Hi, Currently some internal finishing work is going on and i had made a conversation with their sales head and found that the date of possession will be October'2014. Currently, they are quoting Rs. 4500/sq-ft for a 3BHK flats in 1537 sq-ft(covered area). The cost will be 69.16 lacs onward.

Hi guys, even I don't like to stay in lower floors when there is such nice view and ventilation from higher floors. But in money perspective, the flats in lower floors hold good potential, though I dont know why this difference. But to be honest, middle and upper floors (upto 12th floor, not too high) are good and comfortable in all respects like better ventilation, less noise, nice air, and more.Hi guys, even I don't like to stay in lower floors when there is such nice view and ventilation from higher floors. Hi All, Me too purchased a flat from Vijay Shanthi. I just bought it by seeing their name's reputation. Later i have felt heavily for it.. They have not even provided us the basis necessity in a flat like WATER, Garbage disposal, Security. They are just the cheap cheaters... we are really frustated on these issue. We are now not able to rent this flat or even sell this flat out. Nobody want to buy it. :( Regards SenthilNathan
People who are really interested to buy flat from Vijayathanthi Builders, please visit the Lotus Pond Appatment in Kelambakkam and get the feedback of owners and then proceed to their office in Alwarpet. They have cheated flat owners and deserted the project half way, without completing the promised amenities.

The location of Lake Town in the heart of North Kolkata is an added advantage and it offers great connectivity to all parts of the city. The traffic will surely get de-congested once the Jessore Road flyover gets completed. The close location of Lake City to Rajarhat is a very big advantage. The residential apartments in Lake City are likely to fetch good rentals in the near future. The price for residential apartment in Lake City ranges between Rs. 3500 to Rs 5500 per square feet.

Hi, In the Jan-Mar quarter of 2014, the locality price appreciated to Rs 3284/sq. ft. In the April - June quarter of 2014, the locality price depreciated to Rs 3018/sq. ft. The current price quoted for Bhawani Alen Encle is Rs. 3200/sq-ft. Seeing the current price trend it seems the price is too high for this project. Anywhere from 2800-3000/sq-ft is a good buy.

But one thing you should keep in mind that the area is not witnessing correct demand and supply scenario at present. Though its proximity to various major localities adds to the advantage of being a prominent locality and the rates of the property might catch up soon.

Q: I had booked a 3BHK flat in Eden Serenity (near Nayabad Mini Bus Stand) in 2011. The construction was completed sometime in 2012. However, the Builder hasn't received the Completion certificate of the project yet and they don't have an expected time-frame for it too. Can anyone tell me why is there so much of delay in Getting the CC? I believe I can't go for mutation until the CC is obtained.

The owner is asking for full payment only, and is quite clear that banks won't give loans. Always consider your exit points before venturing in any deals. Suppose the area rates rise 100% in next few years, your property will appreciate too, but again you will have to search for buyer with full cash. It means if we take devaluation of Rupee into account, per capita income was $1434 dollars in 2014 and $1380 dollars in 2011. Average annual growth is 1.2%.
As per Govt. resources, the per capita income in Chhattisgarh is estimated at Rs 64442 for the 2014-15 fiscal, while the state's economy is likely to grow by 13.20% during the period. Against the backdrop of continuing economic slowdown, the growth in GSDP can be termed as impressive for Chhattisgarh.

Q: Respected Members/Admin, I am in badly need of advice, please help and guide. I have a flat at Kolkata (under KMC), my bathroom ceiling is having severe leakage problem, whenever the residents above my floor uses their bathroom my roof is flooded with 200/300 water drops. When I requested the resident at my top floor to rectify, they are saying it is not our issue but your, you can do anything at your roof. It seems to me that a Smart City plan is a business plan for a municipality. Each of them has to prepare projects accordingly in terms of delivery capacity and the financing options available. To put it in perspective, only 8 cities till 2014 have issued municipal bonds for a total sum of just Rs 4450 crore in 18 yrs.
Out of 98 selected cities, 24 are capital cities, 24 are business centres, 18 are of cultural and tourism importance and 5 are port cities & there are educational and healthcare hubs. Bengaluru and Dhanbad in Jharkhand, in spite of being million plus cities, have been lost. Also while Chennai and Mumbai have made the cut, it is only 2 small areas of Kolkata i.e.New Town and Bidhannagar that are included.

