Q: Had booked almost 4 years back.... No communications with the builders. Now they seek a increase in premium for per square feet....... Not my problem if they took the advance and put an fullstop to the construction......

I got a call from them today seeking a large premium due to delays. I refused to make the payment or entertain any meetings for negotiations on this. As you said Satish, the delay is not our problem and we should not be making any premium payments.
Right Mikunj, Builder cannot demand excess money unless there is any force major event occurs which is beyond his control capacity and the cost of damage huge. Practically difficult to cite this clause. You will win the case if you complain to the consumer forum and will have the right to elect for the possession with no additional payout other the agreed agreement amount or refund with the interest and further damages can be claimed.

Hi Nitin, I have visited NSG Pimple nilakh recently and found that the rates are high as compared to the area.No dought builder is good and also this project is appreciated from the launch price, but now the rate is quite high.

Hi, It that the Pimpri Chinchwad Municipal Corporation's Local Body Tax (LBT) collection has crossed the Rs 900 crore mark for the 1st time since it was introduced 2 years back. The collection for the financial year 2014-15 now stands at Rs 903.2 crores. It is really a good news that people are paying their taxes on time. Dou you know about the Ready Reckoner hikes in the areas like Koregaon Park, Shivajinagar, Erandwane and neighboring Pimpri Chinchwad, areas like Pimple Saudagar, Pimple Gaurav, Chinchwad and waked. They have recorded higher RR Rates. The average rise in the rates for Pimpri Chinchwad is 0.67% more when compared to Pune.

Eira has direct access from the Mumbai-Pune Bypass road in close proximity to the Mumbai-Pune Expressway.

Despite the fact, it's very clear that the overall land acquisition under selected projects will not impact more than 0.5% of the cultivable land in India, the activists say that the person who looses the land should get compensation, no matter how much minor they are.
Right Devesh, As per Ambedkarites the change bought in by NDA does not look for the agreement of farmers before acquiring their cultivable land, it has attracted a lot of critique not only coming from political circle but also from various agriculture activists where a lot of them had attempted to protest in the city.

Q: East Pune side construction projects are delayed. Neo City project located at Wagholi Pune, buyers are waiting for possession from last 4 years. However builder Pristine, Maple and Jalan are good builders and hoping they will give possession as soon as possible. Hi guys, We are very close to achieve this amended bill which has several penalties clause for the builders. As per the current news, the Parliamentary Select Committee for the Real Estate (Regulation and Development) Bill 2013 is likely to push for more strict clauses that may lead to imprisonment of builders if they do not fulfill their obligations to home-buyers.
Yes, but the final report of the Select Committee of the Rajya Sabha is still under preparation and will be tabled before the upcoming monsoon session. If it comes then there will a provision for imprisonment of up to 3 years or a fine extending up to 10% of the project cost or a combination of the two, but only in cases where developers repeatedly fail to register their projects with the regulatory authority or do not obey with orders for registration.

Hey guys, As per the present provision, anyone buying more than 4 flats in a project is treated as a promoter. Yet, to find a solution to this trend of a few buying more flats and having monopoly in management of affairs, the committee is recommending that all such buyers will get "one voting right" like that of other buyers. But the UPA's statement was very rude in the Parliament.

Mee too with you Anuj, But i don't think it will come into force soon. The Congress members have also demanded that the regulatory law be made applicable to all realty projects without making any exceptions. The panel has recommended inclusion of smaller sized projects under the limit of the regulatory authority but it has limited it to plots larger than 500 sq-mt or with 8 apartments or more.
Hi Anand, I am not against any party, But it seems to me that congress want to divert the mind of the NDA because their view in the form of dissent note by Congress has surprised many, as even the original bill that NDA government had brought to the Parliament had the provision that all projects could register with the regulator only if these were developed on plots measuring more than 1000 sq-mtr.

Hi, Narayan's Octave, Shantama Group is located at Chakan, Pune and Yes it is one of the best options for investment in affordable housing. Chakan is one of the potential investment destinations in Pune. The locality has many companies and even international airport will be coming up which will again increase the property price in this area. The area can give very good returns in the Next 5 to 10 yrs.

Q: Hi, recently I have booked under-construct Villa project and taken home loan, but I am confused which option should I opt for EMI? Which one is better Pre-EMI or Full EMI?

In full EMI the amount one pays each month will be calculated on the basis of the total loan amount and in Pre EMI one would have to pay only the interest on the loan that will be disbursed at each stage of construction and the real EMI payment will commence only after he gets possession of the home.
Appreciate your responses, under the pre-EMI payment the time taken to complete the home and to get possession holds importance. Assuming that the developer takes three years to hand over the house on an average, and the loan tenure is 20 years, then the buyer would have to pay for 23 years in total. If the project gets delayed, then the tenure would be prolonged as well.

@Abhi......... According to real estate consultants, the acquisition would make business sense to Oberoi Realty as it has been looking to expand its current projects around the nearby locality. But they already have ongoing projects in the vicinity, it looks like they may look at redeveloping the property.

As per the Company's director, R Vasudevan, company is also planning to enter into the affordable housing market by launching a project in Pune. The company has the construction capabilities to carry out not only their own real estate projects but also 3rd party contracts.

