Q: I am looking for a 2BHK flat of 1168 Sq. Ft. in Bulland Elevates (GC-8) located in Gaur City 2. However, there is no flat available from the builder as all are booked. Can I get a 2BHk flat of same size in resale? If yes, then at what price should i consider to purchase the flat as an end user. According to the builder's website and the brochure I have got, the current price on CLP is 3400/- Sq. Ft., 220/- and 200/- sq. ft. towards floor PLC for the first and second floor respectively (as I am looking to get the first or second floor only) and 2,50,000/- for car parking, 50 + 50/sq. ft. towards corner and park facing PLC, Rs. 25/sq. ft. towards I.F.M.S.. Please Help.

According to senior officials, evaluation of the plans will be done on two parameters- administrative and technical. First they will evaluate technical aspects.The plan will be checked according to Master Plan, joining regulations, building by-laws, compounding by-laws and the ground condition (to be identified by sequential satellite imagery). Then, the administrative section will check the building plan according to records of ownership, after which an NOC will be given or denied.

Q: i booked 3 flats in Grand Wellington which i applied for cancellation around Four months back . My alloted units have been resold and yrt i have not got the refund djue to shortage of funds ( as told by Mr. Vikas Chawla, CEO, Maxblis Contruction Pvt. Ltd. ). Moreover they are not a member of any association or so , in which i can complain like CREDAI. etc. I feel like a beggar whenever i visit their office.

Bharat City is one of the good project thats coming upin Ghaziabad. . It is among the ongoing projects of BCC Infrastructures Pvt Ltd. This a worthwhile project to invest in,both in terms of location and project. There is a proposed metro station and also within 5 km there is a railway station....so i think you should go ahead with the project.
According to my information, this project will be delivered in June 2015.... I am happy bcz , i guess the delivery will be in actuate time.

Hi, the average price rate of the area is Rs 2,933 per Sq-ft. The price shoot up during April-June 2011. The highest value went upto Rs 8300 per sq ft.But now the price become bit stable , for now the price is around Rs 2900 per sq ft. hence investment now will be cheap but you have to wait for 5 years for better returns.

Hi, i had a word with the sales executive,they said there is a proposed metro station which will be 6 km away from the project. Also 3 Km from Rajnagar / Kavi Nagar,14 Km from Delhi Anand Vihar I.S.B.T. , 15 minutes drive away from Vaishali Metro Station..
The project is also close to many schools and colleges, like GD Goenka School, IMR College, Columbia Convent Institute and DPS Ghaziabad..

See crossing republik is a very good area for investment... there are good chance that you money will get doubled within 2 years or so , in what ever u invest now.. hence do not worry about the returns. Due to good connectivity of the area.. all the projects are benefited, hence do not worry about that!

Hello Bhaumik, As it is a prelaunch project by SG Estate Ltd. They are waiting for the approval by the authority. And will hopefully will launch in April month as per the conversation made with the executive. The expected date of possession for this property would be around March'2017.

Hi Nitin, Sultanpur Road is a developing area in future. It has been pass as a 4-lane highway by NH road. The major Real Estate players like Ansals, Omaxe, Emaar MGF etc. are already running there projects there successfully. There are some educational institutes like SMS, Saroj, Sharda are also situated here. IT is well developing locality and situated nearby Sushant Golf City having a distance of 15 km from Wallmart Retail, situated approximately 13 km away from the site. Adjoining to NH-56 opposite Sainik Dhaba. In October-December'2012 the property price in that area is 2820/sq.ft but after one and half year the rate is 4800/sq.ft. It indicates that the footfalls of the property customers in high demand that raised the rate so frequently.

Vatika Seven Lamps is under construction and the project is expected to get completed by end of this year. Vatika The Seven Lamps include 1BHK, 2BHK, 3BHK, 4BHK and 5BHK flats and penthouses, all expanding on a land area of 1298 square feet to 4567 square feet respectively.

No I have not booked an apartments but I have checked the project. The project will have 2280 apartments and it has been approved by all the leading banks. The price of the apartments starts from Rs 16 lakhs.

Hi Mr Bhaumik, If no deeds of transactions are registered in respect of a property nil encumbrance certificate is issued in Form No.16. If Certificate is issued in this form, it means that there are no registered transactions / liabilities on the property for a given period of time unregistered transactions are not included in this certificate.

Hi Mr Roy, Yes I heard the news , GDA going to launch a new housing scheme in Rajnagar extension, Ghaziabad and the project for the housing scheme will be constructed over 20,000 square meter land. The GDA developers will construct G+10 and G+12 floor group housing towers, 2 BHK and 3 BHK flats will be developed in these towers. This new scheme by GDA is expected to launch in New Year.

Hi Payal, According to me, yes this pact/contract will definitely be help full for both builders & buyers . It's like avoid litigation & get full authorized conformed idea about what ever residential project you are going to buy/invest. Apartment owners in Ghaziabad have asked the Union ministry of urban development to formulate a model builder-buyer agreement that reduces disputes and litigations in housing projects in the city.

Hi, Can someone please confirm the current Service Tax applicable?Builder had apparently increased ST from 3.65% to 4.35%. This is mainly because Central Govt increases ST from 12.36 to 15%. Previously when ST was 12.36% it was 3.09% then BJP comes increase tax to 14% then it becomes 3.5% ... Now there is Krishi Kalyan and Swach bharat added which increase up to 15%. i am agree with Sekhar......Now-a-days, it is very difficult to trust any builders bcz of their bad reputation in the market. Since booking, home buyers have to wait for long years to wait for their flat possession. Sometime if they are getting their flat on time then amenities are not same as the builders promised during booking. Unnecessary and hidden charges has also become tradition in this market. In this condition, if a builder is maintaining their reputation is really recommendable.

Hi, If you really want to investment in property in Noida or Greater Noida, i would like to say that wait for at least 6 months. Recently, real estate market is very slow and lot's of inventory pile-up in the NCR region. And most importantly, Real Estate Regulation Bill and demonetization has badly effected this sector. It is expected that the 90% of the deal in real estate market is in black money. After demonetization, construction work on many projects in NCR region will stop due to money crisis. So, if there will be no buyers then builder is impelled to low their flat prices which can benefit you in the coming month.
Yes, there is no doubt about the Gaurson's credibility. This developer has well maintained its reputation in NCR region and win the trust of thousands of home buyers. There are many buyers who has booked their apartments in 10 years back are still waiting for their flats possession but this builder has maintained his credibility and offered possession on time. There are few projects which are delayed by a years due to govt. approvals. Secondly, there is no negative reviews against this developer. They have successfully delivered many projects in and around NCR. Till date company has successfully delivered more that 15 project in Delhi/NCR region.

Hello Bhim, Yes, you can go with this project as this project has UPRERA approval. As per RERA guidelines, if a project is under construction, it will have to register with RERA otherwise, it will be considered as illegal. They added that the waiver will also be applicable to personnel of the paramilitary forces and the tax waiver will start from the current financial year (2017-18).
