Recently I read somewhere that now East Bangalore is taking over North Bangalore. Is that true?
I do not think so....It seems planning is going on for a new metro route the Nagawara-Kempegowda International Airport which will be 25-km line as part of Phase-III. Another line will runs from Hebbal to Central Silk Board will provide access to all points on the ORR until Hosur Road. There are many infrastructure projects in pipeline.

As far as I know there is no legal issue with this project and it has got approvals from BBMP. You cannot really compare this project with any small builders.

Hi Shivaprasad, Kolte Patil’s project called “Mirabilis” in Horamavu, off Banaswadi, Outer Ring Road (ORR), which connects Hebbal, Manyata tech park, Baghmane tech park, ITPL, Old Madras road, Whitefield and International airport. It is just 1.5 km from Outer Ring Road.

I agree with Mr Armaan but you can also check your for Bannerghatta Road, which is one of the first location in Bangalore to house some of the most prominent MNC’s, has come up as a residential hub and has witnessed rapid growth. Bannerghatta Road is also favoured owing to its proximity to Koramangala. Affordable land prices and availability of Cauvery water have made the area the preferred destination by those employed in Electronics City and Bannerghatta Road. This location is also favoured by second home buyers.

Hi Manju, I had called the sales person to know the availability they are telling that 4 BHK villas are available for sale and the price is around Rs 1.50 crores with registration. All the row houses are sold out as there were only 80 row houses in this project but there are villas available for sale. It is expected that the possession will be December'2014.

As far as I know the project has been approved by MPA - (MALUR PLANNING AUTHORITY). Xotic Anthea is 26 acres of integrated township. You can avail up to 75% loan from the Bank. The project has been pre-approved by the following banks:- Axis ICICI First Blue Home Finance

BBMP started establishing waste processing units in villages as per Revenue Department issued a notification identifying the village for setting up of a waste processing unit in June, the land acquisition process has just begun. Hi Mr Dhiraj, As per my knowledge, Mumbai defines not just Dalal Street or Bollywood, but is the nerve centre of finance, films and FMCG, the city is the centre of economics. More and more prospective buyers bank on Mumbai as an investment destination for the same reason. There is scope for sizeable rental returns - from Rs 18,000-50,000 per month depending upon the location.
@ Dhiraj, Think IT and the Silicon Valley of India comes to mind. The city attracts the tech-crowd from all parts of the country. Bengaluru has the credit of being the most favourable South Indian city in terms of cosmopolitan culture, new jobs, investment and businesses as well as progress with respect to industry and infrastructure. Young buyers who would have spent all their life in some city in the North willingly choose to invest in Bengaluru.

Kanakpura Road is a good locality and the government is planning to widen the 60 ft road from Sarakki to NICE Corridor to ease the traffic. By 2020, the Metro Rail from Majestic to Puttenhalli and there after to Nice Corridor shall be completed. The project is still in pre launch stage so not sure if the builder is going to provide OC or not. I have received a copy of acquisition certificate from builder and seems that is issued by Gram Panchayat. Not sure whether Gram Panchayat has any rights to give OC, specially when the Layout is approved by BMICAPA
Usually BBMP issues the Occupancy Certificate not sure if Gram Panchyat has the right to issue OC.

Q: I was luking for a good apt project close to airport and city side and came across Central park from Nitesh estates, it has a nice location. But I wonder if there is any apartment left for boooking! In the meantime, I would also see other properties in that area . After that will decide...

Nitesh Estates is by far one of the most successful builders in Bangalore. But that's where the catch lies. The success and all the other buildings have been laid on the money looted from common man. An extremely unethical company with no professionalism either from the CRM or the Finance team. The rest of the management , of course, is not within anyone's reach. I booked a flat in Nitesh Estates British Columbia last year on the 15th floor. I paid a booking amount of 5.76L and i was told after a few months that they didn't get permissions for that floor. I didn't want any other flat and so chose to withdraw my application. It's almost been an year and they still haven't given me back my money. This is how they exploit and harass. I would wonder why 5.76L would be such a big deal for them. Even if it is, who cares? It's not their money, so they ought to return it. But principles like those apply for ethical people. People without greed and with right conscience should boycott such buil

Yes this is their first project... About approvals it was told to me that the project has got approval from BMRDA and HDFC home loan. It is a A Khata property and and gram panchayat is going to provide OC for this project.

The project is expected to get completed by March 2017 and the rate per sqft going on is Rs 4100 plus taxes. The price of the apartment starts from RS 25 lakhs on wards.

Q: I am a doctor looking to move in or near Electronic City with my family. I have been looking for flats and apartments online and I have found The Greens to be very appealing.It looks like a vicinity that my family would really enjoy and a place we would settle down comfortably in for years to come. I have spoken to a few of the staffs numbers listed as well and I had very pleasant conversations with them as well. I am almost certain I want to move in whenever feasible.

Q: I have been teaching in many schools and sometimes corrections can really give a lot of stress. I am going to be teaching in an international school in E city and I cant afford to be living away from it. So taking an apartment in the Greens seems to be the best idea. It is a nice apartment building from the images on the website and the managers who I called also seemed very polite. I wont have too much stress travelling from work to home and that is my number 1 priority anyway.
