This schemes are new a new form of bank financing for home loans.

The project is located 5 km from Crossing Republik, NH-24, 5 km from Noida sector 121, 7.5 km from Indirapuram Ghaziabad, 9 km from Noida Sector 71, 9.5 km from Sai mandir Noida and 12 km from Noida City Center Metro station. Features and amenities offered are as follows: Ground for Cricket, Football, 2 tennis courts, 2 basketball courts, Skating rink, Badminton court, Cycling, athletic track, Club with swimming pool, spa and gym, 2 exclusive swimming pools and the list continues.

Hey Zuned, What is the price of apartment going on here? Is it a good idea to invest in this project?
The builder is quoting two different price for two different scheme such as Basic Rate SPECIAL CLP PLAN ( Rs 3100 Per Sq. Ft.) and Basic Rate SUBVENTION PLAN ( Rs 3550 Per Sq. Ft.) for 36 months. Panchsheel Greens 2 is the ideal project for investment. As the project is really an affordable segment project with easy payment plans.

Q: In May 2011, I bought a 3-BHK flat in Sector 120 Noida. The rate has changed from 2700 to 4700 psf. Property size 1670 sqft. The handover is scheduled in next month. I am paying an EMI of Rs. 18000 pm. The registration is yet to happen which will require another 3-4 lakhs. Kindly advice if I should keep this property and get the registration done to give it on rent (approx 17k) as i live in a different city. Or should i sell it before registration and invest somewhere else.

Hi Karunesh, If you are getting a good return then you should sell it as you r getting a handsome return in your investment. Q: I work as a bank employee in Ghaziabad and have couple of kids 5 years & 1 year. After completing my MBA from IMS noida in 2004 have been working with multiple financial brands selling their mutual fund / insurance/ account. Coming from a town of MP had no option but to live in rented flats from the beginning of my career. 4+ years back I started exploring the option of buying a flat in noida area & that is when my search of flats / under construction flats started happening, coincidentally my brother in law who works with HCL as a Sr. Developer also began the hunt in the same time. I chose Gaur City project Avenue 1 while my brother in law chose another builder 'X' project in the Noida area (not taking any name as my agenda is not to defame any one). The construction & stuff started at the same time. Before finalizing on the flat we read tones of stuff on web and felt that no builder is to be trusted, even Gaursons. Gradually we realized delivery of possession has been challenge, customer service has been arrogant, builders do al kind of manmaani in terms and condition and many other aspects which just made us jittery on whether we should buy or rather happily live in the rented flat. However despite reading through all the negative stuff about the builders as we had to see we did buy. Today after 4 years my Brother in law is still struggling to get the flat as honorable court has passed some judgment against the flat that he had invested his life in, while am living in my flat for last couple of year happily, the flat was delayed by an year I guess. But when I look at my brother in law I feel it’s perhaps so important to understand the builder’s previous credential before buying in. In retrospective, where I feel my decision went right was when I chose to physically check through the property delivered by the same builder in last 1-2 years. It’s very easy to defame anyone thanks to internet if bunch of people want to do that and it’s even easier in such a competitive market of real estate. While evaluating the recent projects I realized that there were just couples of builders with whom I can risk my lives income, and fortunately decision went right. The previous projects delivered by Gaurson were better quality wise and even price was comparable. They didn’t have much hassle in the possession timelines and most importantly they have always been on the right side of the law. The current project where I’m putting up now has given us 85% satisfaction while there are some 15% areas of improvement but I feel that’s fine as 100% expectation is crime in this market. I chose to write this article as I often read stuff people claiming how builder tortured them in some form or another, but no one writes good if you are a happy customer, it’s our equal responsibility to write good stuff too. So I won’t say Gaursons is the best builder but if you shortlist builders by seeing their projects it enable a more rational decision making.

Hi Piyush, Yes, almost all the Tier-1 city is facing the same issue. Builders are not following any rules and regulation and project getting delayed from 1-5 yrs. Most of the project get stuck due to the project approval as developers don't have sufficient proof. Most of the property are facing litigation issue and in return poor buyers have to face trouble.
You are absolutely right. Innocent buyers have to wait for many years for their flat possession and have to pay huge EMI. They have to live in a rented flat. I have been tracking Gaur Yamuna City project development since last 1 year and now I feel thankfully the issue is resolved, and that's good news for the buyers. However the Jaypee as a builder is still under scrutiny for non delivering their projects. Thankfully I invested in Gaursons.

@Bashir, It falls under Udham Singh Nagar district of Uttrakhand. SIDCUL Industrial Area is located close to this locality which is about 2 km from Vijay Nagar. It is situated 12km away from sub-district headquarter Gadarpur and 12km away from district headquarter Rudrapur. Dineshpur is nearest town to Vijay Nagar which is approximately 4km away. Baksaura, Boora Nagar, Mahtosh, Anandkhera, Raipur, Amarpur, Jafarpur are nearby villages of Vijay Nagar. Rudrapur City Rail Way Station is the very nearby railway stations to Vijaynagar. So, overall, locality looks good for investment but it is not so developed for end users.

Yes, they have collected 95% of the flat cost from most of the buyers. And i am sure that they will do the same thing with every tower. Unihomes-1/2 possession was due in 2012 and it still not completed. Many have file law suit in consumer forum and lot's of cases pending in nearby police station.
Hi all, Even i have booked a 2BHK flat in Unitech Unihomes in February 2012 under construction linked plan. I have paid 75% of the agreement value. The construction of the tower has been stopped and there is no updates on it now. Emails/Calls by Unitech Officials are hardly entertained and even if sometime we managed to get hold of them on call, we are given any random dates for the construction to commence. Seems like no body knows in Unitech when it will start.

Q: Since RERA ACT has no notion of built-up or super built up area and only includes carpet area, will the registry of apartment be on the basis of carpet area?

Yes, the carpet area will be considered for registration of flat after RERA Act is implemented. There is just one area and that is Carpet Area. No more confusing and subjective terms such as Built-up and Super Built-up area. The definition of Carpet Area is clearly defined under the Act.
I am agree with Giri....With this move, you can expect price per square feet to go up. That’s because they will charge the complete price on a lower carpet area. But you should be happy with this move. At least you know what you are getting into. You wouldn’t get a 600 sq-ft while you thought you have purchased 1000 sq-ft apartment.

Hi Sanjeev!! If you had done a little homework before your investment, you will not be trapped. I found lot's of negative reviews about this developer. Q: Recently i came to know that builder is creating some problems for issuing NOC for resale. Earlier builder was charging 100 Rs. per sq. feet for NOC not it is increased to 450 Rs. per sq. feet. According to me this is illegal. Builder does not have any right to stop some one for selling his own property. Please advise on this point.

Q: Hi, I had booked flat in Tower D in subversion plan. As per the agreement, EMI should be started after possession and possession due date is in Dec 2018. Now when i am contacting them for possesion, they said possession will be delayed by March 2019 but my EMI will start from Nov 2018. I have been following them since 2 weeks but no response. I am feeling like cheated now. Is there any oe also facing the same problem

Hello Hafiz, I do agree with Yash. There are lots of negative feedback against this builder in multiple forum. Apart from that, be careful in the future before investment anywhere in India. Before investing your hard earned money, you should do your all due diligence, check all the legal approvals, banks approval, floor plan and building plan approval, connectivity, sale deed or mother deed etc. You can also take the advise of a legal expert in this matter.
