Hi everybody, In January 1st'2015, the latest ready reckoner rate hike in Maharashtra - 14% on an average - by the state government is the lowest of recent years. the hike for Mumbai (municipal corporation area) is an average of 14.81%.
Hi Jerome, I now that lot's of people not aware about the Ready Reckoner Rate. It is the base rate of property that determines stamp duty and registration charge collected by the government in the course of a property transaction. As per the latest information, stamp duty is 5% of the ready reckoner or market rate, whichever is higher, registration charge is likely to be 1% of the total value of a property from this year onwards. Till now, registration charge was fixed at Rs 25000 per transaction on residential properties.

Check your agreement paper first, if there is anything like that mentioned on it then you should pay otherwise send a mail notifying that there is no such charges mentioned on it so, i am not going to pay it. Better, take the advice of a legal expert.

HI, Mulund is a suburb in north-east of Mumbai. It is about 32 kilometers from Mumbai. It is also a railway station on the Central Railway line of the Mumbai Suburban Railway. It is settle side by side the foothills of the Sanjay Gandhi National Park with easy access to the Eastern Express Highway and Navi Mumbai through the Mulund-Airoli Bridge.
Right ravi, When we look towards Mulund's connectivity, we found that Mulund is well connected to other suburbs and other cities as well by sufficient network of trains, BEST buses and roads including a national highway. Mulund is a stop for slow local trains as well as semi-fast local trains on the central line of the Mumbai suburban network.

This move came after holding public consultations across the country, several members of the panel are of the opinion that provisions for prosecution and imprisonment should be added in most cases where builders fail to discharge their duties and functions. I appreciate the panel's decision. It will bring more clarity in the Indian real estate market.

HI, Ulwe of Navi Mumbai is the India's best destination for residential flat investment for long term around 5 years. So invest there with a reputed builder and in good location. Annual return would be around 30-35% subject to growth and risk factors. Growth Factors like 1) proximity to Navi Mumbai International airport, 2) it is connected with the important Thane-Belapur Road through the Uran Road,which also connects it with the JNPT Road that goes towards the Jawaharlal Nehru Port.
You can also buy your property in Karanjade. It is place which is located in Panvel Taluka. As it is also rapidly developing place, people are more and more attracted to invest here in small budget homes. Guys, from past few month, i was searching property in new panvel. i heard about Tirupati Builders. Before investing i read all this column and just wannat know about this builder. has any 1 been allotted a flat.
The current residential property rate in the locality is Rs. 5350-5950/sq-ft. The values may vary depending on the location infrastructure, amenities, facilities and other related issues. This locality is developed and maintained by CIDCO. is going to be a major successful planned place to live after Vashi. The metro project of Navi Mumbai connects Ulwe prominently. Ulwe has rising land rates based on the pretext of a proposed international airport.

Hi Mumnira, I can see that this project is delayed by approximately one year. In such cases, the builder is legally responsible to refund the amount paid with interest (for the period of delay) as there has been a violation of contract. Your first duty is to sit with the developer and find out the reason of the delay. Sometime a project delay due to legal approvals. If there is a genuine delay then wait for the possession.

@Kishore, But if you are planning to buy property within the Municipal limits of Mumbai, is exactly the localities which I mentioned i.e. Sewri, Wadala, Goregaon (East) and certain areas of Chembur. I would also say Bhandup, Kanjur Marg, when you compare LBS Marg vs Western Express Highway, there is a big delta in terms of valuation. That area looks very attractive.

The company is looking to expand further in Maharashtra. Hi Vinay, If you are looking for plot investment, remote places with upcoming MIDC. Airport, connectivity to national highway gives high returns. If plots are non agriculture and town planning sanctioned, its resale value is also high. Also for high investment some assured buy backs are also provided by reputed builders.

Right Shrikant, This move has to be regarded as a milestone for the housing sector as every stakeholder of the industry is sure to get benefited. Currently, taking 10.50% as an average interest rate on housing loan, EMI on admissible loan value of Rs. 6 lakh for a15 year loan duration comes out to be Rs. 6632 for each month. Now with the cabinet approving on the credit linked subsidy to 6.50%, the monthly EMIs come down to Rs. 4050 thereby, offering a saving of Rs. 2582/month.

Secondly, Economic activity is gradually picking up, and the Central Bank anticipates GDP growth to reach 6.5 % y-o-y in the next financial year (FY2015-16). Corporate India has already made it clear that there will be more hiring of talent to help gear rising business activity. Put together, this means a rise in jobs and incomes, which in turn is very favourable for both residential and commercial real estate.

