of spending 100 crore every year. Chennai Corporation said that the city will be among the 20 that will be selected as part of the first phase of the Centre's smart city project. it is follow great impact in overall real estate development.
As per Government officers Chennai is at the top of the list of TN cities competing for the smart-city tag. But Chennai falls short on many of the selection criteria indicated for smart project. For instance, average weightage i.e 25% is given for self-generation of resources and Chennai where the internal revenue generation is less than average 30% of total budget outlay, is way behind other cities such as Mumbai.

Hi Karthika, In Perungudi groundwater resembles waste water from dyeing unit. Thus, residents are now using packaged water for drinking and cooking purposes. Water supplied by government agencies in Perungudi are used for the bathing purpose.Moreover, water Supply is the big concerned in Chennai.
Appreciate your responses but few days back I have heard some news that local residents of Thoraipakkam and Perungudi protested against the garbage dumping in their villages and demanded the Chennai corporation to stop doing the same. They formed a human chain in front of the Perungudi garbage dump yard gate situated at Pallikaranai Marsh.

For rectification deed, you approach the lawyer in the case of sale deed. 3) Khata extract is issued by the concerned local authority to which you pay property tax regularly.It is a property related document describing all features about the property,such as measurement,constructed or vacant, owner's address,etc. Thanking you,

Hi Shyam, I am residential person of Chennai and I am, staying in Guindy, but any why I think Perungulathur is developing because of IT company like accenture and it is very popular area and near to tambaram, Rate wise it is costly.Price trends in this area are starting from Rs 3500 per sq ft and few local builders are also selling with Rs 2700 per sq ft.
Perungalathur has a minimum guideline value of Rs.1200 per sqft to a maximum of Rs.3200 per sqft. Perungalathur has 323 streets and contributes towards 1.90% of the total streets of Tambaram taluk. Any property including land, house etc in Perungalathur can be registered in the Chennai Padappai sub registrar office.

The total value of this project is expected to be Rs 375 crores approx. Anchorage will be stilt+45 floors tower. There are already 2100 apartments have been constructed across a number of towers of 18 to 40 floors each.

After 5-7 years of construction is the perfect time to sell a flat as the appreciation in rate will be flat around this time frame and more maintenance issues will start to arise. Resale is also great value at this timeframe. That being said you can also buy a flat that is 5-7 years old and live in it for another 13-15 years without facing any problem, but one cannot expect a very high return on the money invested. Q: Dear all, I am from South Tamilnadu and I have Punjai land which is having clear road access in my village. This land is surrounded by residences and I would like to convert this as Residential plots. The size of this land is 63Cents (27442Sq ft). Also dry river is located behind the land. Could anyone please tell me the rules and regulations to convert this as Residential plots. Thank you!

Yes, you have to approach to district collectorate office for that. The owner applying for conversion would obtain a conversion order which could then be used to construct residential units on land. On the other hand, it is easier to convert a dry land or Punjai Land into specific purposes for example township projects or layouts.
Yes, it is very easy to convert Punjai land into a residential plot by paying a fee. You can get a 'change of land use' after obtaining the necessary approval from the local authorities.

Approved plan is to have 1 BHK in 500 sq-ft and the builder has built 2 BHK in 700 sq-ft which deviates from the approved plan, if you buy that flat, it can give you a lot of problem in future? KG Signature City Phase-2 by KG Developers & Promoters located in Mogappair, Chennai. It is offering 1,2, and 3 BHK residential flats. Under phase-2, they are offering 2-Block (F & G). Sizes are available from 610 - 620 SqFt.in 1BHK (Built-up area), 2 BHK from 925 - 1085 sqft and 3 BHK from 1230 - 1380 sqft. Its per square foot rate is Rs.4450 for G-Block and F-Block offer price is Rs5475. Phase-2 is under construction and ready-to-move by March 2018.
Hello Shyam, I checked out the property last week and was really impressed with the completed Phase-1 homes. The homes are well designed and you can see a good quality. I believe Phase 2 is also shaping up similarly. I m planning to invest in Phase 2. I find the location very convenient and the homes to be good value for money. I do not have much of a problem whether parking is open or closed. I feel that the other features are excellent and override this.
