Q: Hi, I am pretty sure that the proposed school with in the Empyrean will not be ready when people move in. At best a kindergarten might be there. So which schools are you considering for your kids if you are planning to move to the Empyrean? The schools near Sarjapur are at least 17-20km away and I doubt if they will provide transport to Empyrean if we are not considerable in numbers. -Balu

There is a Christ international school at just 4 Kms distance from The Empyrean Buses of 4 schools I.e. GIIS, White filed Global schools, Delhi public school and Christ international school are already picking/dropping children from The Empyrean. Many schools including Green wood high, Vagdevi villas , Narayana Techno may start their services soon depending on number of kids. We see no serious worry on schooling. Kids will definitely enjoy ride to the school in traffic free/lush green surroundings.

The Metro Phase II will be completed by end of year 2017. Definately, after the launch of Phase I the realty prices along areas experienced a huge demand and the prices of the properties also increased overnight. The real estate market will surely outgrow with the launch of Metro Phase-II.
The Phase 2 line will have a total of 61 stations, 12 of which will be underground. This requires approximately 180-200 hectares of land and about 2,000 properties will be demolished.

Do we need to ask for the occupancy certificate to the builder while booking the flat itself ? Do they have separate one for the entire building and for a specific flat or its just one ?
No one is allowed to occupy their flats until and unless the builder provide me Occupancy certificate. Occupancy certificate is mandatory and you have to check with the builder about the same before booking a flat

Q: Hello Prospective Buyers of Meadows II,- There is a move to merge Meadows (old project) with Meadows II (new Project ) which NCCUIL is proposing and this is legally not feasible. In such an eventuality, your new common facilities like swimming pool, club house etc could be shared by residents of 318 apartments of old project, thus diluting the maintenance apart from fair wear and tear.I am sure that logically no prospective buyers of new project would wish to share their assets with another alien project .Incidentally, both are two independent projects having separate approvals from statutory authorities, registered sale deeds and DOD also specify separate common areas, common assets etc. Also is it not logical to merge a 4 yrs old project with a new project ?. Prospective owners of Meadows II need to ponder to arrive at a logical conclusion.

The current price per sqft the builder is quoting is Rs 5590. Banks like SBI, AXIS, HDFC, ICICI, and Major Financial Institutions has approved the project. So you can take loan from any of these banks.

According to property experts, the phase when sales is at its best during the time of project announcement, has undergone a significant makeover with time. Buyers have come of the age and no longer jump to make quick bookings, as soon a new project comes to the limelight. However, with prices remaining reasonable, expecting a slump in the sale will be a wrong toss of the dice, in a city like Bangalore.

Krishvi Dhavala is an ongoing project of Krishvi Projects Pvt Ltd. It is designed in such a way to provide spacious and airy houses with a beautiful view from the houses. It is situated at Marathahalli in Sarjapur Ring Road. The project is expected to get completed by end of 2016 and has got approvals from BBMP and banks.
As far as I know the low rise apartments are getting completed by December 2014 and high rise apartments will get completed by 2016. I heard that the project has still not got approval from BBMP.

Hi Suresh, Thanks for the prompt reply.... Anything which we can be done against such kind of builders.
However, taking action against such errant builders is easier said than done. This is primarily due to an unhealthy nexus between many civic authorities and developers who operate hand in glove in such illegal practices. Besides, the lack of stringent laws making it mandatory to possess an OC, or rather the lack of enforcement in the existing laws make it an arduous task as far as bringing such wrong-doers to task. Over the years many such builders have gone scot-free leaving owners of such buildings in jeopardy of being forced to vacate its premises inspite of investing their hard-earned money on such buildings. Many builders have fled without issuing OCs or legal water connections to owners, thus leaving them in the lurch to fend for themselves.

Following are some of the key requirements for obtaining an OC: a) Built as per the sanctioned plan – including plinth, setback, height, FAR. b) Facilities like club house, party hall, etc. need to be in the sanctioned plan. c) Mere 5 per cent deviation in building is allowed. d) Fire Department clearance e) Electrical Inspectorate Certificate, including lifts, waste management area and on-site composting facility, f) Sewage Treatment Plant of adequate capacity and treatment to standard, certified by the Pollution Control Board g) Rain water harvesting h) Airports Authority clearance (if within the range of an airport). i) An owner cannot make external changes in his unit without the authorization from the local civic body. j) Sufficient safety measures should be provided for basement car parking. k) Basement and the ground floor can be utilized only for car parking. l) Footpath facing the building should be in good condition

Yes, it would be better if the Govt's focus on smaller number of cities first and then developing them as model for others going forward. Present Govt. has already started so many programme in 2015. Now it is time to complete those project in proper manner. Under this mission, center will give financial support to the limit of Rs 48000 crore over 5 yrs, which is on an average Rs 1000 crore per city per year. And an equal amount, on a matching basis, will have to be contributed by the state and urban local bodies if required.

Q: At Century Marvel Apts. Hebbal Kempapura, even after 2 years of occupation of Apts., common facilities like Club House, Swimming Pool and STP (Sewerage Treatment Plant) are still not functional. We are yet to get BWSSB domestic water connection. There is just one borewell which is inadequate to cater to the requiremnts. Despite the Owners Association regularly following up with Century Builders, hardly anything has happened. There is a long list of Pending points too which are yet to be attended by by the Builder..

Yes, there are many bad reviews against the builder and its construction quality. But still i will advice to visit the project site and see the construction quality before buying property anywhere in India. Ask for all the legal approvals and verify it with legal expert and then move ahead.
I agree with Girish. Almost all their project possession on delay, construction quality is very poor, during the booking time they will behave gently but after that they will not take interest on your problems. Most of the buyers of their projects are unhappy with their construction quality and delay possession. So, do all your due diligence before booking your dream home with SVS Builder.

It is offering residential plots varies from 1200 - 2400 sq.ft and its per square foot rate are Rs.1690. Situated on State Highway 96, this BIAAPA approved initiative consists of 426 plots of various standard sizes. 25 acres have already been converted to Phase 1, 2 & 3 and Phase 4 would be launched soon.
As builder is saying it has BIAPPA approved plots and have clear title. But I still suggest you, do your all due diligence before investing anywhere in the country Better, if you hire a good lawyer and verify all legal approvals from him and then go for it. Thanks

Q: Hi All, This is for the Oceanus Tranquil project which is almost ready for registration this year. My question is about the maintenance charges that the builder is collecting in advance 1) They ask for a high 3.5 per sq feet charges. Is this normal? They say that nowadays the maintenance charges is this much 2) They also plan to collect GST for this maintenance. My understanding is that if the monthly amount is less than 7500 we dont need GST 3)For the first year is not the responsibility of the builder to take care of the maintenance?
