Q: I am looking for a 2BHK flat of 1168 Sq. Ft. in Bulland Elevates (GC-8) located in Gaur City 2. However, there is no flat available from the builder as all are booked. Can I get a 2BHk flat of same size in resale? If yes, then at what price should i consider to purchase the flat as an end user. According to the builder's website and the brochure I have got, the current price on CLP is 3400/- Sq. Ft., 220/- and 200/- sq. ft. towards floor PLC for the first and second floor respectively (as I am looking to get the first or second floor only) and 2,50,000/- for car parking, 50 + 50/sq. ft. towards corner and park facing PLC, Rs. 25/sq. ft. towards I.F.M.S.. Please Help.

Hi Deep, As it is seen, costs ascended even with a tremendous stock of 1.70lac units. Extraordinarily in Delhi real estate market, property costs down by 2% in April-June 2015 when contrasted with past quarter period. Property costs in South Delhi developed irrelevantly, at the same time in North and West Delhi dropped by 5% and 8%, individually.

Hi Ashish, the fact is,Unitech homes are good, but they do unusual delays in the project. I had a word with a broker and the sales executive. Both have different version to say. Yes, my frnds, at-last after long discussions and meetings DDA approved the land pooling policy. Now its has been send to urban development ministry for final approval.
See, we cant actually predict the near future but in the policy it has been briefed that private players will enter the land sector.

Yes Noida is also having a demand for office space, just because of the fact that, there is a scarcity of office space in Delhi. The total demand is crawling towards Noida. Moreover, the offices are in various pockets of Noida Expressway when compared about the rentals, Noida is much affordable than any other place in NCR.
According to my knowledge, Sectors 94, 96, 97, 98, 105, 108, 124, 125, 126, 127, 132, 135, 136, 142, 143, 144, 153, and 154 are good for commercial investment.

Hi, Manish, to compare the due area.... both the area, are best at their own. Sohna road is a gold mine for investment and in Dwarka Expressway , projects are affordable and have good projects in both the segment like mid and luxury. It depends on your budget and what kind of investment you are looking at. I would suggest if for investment your looking for investment go for Sohna Road.
I agree with fahran, the main driving factor on Shona road is the employment generated in Gurgaon. The rates have appreciated close to 30%.

Amrapali is a good brand, however, almost all of their projects have their construction quality going down. All the projects are delayed, so if it is for end use, this project is not a good idea but for a long term investment, it is a good choice.

I can give you few sectors which are concentrating only on luxury apartments. Sector 74, 94 and 119 in Noida. I defy that, sec-137 is more profitable than 143.If you ask me why, then my answer goes like this : Sec-143 is almost surrounded by villages on 2 sides, henceforth the area is not safe . Also it is very far Noida Expressway, which shows it will not have any direct connectivity.The area is also filled with projects which are in pre-launch stage. There are a lot of construction going on. To have a proper livability, the area area will take 3-5 years. Whereas the main issue of high drain in Sector 137 and Sector 168,will be covered up, as the authority have proposed an over bridge above the drain. Due to this projects like Exotica Fresco, Shubhkamna will have a huge resale value. Also the residents will have direct connectivity with Noida Expressway
hmm according to the study i feel that prices for 137, 143 & 168 might go up till Rs 4500 - to Rs 5000 or even more by 2014. The reason behind that is Greater Noida land litigation issue is still going on and until the problem is solved...Noida’s sector will be in more demand….which will help the price to move upwards.

Sir, for investment in Gurgaon you should give a time for at least 7-8 years. Investment in long terms alway fetch you good returns. If we speak about this project... looking at the location and the amenities they are proving, there are full chances for the price to get double. So the place will be a posh area... after 5-6 years....The project is good for investment.. i would give you a green signal for it.

Hmmm , Guys I have also came across the information that, FAR norms have also been relaxed by allowing an increased limit of 200. This can be further enhanced by purchasing additional FAR from the authorities with a maximum height of 12 meters i.e 3 floors.

There is a reports guys , which I was going through states that investors and buyers continue to chase residential real estate assets, especially those properties which are mid-sized and priced reasonably and offer locational advantage and good infrastructure. While there is demand for affordable housing, premium properties too have attracted buyers in prime cities of the Delhi NCR, Bangalore, and Mumbai.
This year so many factors effected the real estate market, for instant the depreciation of rupee provided a good opportunity to the NRI and high-value buyers of property in prime locationswhich improved the sale figures although the bottom lines remained sluggish due to increasing cost of raw materials.

Hi the project is in demand, the price went to Rs 9000 per sq ft from Rs 8500 per sq ft. The project is located in a very good place and also enjoys green lush area. These air conditioned apartments are widely acknowledged as a world-class development.

Well Deep, there are some effectively growth areas in Jaipur are Sirsi Road, New Sanganer Road, Kalwar Road, Tonk Road, Sikar Road, and Ajmer Road where you can choose you plots/apartments and flats. The most productive localities in the city include Ajmer Road, Jagatpura, Tonk Road and Mansarovar. Hi Mr Harilal, While a few traditionally rich families may have invested in 3BHK units, small investors and most end-users preferred 1 or 2BHK units. As per different sources, it is seen that with an overall market share of 60 per cent, 1 and 2BHKs have registered an increase in demand by 2-3 per cent. Developers need to take cue because supply stands at only 20 per cent. This means that there has been no provision for a good 40 per cent of potential buyers who are ready to buy but not willing to pay for a bigger unit.
@ Harilal, As per my knowledge, Gurgaon was seen as the other South Delhi comprising of well-to-do and mostly young buyers looking for a lifestyle living and at the same time being friendly on their pockets. Most buyers in the Gurgaon market have for long chosen 3 or 4BHK units. Of late, the proportion of such buyers to those who go in for smaller units has declined.

Right Manis, As the real estate sales are falling, this is the right time for the investors as well as for the end users to enter into the markets. There has been a 50% rise in unsold housing inventory between June 2012 and December 2014. The top 6 markets are Bangalore, Chennai, Hyderabad, Mumbai Metropolitan Region, Delhi-NCR and Pune have nearly 7 lakh unsold units.
Yes, the realty trend has surprised many observers. It has always been the most sought after asset class, given the kind of returns it has delivered in the past. Apart from the above mentioned reason, lack of transparency could be the another reason. In spite of the fact that buying a house takes up a big part of people's earnings but being the most unregulated sectors in India, this has made it easy for the builders to break rules. Nevertheless, the government is making efforts to bring in more transparency and accountability in the sector.

Well Supratim, Construction-linked plan is very common payment plan and is offered by most builders. Under this option, the first 2-3 installments are calendar based and rest of the payments are linked to the progress in the construction of the project. You may be asked to pay 5-10% at the time of booking, another 5-10% within 3-months and 20% within 6-months. The remaining 60-70% is paid when the construction reaches predetermined milestones.
