Hmm i have also enquired about the fact! I have come across that experts say that the double-decker roads are most suitable option for Delhi to ease traffic congestion as there are space constraint in Delhi. Hmm haha true the possession date is not yet confirmed by anyone. Although i called up the builder they said the expected date is end of 2015 . I will advice you to take a 6 months grace period !

Hi the project is closely located near the Dwarka Expressway and there is a proposed metro station and IGI Airport is just 10 min drive from the project. The project has good locations advantage which will not only as connectivity but also to appreciate the price .
See Giri i had a word with the broker, he said there is no news about the delay! Although he confirmed me the date of possession i.e 2017 end or so. But i think you should take a grace period of 6 months to be on the safe side.

Hi, the project is in mid segment and they are offering 2-3-4 bhks. The price they are quoting is Rs 4600 per sq ft as BSP. You have to pay extra for parking and club membership.

There were expectations that the trend of price rise in this area will continue, however the recent de-notification of some of the proposed SEZ land will pump more supply in this area.There are new residential sectors that have been added to the right hand side of Pataudi road as we travel from Gurgaon to Pataudi.With the large supply expected in a years time and the prices nearing saturation, this is no longer a value investment for an investor and prices will for now remain firm but not appreciate too soon. yes i agree with tushar, there are around 40 projects that is being constructed by leading builders. builders who have name and people identify with them. they are Gaursons India, Addela, KDP, Ajnara India, VVIP, SG Estates, SVP Group, etc,
yes you are right and all the projects here came with the tagline of affordable luxury and timely delivery, and in five years time is the hotspot for homebuyers in NCR region. main point is that all the parameters were delivered on time-one reason why end users and investors are flocking to this area.

well wahi, there are some more independent floors that are available... the builder has got approval for township and is developing G+2 floors. i was looking at ground floor some time back and the price was around Rs 32 lakhs... i think you can get the second floor for around 27L and first floor for 28L...

@wahi, i think there will be some developmental charges that would be paid at the time of possession but that is around 1-2 Lakhs. you can also go in for group buy and get additional discounts from the brokers or builder directly... as far as approvals are concerned, if i remember correctly, they have GDA approval for township..

OK Sharath, i was told that they have just 985 sqft in 2 bhk while they have around 4 sizes in 3bhk and if i am not worng the sizes are 1199sqft,1450sqft ,1530sqft and 1700sqft.. and inthe last one they have servant room as well... and they are planning 5 towers in total and the tower A is already ready to move while in tower D the possesssion process is on going and construction work is going on in towers B1,B2 and C.

Well Sharath, i have heard that the State Bank Of India and Dena Bank are giving loans for the project and as far as the location is concerned the project is in the upcomming raj nagar extension and there is a lot of ifrastructural developments happening here..recently the government also sanctioned for a stadium which is near to this project and there are hospitals, malls, colleges as wella sreputed schools like DPS and GD Goenka is in the vicinity.. i am sure that the prices will increasein times to come..

Well, this project was launched around 2 years back and at that time the basic price was Rs2300/sqft and today the price is Rs 2600/sqft so there is and increase of Rs300/sqft in the 2 years that this was under construction. Now after the construction is over the prices are sureto increase and even the infrastructure has developed many folds now.

Hi, Panipat is one of the satellite towns around Delhi and is considered a good location...on the NH1, the area is around 90 kms from delhi and is surrounded on 3 sides by karnal, jind and sonipat while the eastern border is the state of UP. while travelling from delhi one has to cross Sonipat first to reach here. It is a fast industrializing city and is a good investment area as well.
Hi..i would like to add that the town has a population of roughly 5 Lakh and falls in the semi arid region with erratic precipitation… and so the people here is heavily dependant on groundwater for the domestic needs...as well as the yamuna flows nearby but with the contamination levels in the river it can hardly be used..and now reports are abundant about the groundwater being polluted as well..

Hi, there has been plan to construct a exhibition center and air cargo complex near the Indira Gandhi International Airport has to cleared by the cabinet meetings but they have deferred the decision and kept it pending till the next cabinet meeting.
Well, this exhibition and commercial centre needs to include an air cargo complex spread over 154 hectares near IGI Airport in Dwarka Sector 25 and 26. there are plans to build hotels and convention centre that can seat 6,000 people. The cabinet need to approve the mixed use of the land.

The project was launched just a couple of months back and the excavation is ongoing.... the possession is expected in mid of 2017 as the work will be most probably be completed by Dec 2016.

Well, as far as i have seen greater noida has not seen appreciation as much as say noida extension, but the area is near proposed metro, there are It companies functional in the area and there area commercial areas also near by.. the Developer is reputed and the connectivity is also good.

well HDFC and ICICI is financing, but i doubt if any nationalized bank is doing..as the land is leasehold... they are also giving car parking, play courts swimming pool club and and other amenities with the project. ATS dolce is around 4-5 km from pari chowk and has excellent connectivity

This is quite sad case where home buyers are made to wait so long... they have to pay rents and keep waiting for homes.. it seems that more than 30 000 flats are ready for possession but the National green tribunal has kept it pending... it seems that construction in a specified radius should nt have been done but approvals given......
well.. this is one of the cases where there is no direct information and no specific information available... the national green tribunal has given individual green certificate to these project but has asked noida authority not to give completion certificate as they fall in the 10 km radius of theOkhla bird sanctuary

Hi Sooraj, As per my knowledge, Raj Nagar Extension (NH-58) has emerged as one of the best options for home buyers & investors in the Delhi NCR. Raj Nagar Extension is on the new Meerut bypass and one can travel to Delhi or other cities without crossing crowded areas of Meerut or Ghaziabad. The entire area is developed and this has given the civic authority and developers a chance to carry on planned development.
@ Sooraj, Yes Ankita, i agreed with your comment. According to me, this road will give some boost to Ghaziabad & Raj Nagar extension real estate market. The project is being carried out by the Ghaziabad Development Authority (GDA) and will be one of the biggest such projects to be undertaken by a development agency in Uttar Pradesh.

Q: Still looking for properties in NCR, Ghaziabad development Authority Housing scheme is a best option .

Hi , GDA's Housing Scheme is good, it fails to impress on some points. The scheme is for flats that are still not ready and will take another 3-4 years before they are ready for possession. Secondly, as far as pricing is concerned, a 2BHK unit is offered at an estimated cost of Rs 52.79 lakh which is almost at par with what private developers are asking for a ready-for-possession flat or one that would be ready in the next three to six months .
Hi Guys, As per my knowledge, in the case of private developers, there have been issues relating to unauthorized constructions and debates over Floor Area Ratio (FAR). But as far as the quality is concerned, private developers are more competitive.

Hi Mr Sooraj, As per GNN official authority, there are 2.60 lakh registered property owners in the city and the civic body can collect Rs 70 crore in tax revenue if everybody pays up, but said that last year only 70% of the house owners paid the tax.
