Hi ,See the area is already a developed area. There are n number of new roads coming up and the metro line is already proposed. The real estate sector grew along the sides of the expressways and roads. On Golf Course extension Road ,you have new sectors on the left hand side and old sectors on the right hand sides. In older sectors the infrastructure is well developed. Hence the Golf Course Extension’s infrastructure will roll out soon.
What are the reason that will help the investors to decide whether to invest in Golf Course Extension or not.

Hmm about appreciation i wanna say, that pricing of properties would be an important aspect to look at while buying any project for end user purpose. Also if one is regularly commuting to Delhi will be positive point for the end user to choose this location. For investors, this was one of the best area for huge appreciation. It is a better idea to buy a ready to move in unit and put it on rent, which will fetch you better returns.
Hmmm, the average cost per sq ft of Sohna road properties was approximately Rs 5,300 in Jan-March quarter of 2011, which grew to Rs 6,600 in the quarter of 2012 and further reached Rs 7,700 in quarter one -2013.

Hi Mr Mathur, Even i was looking for some projects there and was speaking to a couple of brokers. they were of the opinion that this builder has manged to create quite a goodwill in the market. and their pricing is also good. Golf avenue is to my liking and i plan to book a 3 BHK here....
hey, they also have other flat sizes like a 2 Bhk of 1183 sqft, 4 bhk of 3016 sqft and a variety of 3 BHks in 1511,1633,1657,1940 sqfts as well. well i will surely recommend this place as it will be surrounded in greenery and is comfortably located..

Hi Nishant the plots here are priced at Rs 19lakhs and above depending on the size of the plot.. Bhiwadi is one of the upcoming areas in the NCR and there are lots of industries in and around Chowpanki and Tapukherea which are very near to these plots.. so investing here will definitely be a good decision.

HI, Yes, there is a provision that an individual can save long term capital gains tax by reinvesting the amount into another capital asset. But there are a couple of main changes that have been proposed by the budget which will impact the manner in which an individual does their planning on this front.
@Arvind, The existing provisions under Section 54 state that where a capital gains arises from a long term asset in the nature of a building or land and being a residential house and the gains here are reinvested in another property either through a purchase one year before or two years after the sale or the construction of another property within three years of the sale then the capital gains would be exempt.

Gurgaon is so attractive for investors because margins for developers in Gurgaon are higher.If you are planning to buy a house around Delhi, Noida and Gurgaon must be high up on your list. The satellite cities are the most sought after destinations when it comes to the National Capital Region.According to source Gurgaon will continue to show strength on the back of rising number of end-users and investors.Also, for consumers, appreciation in Gurgaon is higher than in Noida in the past few years.
Why we all are saying that it's a commercial hub. Because whether you are a manufacturing company, trading company, export house, processing house, call centre or any other and you are looking for office spaces in Udyog-Vihar. This is approved IT/ITS place of Haryana. Gurgaon in all is a well developed city and is rightly called the commercial capital of the country. It has many corporate houses and residential buildings. This place is now growing very rapidly in both ways. Not only in commercial purpose only but also residential purpose investment is happening here.

Project has 5 blocks with 18 floors & around 188 numbers of units. Hi Sp, As per me, construction quality is good. Construction work is done by professional civil engineers , and they are doing this work keeping in mind the people requirement. AEZ is a technology driven company always setting new principles of magnificence in infrastructural development exercises. This builder has broad understanding of environment responsibility.

This highway also directly links to the Indira Gandhi National Airport and will soon be connected to the Gurgaon-Faridabad road as well making it highly accessible and connected to other parts around Gurgaon. Many developers are purchasing property for residential, industrial and resort development in this region making it a demanding destinationfor investors.

Hi, This project is spread over 150 acres of land and is appropriately situated, next to Gurgaon and is well connected to all residential, commercial and industrial hubs of Delhi, Noida and DMIC regions such as Neemrana, Manesar and Ghiloth. It offers 2/3/4 BHK residential flats and Plots. 2BHK in 1200/1275/1440 sq-ft., 3BHK in 1685/2225 sq-ft and 4BHK in 2695 sq-ft. It is G+12 storeys apartment, consists 12-towers. There will be a 150 meter wide link road.

But builder doesn't look good as they have always shown its arrogant face, may it be construction quality or maintenance. This builder never care for its flat buyers. Hi Krinda, Be careful while you are planning to invest in real estate. Property market is full of uncertainty. Ask for all the legal documents, verify it by a legal expert, read all the clauses, specially the delay possession, chaeck whether the project has any legal issues, check the developer's quoted price with the current locality price and then proceed.
Hi Karinda, I have read lot's of bad reviews about this developer. Please be careful and do all due diligence before investing any of their project. Their all projects are delayed by 1-2 yrs and construction quality is very poor. Buyers are struggling for their flat possession in Omnia and plaza projects, Coaralwood for refund of booking amount, Delight and splendours etc. projects and have given their negative feed back on various portal sites.

Hi Shagoon, First of all i would like to express my views on Dwarka Expressway locality. Also known as the Northern Peripheral Expressway, it covers areas such as Bijwasan, New Palam Vihar, Kherki Daula and finally meets the NH-8. Top real estate developers are developing their project in this 8-lane expressway. Second and most importantly, Expressway falls in the R-Zone in the Gurgaon Master Plan-2021 which means in the coming years, the value will increase significantly.
I agree with you Nithin.....Its close proximity to Delhi and IGI Airport will always ensure a quality price. Because the stretch is still under construction and there are chances of getting a good size apartment as compared to other areas in Gurgaon at affordable rate. You should search your property near sectors-108/109/111 along the Dwarka Expressway to gain almost 50% returns. This stretch will soon be at par in investment potential and will also redouble Sohna Road in appreciation.

HI Rajarshi, I will suggest not to go with Orris Aster Court due to reasons mentioned below. a) Close to village, b) No green area, c) huge society and more than 70 % under construction from many years and will continue for many more, d) approach through village road. I will suggest you can look at following options. Mapsko Paradise 3BHK (65 lakh) and Vatika G 21, 2BHK 65 Lakhs.
Hello, Don't trust any builder except a few reputed ones when it comes to possession. Even I was among the ones who took interest in Orris and visit there n number of times to finalise a unit. The only good thing about Orris was that it was coming in my budget. I will suggest you to do check with numerous brokers because you'll definitely get some desperate deal. verify all the documents before making any payment and negotiate as much as you can.

Hi Aneesha, Sector-51 in Gurgaon is one of the best locality, close to Golf Course Road, Golf Course Extension Road, Sohna Road and NH-8. Apart from the connectivity, the location also enjoys convenient access to the Huda City Center Metro Station which is just 4 kms away. The proposed metro at the Golf Course Extension Road and the availability of ready-to-move-in residential units are the major reasons behind the soaring prices in the region.
Yes, i am agreed with Karthik. Sector-51 is one of the most planned sectors of Gurgaon, Besides being well connected, this locality offers well-developed civic amenities such s road networks, the drainage system for water, sewage and stormwater and electric substation. The social infrastructure is also well-fabricated here with ample shopping complexes, hospitals and educational institutions located nearby
