Hi all, I am not financially prepared to take the burden of EMI or pre-EMI and that is the reason I had booked the flat under pre-EMI scheme, thinking that I dont have to worry about EMI till possession. Now I have lost my "peace of mind". What should i do? As the project is 1 and half years delay.
Hi Abdul, Even i have heard some bad feed back of this builder. Lot's of residents owner who has booked their flats in 2010-11 are asking for their refund. My suggestion to you that contact a good legal adviser and follow their advice and pressurized the builder for the compensation.

Well Tarak, You should not be paying more than Rs.5000-10000/sq-yard depending on the location of the plot and the area/hmda layout etc., If someone is asking/sq yard, stick up your middle finger. Adibatla has SEZ that increases scope of investments from the workforce employed in it. More IT companies are coming in which will further increase in employment. Adibatla is far from the city hence has potential to develop on its own in the coming years, especially because of upcoming big IT companies, such as TCS, Cognizant.

Gachibowli is a really nice locality. I work in HITEC city, and I still prefer staying here. The distance is not so much, and the roads are wide and good. The place is very safe, secure and residential, in spite of all the commercialization. There’s a Pullela Gopichand Badminton Academy here. The public transport is really good too. The APSRTC buses numbered 216 and 217 run frequently connecting this locality to Mehdipatnam and Koti, which are the proper cities. Hello. The phase 1 and phase 2 of the Prajapati Elite have been ready to move in and they have since had no poroblems as far as I know regarding the maintenance issues. but I think there is a little water scarcity that is going on in the Miyapur area.

Yes nagesh, The municipality has a target to collect almost Rupees 1,500 crore by the end of the next 45 days. so now they are acually doing something about it and are issuing some notices to the major tax defaulters in the city.

Hello Pradeep, yeah. the state government is considering property tax exemption for residential properties which pay Rs 1,000 per year. The state Government is doing this because the Greater Hyderabad Municipal Corporation elections are coming up soon.

Hi Kiran, Recently I have visited the project site and I see good progress from my last visit. Temple work also seems to be nearing completion. Looks like they are also doing some ground work for the landscaping as well. A few supervisors I spoke to say that handover might be in sept 2015.Amenities work is not started yet.

Yeah, it is taking a long time. Land Regularisation work is giving a hard time to officials of Hyderabad and Ranga Reddy districts and in spite of their best efforts verification and scrutiny of applications under GO 58 is taking an exorbitantly long time.

@ Yadav, There is no specific guidelines on who will pat the VAT and service tax. Buyers say that as per court ruling it has to be paid by the builder for under construction flat But the responsibility of builder is to deposit the VAT and Service Tax with govt. Hi , I think once should know various think in terms of VAT and service tax as follows: 1. Land cost is exempted from both VAT and Service Tax. 2. VAT and Service Tax is not applicable on Ready to Occupy flats. 3. VAT & Service tax should be specifically mentioned in the sale agreement and which party will bear this cost. 4. Service Tax is not applicable on single residential unit i.e. independent house, villa or bungalow. 5. Service Tax is not applicable for low cost housing with carpet area of upto 60 sq. mt. per house in the housing complex but subject to approval from concerned authorities.

Q: I am an NRI from USA wanting to sell property in Hyderabad. I am coming to Bangalore next week. Can I register GPA in favor of my brother? Is Karnataka registered GPA valid in Telangana? Is there any time duration?

Special power of attorney is used for transfer of a specific right to the person on whom it is given and the GPA authorizes the holder to do whatever is necessary.

Hi, You may consider Eco Valley in Chandanagar, which is a pretty decently priced community with excellent location (within 10 KM of Hitech City, Gachibowli, Pharma, Patancheru hub). Right Ramya, This locality is also well facilitated to proper access to shopping, retail, restaurants, schools, functional halls and a lot more. The stretch between Uppal – GSI Bandlaguda and LB Nagar is also famous for Ganesh Idols during Hindu Ganesh Chaturthi festival. Nagole is witnessing tremendous growth during the recent time with heavy investments in real estate.

Q: We were searching for a property in kondapur area. Came to know about Kranti Vanam project through one middle man. We understand from sources that the plots are sold by some people are illegal. Some plots title deeds are manipulated and lot of middleman, politicians made double registrations and created false documents etc. Even read in this board that parks are also converted into plots and registered by making false documents. Can anyone please suggest any other good project near kondapur which is reasonable and hassle free as we have dropped buying at Kranthi vanam for sure. thanks

Yes, try to check out plots behind Chirec School i.e Madhava Hills, Prabhupada, HAL Layouts. You can get some good plots in these layouts. But double check!!!! In these layouts also some survey Nos are in litigation. Do your own due diligence before investing anywhere in India.
