Hi Subhankar Das,
As per my knowledge, both location are rapidly developing, however as a stage towards encouraging the developing need of housing in Delhi, the Delhi Development Authority (DDA) is dealing with the Master Plan of L Zone. L Zone is required to provide a stimulus to the moderate and stagnant real estate business sector of the national capital.
Well guys,
As the L Zone is in the early phases of planning, you may have the capacity to get the advantage of a first-comer, however there are a couple of things that one needs to consider. A home purchaser must realize that the land pooling policy has quite recently been advised and not yet operational though. So, it may consume some time for the builders to get plot from DDA for further development. Yeah on the other hand infrastructure development is happening in Neemrana, giving huge boost to the real estate market. Neemrana isn't like L-zone.

Hi Guys,
I am a first time property buyer. I am planning to have an apartment in Gurgaon. My friends suggested Sector-83. I need to know about this Sector. Is it a decent location? What about nearby availability?
As per sources, the average residential price of sector-83, in year 2009 Oct-Dec was noted around 2600/sq-ft. After many ups & downs the price trend showed significant improvement in year 2013. Now in year 2015 Jul-Sep, the average residential price is around 5900/sq-ft. This sector is very much suitable for investment as well as end use. Good connectivity, decent location & infrastructure growth proved to be strong key factors of this sector.

I can see that there is much emphasis on investment in L zone and as the market is reverting to L zone this would be upcoming and best place to invest. Following are the key points which will give hype to the area :
1. Proximity to Airport
2. Proximity to Commercial Hub Gurgaon
3. Delhi Pincode
4. Diplomatic Enclave
5. Dwarka expressway
6. Close proximity to Existing metro station Dwarka 21
7. AIIMS 2 in vicinity
8. Well connected with upcoming Major roads.
9. Prices per square foot already reached to 10500 in Dwarka and 11000 in gurgaon

Q:
Hi, I am considering to invest in Raheja Revanta project, in a 2 BHK (1621 sqft) appartment. The option available is only ground floor with an additional 400sqft of private garden. The BSP being quoted is 8075 per sqft.
Is this a fair price given the project was launched at a much lower price?
If yes, what is the expected return in next 3-5 years?

Want to buy a flat in Victorian County Project of Antrix Society but I am in doubt as it seems a new developer. Please share your experiences with the property developer. Suggest any other good project in Dwarka Phase 2, L-Zone. My budget is 40-60 lakhs.
HI @@@@
In L zone there only society can sell their project because land status is agriculture so there is no approval so builder can not sell their projects, and keep following points before investing in l zone
1-check registration of society and back ground of promotors,
2 always check the registry paper of land parcel
3-Check the locations of land parcel as it would decide your land.

Q:
There are so many residential projects in L Zone Dwarka but right now there is absolutely no infrastructure in the area. Builders are selling apartments by saying buyers that l zone will be a smart city in next 4-5 years. Is it really possible? What is your opinion regarding time taken in building basic infrastructure in L Zone (forget about smart city). Is it worth to invest 47 lakhs for a 2bhk flat in Victorian Privilege project in L zone by Victorian corporation developer?
Maybe it the appropriate time for investment in the L Zone under the DDA Masterplan 2021but the buyer should not forget that extra time on the real use of the schedule on the land require by the authority. Therefore drafting that you are Investing in these times you will have to sit small for for a few years for the investment to grow. Compare the housing property before buying.

L-Zone by the government only planned as a smart city as there is space constraint in Delhi. Check the recording of the societies and the background of the initiators, Always check the registry paper of plots, Check out the locations of plots if it should decide your country.

Q:
At L-Zone dwarka, What i have heard that intially builders are asking for land cost which is min 15L..on which there is no loan..Now my concern is that how a cnormal salaried person can buy property as 15L is very huge amount & same is not possible without loan..
List of the only company able to selling their project if the country standing is agriculture,, it is the e-mail why top class constructor while they do have good land bank as here, but not selling their project. Only listed society can to sell their property in l zone since they have been collecting only land cost to buy land.
You can also compare the property and Delhi smart city projects.

It appears it correct moment to Investing in the L Zone under the DDA Masterplan 2021but the buyer should bear in mind that it will take for some time on the real implementation of the schedule to the ground by the authorities. So if you are already investing it would need a willingness to wait on years to develop the for investment to grow.

Hi Ajay,
I visited the site last month. Only two towers are ready and other two towers are in final stages. A small swimming pool is being constructed. The Club and Gym will be made on the top floor of Tower Pearl-A. The resale rates in the market are very low. I paid Rs 34 Lacs for 2 BHK unit and the market offer is 27- 28 Lacs only. The nearby apartments in other societies are priced much lower and hence lower offer for Aura. So, if you have a good bargain sense then go for it.Hi Ajay,
