Stamp duty and registration fee needs to be paid to register a gift deed. In some states, stamp duty rate for property transfer by way of gift is the identical as on the market or conveyance deed.Once a gift deed of an immovable property is done in favour of any recipient, the donor does not have the authority to revoke or cancel the deed at a later stage, until there is a specified clause mentioned within the deed.

Rajarhat is a very prominent and popular area of Kolkata. Infact one those area which is highly preferred by home buyers. As far a as i know property prices in December 2012 were around Rs 3567 per sq. ft. There more than 140 residential projects in that area. Hello, Subho, It really feels good to know that you are interested to invest in property as the realty market is in peak. well, this project is under construction phase. As per the discussion with executive of the developer the expected date of possession would be 2016 end. As i told you that it is a new projects so they are waiting for the approval by the authority as well as the financial institution for loan.

DLF New Town Height is 10 yrs. back property at Rajarhat New Town in Kolkata. So only resale property is available for sale in 2/3BHK from 1250-2016 sq.ft @ Rs.4800/sq.ft but there is a negotiations in this rate. The current property rates in Rajarhat New Town is approximately 4200-4500/sq.ft depends on area. Long term investment can get good appreciation in next 3-5 yrs. The price appreciation is performing better since 2011.

Q: We bought a flat on the 4th floor in a single building. We were given possession in 2006. It had a space for lift installation and the builder had promised and it was mentioned in the contract as well that lift will be installed but till date it has not been. My parents are getting older and its not getting easier for them to climb the stairs on a regular basis. The builder has also failed to complete the mutation which makes it difficult for us to even sell the flat and look for other properties. Kindly suggest.

Look at Gurgaon, Bangalore, there are so many plotted developments in all price ranges. People used to those kinds of developments are expecting the same in Kolkata too. Hi, Which local body has approved this project? Which are the banks issuing loan for this project? Is there any issue with the project or the possession date? Somebody told me that the possession date will be December'2015. Is it true? Kindly reply.
Hi Subhajit, Rajarhat Gopalpur Municipal has approved this project and HDFC, LIC Housing Fin. Ltd., SBI and ICICI are the leading home loan provider. There is no legal dispute with the project but yes the possession date which you have mentioned is not correct and it will be June'2016.

@Subhajit, No, this developer has several projects in Kolkata area like Pearl Residency and Alipore Exotica. Similar projects in the locality i.e. Garia are Sugam Sudhir-possession date 2017, Amar Bhuwan-2015 approx, UMA Apartments-2015 approx, Sugam Serenity-2017 approx, Exotica Heights-possession 2015 approx. East Kolkata is definitely but the prices have already increased in these areas. For someone who has specific budget, Behala or Garia will be good options for them. Good appreciation in coming years.

Hi Sajal, Presently, the appreciation rate in Kolkata is 10-15% depending on the location and the property. The real estate scenario is almost the same after the political changes. You can expect for good appreciation with a time frame of 3-5 years.

Form can be purchased from the Central Records counter at the ground floor of KMC headquarters. The average property rents here is around Rs 10 per sq ft per month. Whcih means that for a standard apartment of around 500 to 1000 sq ft, you guys will have to pay a rent of Rs 5000 to 10000 every month.
Actually not even 10k, you can get good size 2 bhk apartment of about 1200 sq ft for around 7000 to 8500 rs monthly rent in Kalamassery. But otherwise let me tell you about the locality in general. The NH47 passes through it so its well connected. The NAD road, HMT road are other important connectors here.

Q: I want to buy a property at Kolkata ( a residential flat) jointly with my son almost with 50 % contribution from each of us. My initial payment will be by breaking my bank fixed deposits and the balance payment from the sale proceeds of my property (flat) for which seller-buyer agreement has been done. My question is if my payment for the new property is more that what I receive from selling my present property (more than seven years old), then whether I can avail the Capital Gain Tax exemption u/s 54, even if the new property will be purchased jointly by me and my son. If I buy a property first at Kolkata investing from my own savings (Bank Fixed Deposits) and later on within a year I sell my Gurgaon flat and invest the sale proceeds investing in Bank Fixed Deposits, am I eligible for capital gain exemption, obviously if the buying price is more than the selling price.

Hi, In my view the place where this project is located take a long time to developed in near future. Right Dwarkesh, Even terms and conditions put forward by the investors are tough. The investor wants an assured minimum return at the time of exit, which could be 2-3 years down the line, failing which they may have to buy back the stock. That is a risk that they have to take.

Although finance minister Arun Jaitley had not announced the list of services that would face the latest cess but there were indications that the levy would be imposed on high-end services such as five-star hotel bills. But the government has opted for an across-the-board load on consumers.
But have you experienced ? A further increase of 0.5% service tax as Swachh Bharat cess will not only increase the effective service tax rate to 14.5% but also cause corporates to change their systems again to comply with this levy.

Hi, I too have more that one loan and I also inquire about the same with my holding bank. As per bank norms you cannot club home loan and personal loan as both are different products. Yes, You can go for a top-up loan only if your income is sufficient to service the EMIs on both the home loan and the top-up loan. The bank will provide top-up loan on the security of the house and you can prepay your personal loan with it.

Q: We have a pre-rented apartment building in Bhawanipur, however, all the tenants are aged & tenured since grandparents time. The rents collected are laughably low for that area. Secondly, i can only suggest you that find out current local rates for similar properties in the same area. If you are undercharging, you can use that as a bargaining with your tenant. Softly, explain that you need to be keeping up with the economic change in the rental market, and currently the rent you are charging is not up with the local market. May be, that will make your tenant think twice about vacating, because if they decide to vacate they will only move into another property, paying the same amount that you initially wanted.

Q: I have purchased a flat in behala, majlish ara road. Promoter provided completion certificate copy from kmc duribg purchase. When we approached kmc for mutation, tge officials are telling the apartment is on one part of land, but total land is 10 kattah more for which we need to submit any deed or so from that land owners. Promoter is not able to give it and kmc is not processing the mutation or trying to put personal liability tax. Can we not process mutation for our part of 15 kattah land for which we have all papers? Also what is personal liability mutation for kmc?

Yes, they have implemented their own RERA Act which is known as WBHIRA (West Bengal Housing Industry Regulation Act, 2017. The notification of HIRA formalizes the confirmation with RERA, a central Act aimed at bringing in transparency and reliability in the housing sector.
