Q: I have bought a flat in Casaulitma Thane "B" wing in March 2009 and registered in the same May -2009. I have received a letter from Lodha about 5% VAT and it is to be paid within 15 days of the receipt of the letter or else it will attract some additional interest. Although we registered in March 2009 but had made very little payments until march 2010 (after which the VAT was slashed to 1%). You may try to find an 1 bhk for it is difficult to find single room in apartments. I doubt whether such an option is currently available.. In independent houses you can try. Q: Dear Sir, I am Abhijit Bhatt. I had given Rs. 14 lacs (including Rs. 1 lacs cheque) for the flat in Binori Sonnet some months ago. And at that time I had booked flat G-402 in this scheme. But due to uneven circumstances I had to cancel this flat and some 3 or 4 months ago I informed Mr. Rajubhai and Mr. Shantilal regarding this. At that time they assured me that they will refund all the money whenever the flat will be sold. Much time has passed but I am not getting refund. I also met Mr. Raju and Mr. Shantilal for many times before Diwali and after Diwali. I also met Mr. Raju for the same. But I am still not getting any satisfactory answer from their side. Q: I have a flat booked in Earth Towne. I have paid 30% + Service Tax in CLP. I understand there was some complications in the past, due to which there is delay is construction/possesion and bank/financial cos. were not ready to fund until recently where only couple of them are coming up to fund this project. Now even after paying 30% + ST and working to get the remaining amount disbursed by funding company, I am being charged interest rate which I have no clue and was never communicated until I called them. Moreover I came to know from media about the 'zero peiod' where old customers should not be charged with interest. Please help me to sort this matter as I am not in a position to pay such high interest which makes no sense.

Well I believe the future is bright! Wipro plans to build its biggest campus in Bangalore. The new campus will be just 4 km from its existing campus in Sarjapur on the outskirts of Bangalore. Wipro has got all the land approvals and is working on plans with their architects to build a facility to support 3o thousand employs. The infrastructure development happening around Sarjapur road makes it a hot investment destination.

Hi Chetan, Kritika Homes is a premium project by Vasundhara.. It is located in outer ring road, which has good scope for development in future.. I agree with Mr Rakesh, But if the project is not approved by any national govt bank then there are various documents you should check with builder before making your decision i.e.: 1. Registry of Land. 2. Documents from Bank to check whether project is bankable or not. 3. NOC from local development authority. 4. Copy of Buyer-Seller agreement. 5. Map of the project which should be accepted and approved by authority. 6. If possible, get documents which can display that more investors have shown their trust in the project. Q: The project has got delayed a lot and the promoters have gone back on their penalty clause commitment. Cab we take legal action against them? When should we file the case? The response from them to queries have been very poor - all the mails have gone unanswered.

For investment purpose, you can choose the property which will give him the better CAGR (Compounded Annual Growth Rate which is commonly used to compare returns in Mutual Fund schemes). Builders floor would give better CAGR than apartment. If you are looking at long term, then it is better to consider max 10 years as time frame and not more.