Now since builder started issuing Apartment Deed- I asked for the same to which builder said that Registrar office is not accepting Tri Party Apartment Deed now a days and Builder can not directly issue Apartment Deed with me without involving the first owner.. Hi Skand, You should not go for Apartment deed as it comes with a sugar coating that buyer can sell the apartment without society/builder NOC , but the catch is builder may remain a stakeholder even after project completion . @Ramdas, Now, the civic body has started reforming municipal accounting, user charges for services, property tax, revision of building bylaws and basic services for urban poor. It will also be a part of meetings where projects are reviewed by the state government.

Hi Ramdas, I can only say that buying property itself is a very tough decision and in current market mostly all the projects are getting delay. So, before investing in any project take your own due diligence. After all it is a matter of your hard earned money. Verify all the legal approvals, location and connectivity of the project to the major part of the Pune city, transport facilities in the localities, daily basic amenities from the project site etc. for a safe buying.

No, It comes under PCMC. No doubt, this is little far from City but the good thing is its under PCMC and city bus passes very close to the project. So accessibility is there. And secondly, there are lot's of bad reviews about this project and its developer. So, do some due diligence before buying or investing in this project.No, It comes under PCMC. Hi everybody!!!!! Wing-A/B/C/D is ready since long time and many flat owners are started living but there are no connecting road and unused raw materials are lying in front of the building. And the same problem faced by Tanish Icon buyers. So, check all the said amenities, internal and external wall painting, bathroom and electricity fittings, connecting roads etc. before booking. Check all the legal approvals, floor plans and other charges and then proceed further.
As far as investment is concerned, i would recommend you Tanish Orchid, Charholi Budruk, project for investment only, at this moment as the Charholi is quite far from the city and most of the Pune has already been reached at a saturation level in terms of appreciation. So, investing in here would be a good and a wise decision to make handful returns in future.

Hi Atin, If land is in Municipal Corporation limits, you have to get layout sanctioned from municipality. And if it comes under Gram Panchayat apply to District Commissioner with proposed plan. You have to pay normal laisoning charges that depends on the locality and type of title of the land.
Second and most important benefits of this DC converted land is that the sites are usually eligible for bank loans. Moreover, nowadays DC conversion requires that the layout plan has been approved by a town planning authority, like PMC and PCMC etc. to ensure that proper space has been allocated for roads, parks and other amenities as per government rules. Without their approval, DC does not give the conversion order.

Q: All the owners, tenant are promised solar heated water from 5 a.m - 10 a.m, but solar is not functioning for almost all buildings . To add to this maintenance folks seem to be in denial and do not have a clue. Beware all owners, tenants and either have the builder resolve this. They can't be selling a 1 cr+ house and don't know how to fix small issues.

Q: I have purchased flat in Acme Ozone's Basilia building and its been more than 6 years to that. Since there last slab completion they are taking too much time for internal work. Hi all, Axme Ozone-2- The new towers are expected by Dec 2017. Two towers were already delivered at 2014. Just keep some more patience if you waited for long years. There is nothing in court cases. Hi All, I have purchased a flat in Saarthi Satin Hills, Bavdhan, Pune in 2010. From the first year itself there were leakage problems to all external walls. And this is not with my flats only, all who have booked their flats in this project are suffering from leakage and damage of walls and interiors.
Yes, i am agree with Ramdas. Builder (Saarthi Group) is using low quality materials in all of their projects. Look for the other options. There are many projects coming in the same locality. They will promise you something at the time of booking and will offer you something while you go for possession.

Hi Bhaskar, I had a word with their sales team. It looks like they have about 5-6 3 BHK still remaining all on lower floors. The cost is same as that during launch. You may be able to get some discount even on that if you bargain hard. Its current rate is Rs.17500 per sq-ft.

HI Amar, I am living in Dreams Aakruti, Hadapsar, Pune. Society is very nice but poor maintenance. Swimming pool water changes in every 6 month and Gym trainer open Gym in the morning and you can find him next morning. All the Gym equipment are not working and full of dust everyday everywhere. Write a mail to all the owners of that society and call for a general meeting then raise the issue and take the grant of all the society members on this matter. If you are only facing the issue then you will have to take the advice of a legal expert in this matter.

Hello Nikhil, Pisoli is one of the best locality in the entire Pune and many are looking forward to making the best investment over there. It is located in the south-western parts of Pune City. Prominent areas located close to it are Undri, Handewadi, Kondhwa, Katraj, Bibvewadi, Dhanakwadi, Ambegaon BK, Wanowrie etc. Undri is about 1.5 km from Pisoli via NH65 and approximately 4.9 km from NIBM as well as 10.4 km from Hadapsar. Both localities are industrial hubs of Pune. According to me, you should go for Rahatani as the price in lower than its neighbouring areas. It is located in the north of Pune and a cultural suburb of Pimpri-Chinchwad Municipal Corporation. It is situated on the banks of the Pavana river and approx. 2.5 km from Pimpri and 5 km from Chinchwad. It is 8.8 km from Hinjewadi and centered in between the suburbs of Pimple Saudagar and Kalewadi. Hinjewadi, Pimple Saudagar, Nashik Phata Road, Shastri Nagar, Kaveri Nagar, Jyotiba Nagar and Phata are other localities surrounding Rahatani. It falls under Pimpri-Chinchwad Municipal Corporation area of Pune. Pimpri is the nearest railway station to Rahatani. The current property rates in the locality ranging from Rs.5470 - Rs.7600 per sqft.