Needless to mention that 2015 will largely be about recovery. The RBI has cut interest rates and this will see more spending in the residential real estate segment. The Ministry of Statistics Program and Implementation and PwC Analysis predict a growth of 8 to 9%.
Right Bikram, But the introduction of REITs, improved market sentiment and more efforts by the government to reduce project loopholes and bottlenecks in transactions will go a long way in clearing the way for positive trends in 2015. HI Dayananda, Apart from that if you have no Occupancy Certificate means that the building has not been given all the mandatory infrastructure/ clearances that make the building inhabitable. The law states that it is illegal for a building without OC to be occupied. Hi Tushar, If your building dose not have OC then no bank will sanction loans . you pay more for water and other municipal services . You can file complaint against builder before consumer forum for deficiency in service and to obtain OC . It is builder job to get OC.
Right Dayananda, You have seen the residents of Worli's Campa Cola Compound may have got a relief from the Supreme Court till date but if buyers are not careful about legal procedures and approvals, they may suffer the same destiny as these residents. So the only way to avoid the horrors of living in an illegal structure is to do a through due hard work before finalising your property deal when you buy a ready to move in property or a property through the secondary market.

MMR includes districts of Mumbai, Thane and Palghar, besides Panvel town in Raigad district. Right Anirudh, Chief Minister Devendra Fadnavis asked the panel to submit its report by this month-end, and government would take into confidence all the municipal bodies and elected representatives in MMR before finalising the policy.
The LED installations would be done through bidding and in a transparent manner by EESL, Nobody will be favoured. At the same time some members demanded that LED installations be done in public places like gardens and playgrounds and not just on streets.

Hi Dayananda, There are specific areas in the Mumbai Metropolitan Region that appeared as affordable locations for people who want to buy houses in Mumbai. Most of these locations are centered in the peripheral areas of MMR. Panvel in Navi Mumbai is one such area. The area witnessed a good number of apartment launches during the 3rd qtr, of which maximum supply was in the affordable category.

Hi Ketal, There is a good growth in the area in terms of connectivity, with several proposed infrastructure projects to improve its connectivity to the main cities of Mumbai and Thane. Similarly, the Navi Mumbai International Airport, which will augment the airport in Mumbai, is coming up in the New Panvel area. There are also few other infrastructure projects coming here. Kamothe is close to both Kharghar and Panvel and lies on the Mumbai-Pune Expressway.
Hi Ketal, Apart from these essential factors, realty prices in these areas too are cost-effective compared to the high property values in Mumbai as well as few other parts of Navi Mumbai. Standard property values in these areas are in the range of Rs 4800-8400/sq-ft. This draws a good number of builders as well as buyers to these areas.

Arun Jaitely, in his first budget had increased service tax rate to 14% from 12.36% and then added 0.50% as Swachh Bharat Cess from 15th November, 2015. As per the local residents top bankers, diamond dealers and high net worth individuals, including NRIs from the Gulf, the US and the UK, are among the main buyers of luxury apartments in BKC. The locality is less than 30 minutes from the Mumbai International Airport and south Mumbai.

Hi Sunjay, You are going to invest a huge amount so, my advice to you that you should visit the developers office ask for all the legal documents, verify it by nearby municipal corporation, visit the project site, ask some flat owner of that society about the amenities and the facilities, about civic issues, water and electricity, connectivity, basic facilities nearby. In that way you will get the right information.
I think Ketal is right Sunjay. Suppose, i am making call to the builder and asked them about the OC and issues in the locality as well as in the building. Do you think that developer will provide me the correct information. Absolutely not. Because they have to sell their flat why will they disclose the issue of their own development.

True, there was land available and infrastructure like roads were made but it also overlapped with the rising rentals in Nariman Point. To build an international finance centre the government should look beyond just tax incentives, because these incentives are just short-term. We need infrastructure more than anything else, which means better roads, electricity, and proper transport facilities.

Good Morning Bhubanesh, Runwal MyCity is very good project and less costly as compared to neighboring projects. It being township project has its own benefits. What more, it is on central line as per connectivity concerned and easily accessible from Mahape side, a major upcoming commercial hub. Builder is also reliable, only negative may be slow construction over 4-5 years maximum. (now-a-days delay in possession has become fashion to most builders). I think 2BHK in 45-50 lakh basic price bracket in a locality like Dombivali East is not a bad investment. What more we should expect for? Appreciation may be 15-20% minimum in long term.
I think Miran is right, If you talk about the residential property rate of the locality, Rs. 6000/sq-ft is the current rate but values are excluding taxes, maintenance, car park charges, floor rise and other charges that may be applicable. I had a word with the developer and found that the possession of phase - I is in December' 2018 & for Ph-2, Dec 2019 depending on the location of towers.

Hi Bhuvanesh, Yes, Runwal projects are getting delays associated with it at times so does with all builders to be honest. Effect of rise in Service tax to 14%: in Real estate, it has been increased to 3.5% from previous value of 3.09%. So, the company is sending demand letters based on the new rates, for anything due on or post 1 June 2015. Which should not be happened.

hi Anirudh, Kolshet Road, Mira Road and Nalasopara West are the three most active micro markets in June-July,2015 as per a commonFloor research data. During that period Kolshet Road launched 2000 units and both Mira road and Nalasopara West more than 500 units. Where the percentage of units launched in 1RK is 6%, 1BHK-42%, 2BHK-29% and 3BHK-13% in which the percentage of luxury is 17%, mid segment-39% and affordable-13%.

