Hi Jitender, yes this project has time linked payment plan. This plan is like 40:30:30. This means :- Booking amount- 10% of basic sale price, With in 30days from booking- 10% of basic sale price, With in 45 days from booking- 20% OF basic sale price+50% of other charges, Casting of 19th floor or 6th month of booking date- 30% OF basic sale price+50% of other charges, On offer of possession- 30% OF basic sale price+50% of other charges. This is how 40:30:30 payment plan works.

Hi, the price they are quoting is Rs 2950 per sq ft and also you have EDC. Like parking charges, maintenance charge and other EDC. This charges are not included in the BSP.

The reason is very clear , due to thehighways, investors and urbanization. A single highway cross one farmland and the price of the place becomes double due to the connectivity ! A small commercial complex comes in with a radius of 10 km ... the village opposite to that will experience a hike of price! The project was initially conceived as a collaborative venture between real estate developer DLF and Infrastructure Leasing & Financial Services, or IL&FS. Q: Hi have heard a lot about Sohna Road but not much about Gurgaon Pataudi Road , whereas I have gone through news and reports which says,this is one of the five hubs of development in Gurgaon. Commercial hubs are providing direct and indirect employment to approximately half a million people. I would like to have some good discussion over this topic.

Yes i agree Gurgaon Pataudi Road is an investment prone area for now. Secondly, in NCR all the areas are growing, none of them are developed totally. With new residential projects the areas are getting developed day by day. According to the new Gurgaon-Manesar Master Plan 2021-25, the availability of land for development has opened up huge possibilities, mainly in the new sectors along Gurgaon-Pataudi Road, which has a decent chance to emerge as a growth corridor in the near future. For end uses. the positive points are : # Greater Connectivity with all over NCR areas # Green Land all around # Industrial belt coming up # Till now no traffic issues, as its an Highways The negative point end users should keep in mind are: # No grocery shops available # Area is under developed # It will take 5-6 years for proper development.

yes you are right Ishika.... they are offering club house, gym, swimming pool, spa, sauna and jaccizi, kiddos play area , multi purpose room as well as tennis and badminton court to name a few... the towers will have 16 stories with high speed lifts and earthquake resistant strutcure and modern security system with CCTV monitoring as well.

hi, i remember that the project was announced in 2008 and the work is still going on....hasnt this been pending for quite long??? guess it was almost 90% sold out then only...
well look at the positive side, the builder has the penalty clause nad they will be paying us for the delay happening. Well without the roads it will be very difficult to access and shift the things as well... so i guess it is ok ... i visited their site and found that the work is mostly finished. hopefully bythe year end we can get possession.

Well Rajesh,the builder has mad ea good reputaion for himself in the market and the project is located around 1.5 kms on the sector roads and near the expert import zone and infront of the japanese zone... there is a huge demand for houses and flats in neemrana and this is a good time to invest here...

Well, They have options in 2 bhk, 3 bhk, and 4bhk and the sizes start from 1090sqft - 2435sqft. The approx price of a 2 bhks is around Rs 92Lakhs+other charges and will come to round about 1 Cr(all inclusive)

Well Manish, the area is very well located and with excellent connectivity and the property is sure to appreciate in the future. This is amongst the developing sectors and in a time frame of 5-6 years after the projects are completed and other facilities come up this will be a good livable area.

Hi Guys, As per news, with Haryana government saying provision of 31,736 flats beneath the economically weaker section and affordable housing classes in Gurgaon on Wednesday, common man's hope for owning a home unit within the Millennium town stays afloat.
@ Ruchi, In my point of view, notably, around 3,190 CLUs were issued across the state throughout Hooda regime. Largely, the CLUs are issued for Gurgaon, Faridabad, Palwal, Sonipat, Rewari Rohtak, panipat and Karnal within the urban center region (NCR) and Panchkula, Hisar, Ambala and Kurukshetra.

Hi Ishika, Resale properties are not cheaper. In the larger cities, new residential property supply is scarce or non-existent in many central locations. In such areas, there would not be a question of discounts on resale properties. Discounts are more prevalent in areas where the market is more competitive. That said, resale properties are sold either by the primary owners or by investors. As such, there is a higher possibility of flexibility in payment terms.
@Ishika, There are certain challenges that a buyer of a resale flat may face. This could include lack of proper chain of documentation, especially in cases where the property has changed hands more than a couple of times in the past.

Hi Arvind, As per my knowledge, farmers who withdraw their legal petitions get the hiked compensation. YEIDA authority had notified and acquired 40 villages in the first phase. And there are some pending issues are with the farmers. Now authority are taking up farmers issues phase-wise. In the first phase they have entertained issues of Raunija and Nilauni Shahpur.
There are some misleading informations are floating in the market that the authority has to pay, four times compensation to the farmers, however the new land acquisition act will be implemented in those cases in which the authority has acquired after January 1, 2014. Till now YEIDA authority has distributed around 15 to 20 crore to farmers & have taken possession of around 54 hectors.

Q: Hi Everyone, I am planning to buy a resale property in CHD avenue sohna road gurgaon. Ive been told by the builder and property dealers that there is 60 ft wide sector road which is going to come up from subhash chowk to CHD avenue in a years time. As of now the entrance is from the back side of the village which doesnt have a good approach. I wanted to know that how can I confirm whether this road is going to be constructed or not and if yes then by when would it be completed.

Still if you want to make sure whether it is happening or not you can verify in registry office or municipal corporation office. Did you cross check with already existing property owners of that location ? How about discussion with owners of CHD avenue? Q: I heard from news, National Consumer Disputes Redressal Commission has taken action against real estate company under builder buyer agreement.

Hey Nishant, As per a senior DTCP official, they had gotten various objections about conflict in the procedure for giving OCs, particularly for the new sectors of 58-115. DTCP official also said that ,there have been cases that builders have sold projects to purchasers on the excuse of having substantial occupation certificates, however in a few cases, the certificates were conceded without water or force supplies put set up, as on account of sectors 68-80.
Hi Mr Nishant, As per my knowledge, the Punjab and Haryana high court in January had requested a halt on occupation certificates in Sectors 68-80, which don't have any approved water connections or related infrastructure set around HUDA, DTCP was encouraging huge illegal buy or extraction of groundwater by builders as well as developers.

Hi Mandy, As per my knowledge, additional charges should be given to the builder at the time of possession. If you will check your payment plan , then you will get a clear picture about this. Like as per 10:80:10 plan, you have to pay 10%+ additional charges at the time of possession. Otherwise as per exclusive payment plan, you have to pay 40% + other maintenance charges at the time of possession.
Well I agree with Vrinda. However it is the moral responsibility of buyer to check the sale deed first before paying any money to builder. While discussing about the project with builder ,you must ask for price split up. By this you will ensure how much you are paying for what.

@Karthik, NO, the construction work has not started yet and will start soon. As far as approval is concerned, if they have the required approvals then project has started. Project approvals are very lengthy process and it takes some time. HI Saran, As per their sales guy, expected date of possession will be Mid 2019. As far as bank loan is concerned, almost all the leading banks and financial institutions are offering loan for this project.