As per the market expert property market to continue dependent due to oversupply and slow demand from consumers, and it would take at least 11-15 quarters for the liquidation of unsold inventory in prime cities like Mumbai and the National Capital Region.
It's true.....Arup, The unsold inventory as on December 2014 stood at 2.04 lakh units and 1.92 lakh units in Mumbai and Delhi respectively. While th prices which the real estate agents quote continue raised, transaction prices have already fallen by 10-15%, and real estate brokers are saying that a further correction is a must for inventory liquidation.

Hey guys, But discounts by builders/developers and 3rd time Repo Rate cut by the RBI have increased significantly in the secondary transactions market and distressed real estate liquidation by lenders who have not been repaid by developers, is becoming increasingly common.
But some of the expert belief that the real estate prices could see an appreciation of up-to 8%in the next 2 yrs. I also heard that the realty prices in most of the markets have touched the bottom and the possibility of prices coming down further looks unlikely.

Hi Kaustav, I think regardless of an increasing number of skyscraper residential projects, independent builder floors havent lost their attraction in many Indian buyers.My personal observation is that builder floors are still a preferred choice of housing for many home buyers.
High rise apartments are especially popular amongst young homebuyers, with many looking to purchase a unit on the upper floors. Staying on upper floors is equated with improved standard of living. Most of the high rise projects offer recreational facilities such as swimming pool, gymnasium and clubhouse, to name a few.

Hi everybody, Sunil is right and occasionally, a builder will debate that the area where his project is has not been hit by any correction. But there will be signs. Account for inflation while calculating the price rise in the past year.
Thanks for the information Shivshankar, It is also found that if a new project has 2BHK flats priced at Rs 42 lakh, when the going price is Rs 50 lakh, it probably has something to do with size. Average apartment size has come down in the country. So, don't compare the price tag, but the price per square foot.

So, we should believe in "What you see is what you get" policy. The sample flat may look like your dream home, but the reality is quite different. Clever use of lighting and furniture make the flat appear big. The walls are thin, in some cases just plywood partitions, which add precious inches of carpet area.
So, be careful of these tricks and use your own brain. Builders follow no norms while cancelling bookings. While some deduct 10% of the booking amount, others quote the same figure on the "cost of property". Yet others deduct 20%, whereas smaller players may penalty the entire booking amount.

The rate so fixed is known as the “circle rate”. Yes, Goutam, I have a 2BHK flat at shukhobrishti. Their maintenance fee is too high compare to their promotion. Flat original sale price may sound cheap, but main throat cutting situation will occur when you will see that, the annual flat maintenance fees are increasing more than 60% per year. If it was standard 10% increment annually. Then i would think still its ok. But their increment rate is higher than inflation, interest rate.
It is true my friend.....last year it was around 13000 with 30% increment + tax, this year so far what i heard it will be 22000, almost rose 65% and more. If it goes like this each year. Then i have to sell the flat. Its not for common people. Secondly, they are failed to provide all the facilities which they claim to provide in brochure.

Q: I have bought an under construction flat in Bhubaneswar and I am hearing I might be called for registration. But I am currently located in USA and cannot be present physically to register. Do I need to prepare Power of Attorney to someone to do the flat registration. I heard since it is a flat and not a land I do not need to even give Power of Attorney and instead all the registration docs can be just sent to me to USA and then I can send it back with my signatures. Q: I am planning to buy a flat in Kolkata. I researched a lot and came across a project called "The 102" in Joka, Kolkata. I am IT Professional and working in Pune. This is my first ever investment in Kolkata. Can anybody provide me some more useful details of this project?

Hello Diptarishi, The 102 Joka a Brand New Creation by PS Group Launched in Kolkata. The 102 Joka project will offer the different configuration of the apartment and also have 2 BHK and 3 BHK spacious. Its variants are available from 548 sqft (carpet area) in 2 BHK and 644 sqft (carpet area) in 3 BHK. And its current asking rate is Rs.3200 per sqft. This project is spread over 7.65 acres of land consists 330 units of 2 and 3 BHK in 11-towers of G plus 15 storeys apartment. It is strategically located in Joka, 950 mtrs distance from Joka Metro Station and 6 kms from Behala.

Hi Krishna, In March 2017, the new Unit Area Assessment (UAA) system for property tax calculation, was passed in the KMC. Under the UAA system, the entire city of Kolkata is divided into 293 blocks. These blocks are classified into seven categories (A, B, C, D, E, F and G), on the basis of the market value, infrastructure, facilities, etc., available in each block. For each category (A, B, C, etc.) an annual value per sq ft, known as the Base Unit Area Value (BUAV) is assigned. Category - A has the highest BUAV and - G the lowest. This ensures that all the properties that fall under the same category or lie within the same block, are taxed equally.