I understand Suresh.... Let us assume, a builder offers a super built-up area of 1000 sq-ft. and the carpet area is 700 sq-ft. The extra that the builder is charging is equal to 300 sq-ft. which is said to be the loading factor of the unit. Let's do a forward calculation using the formula which is said to be ideally correct where carpet area is used for calculation: Carpet area x Loading Percentage = Loading Factor x 100 Loading Percentage = (Loading Factor x 100)/ Carpet Area Where Loading Factor = Super built-up area-Carpet area Loading Percentage = (300 x 100)/ 700 = 42.85%

Good Morning Suresh!!! I would like to share some personal experience with you Please, do not do any booking only on the basis of the brochure, some presentation or looking at a sample flat. Make sure you visit the actual project site and see the location, how well connected the area is city, how are the roads, what is nearby the place and other important factors. A lot of people book properties in real estate expo and exhibition, which I do not think is a good idea at all.

Hey Suresh, I had a word with few of the developers of Palghar and found that due to the stagnant markets builders are giving huge discounts. So, i think anywhere around Rs.2500-2550/sq-ft will be a good buying for you.

The only thing about eco-vista is it does not give an option to someone who doesn't own a car and doesn't plan to invest in buying one pay for the parking charges which is super high. i think if they could give out an option for the buyer to choose and pay when he does own an asset to park it makes more sense.

Yes, and work on the project is slated to start early next 2016. After Dhobi Ghat, they have lined up 2 more projects where they want to invest in a similar manner. The company has undertaken the Dhobi Ghat project almost a decade after an agreement was signed between another developer and the Slum Redevelopment Authority. After getting the majority approval of slum dwellers, Omkar Realtors now plans to launch the project early next year.Yes, and work on the project is slated to start early next 2016. Yes, Omkar Realty are in the process to relocate the first 950 people to transit accommodation. They are planning a residential development on the site, and once the project is launched, it should take about 3 yrs. for construction.

Good evening friends!!!! If you are about to get possession of a flat that you had booked years ago, carefully check what you are getting against what you have paid for. If it appears that the building and apartment has all the amenities, size of rooms is as per approval provided, fittings are as per agreement, and other details are in order, go ahead and take possession. But if things don’t match, raise all issues with the developer. And if he is refusing to do such, you can file a case against developer in consumer redressal forum for in deficiency of service.
You are right Ashish, If the amenities are not in proper shape, maintenance cost can go up. The average cost per sq. ft. per month of maintaining a residential housing complex can be in the range of Rs.2-3. Substandard construction and lack of proper amenities affects maintenance charges significantly, as repair and replacement can lead to high and frequent costs.

Hi Devang!!! Be cautious before you invest in any under construction projects of DB Realty. The builder lobby is so strong at this stage that they are nearly unbeatable. On asking for an update on the progress for a house which I booked 5 yrs back the response from senior official in DB Group, Mri. Nabil Patel that "Do whatever you want, or take your money back" in a harsh tone.
Jerome is Right Devang. If you don't believe then search in Google with project names, you will found a lot's of negative reviews about this developers and its project. Even, I have spent uncountable weekends gathering buyers, setting up meetings with DB officials, speaking to lawyers. It is unlike the full page ads they show about a great a view, peace of mind, great place for family which of-course comes at an affordable cost... but believe me, a heart burn of troubles will follow you once purchase is made.

Hi Abdeali, The law says one cannot legally move into a building unless the developer gets an occupancy certificate from the development authority. The corporation can ask apartment owners to leave such illegally occupied flats or impose heavy penalties. As you have seen the result of Campa Cola Societies in Mumbai.
I agree with Pradyuman....... Occupancy Certificate certifies that the building has complied with all the required building standards, local laws and it is safe to occupy. The legal possession of the flat by the owner is valid only with the Occupancy Certificate and it is issued by local municipal authorities or building proposal department that provides no objection to occupy the building under reference for its specified use.

Hi Shalini, Neral is upcoming education hub with many schools and colleges in near vicinity. Hi Ashish, In case where a homebuyer or consumer feels that the builder has used his dominant position leading to disadvantages to the buyer, the buyer can approach Competition Commission of India to file a complaint against a builder for abuse of dominant position as per the Competition Act, 2002. The Competition Commission of India shall investigate anti-competitive practices of the builder and impose stringent penalties on the offenders in case they are found guilty.
@ In cases where the builders makes false promises to the flat purchasers and do not comply with their statutory obligations, the homebuyer or allottee now has an option to file a complaint under RERA or file criminal case in a Criminal Court against the builder along with the consumer complaint to be filed in consumer forum.

Q: No the said exemption is only for residential RWA societies, for commercial it is applicable from INR 1, if the association is having aggregate turnover above 20 L per annual as per GST law.Regarding second query if the association is working as pure agent , where actual liability is of the unit not society, than not applicable however in you case connection is in the name of society and same is collected on actual consumption basis GST shall be levied. The commercial unit can claim the same as input if they are registered. ?

Yes, this project is still in pre-launch phase and builder is waiting for the RERA approval. They have not disclosed it options, price, amenities, and features yet.
